Come and enjoy the San Francisco Peninsula in our Craftsman style luxurious home. You'll love the comfortable feel of this place. It's light and bright and so cozy. We offer three bedrooms and 2.5 bathrooms. You'll see the details and the condition of the home are superior. Minutes to downtown San Mateo and Cal Train. Short drive to high tech companies and all San Francisco has to offer. Please don't book this house if your intention is to do anything other than quietly enjoy the home. The space This home has such a nice vibe. It's cozy and comfortable and you'll feel right at home. Wonderfully preserved and updated Craftsman style architecture. Modern kitchen and completely modernized bathrooms. ~~~~~~~~~~~~~ABOUT ALL OF OUR HOMES~~~~~~~~~~~~~~ ~KITCHENS are equipped with all plates, glasses, cups, utensils, pots and pans that you would need. We most often include extras like woks, rice makers, various coffee makers (Keurig type, pot, French press), electric water kettle, toaster, blender etc. If we've missed something, please just ask us. ~BEDROOMS-- you'll find no less than two pillows per person--with a variety of thicknesses and styles. There will always be plenty of extra blankets. We offer fleece blankets, down duvets, down alternative duvets, coverlets, throw blankets. Again, if you're not finding something you were hoping for, just message us. ~~~~~~~~~~~~RESPECTING THE HOME~~~~~~~~~~~~~ The Airbnb Policy requires that guests show a respect for the home and are expected to leave it in relatively the same condition they found the home. ~~~~~~~~~~~~ENERGY CRISIS~~~~~~~~~~~~~~~~ California is in an energy crisis. The expectation is that you will conform to the state suggestion for in home temperature maintenance. The thermostat is pre programmed. Winter: between 68-72 daytime, lower at night. Summer: 75-78 in the daytime, nighttime will never be a problem (our temperatures really dip at night, even in summer) If you consume excessive amounts of energy and the bill is more than $10 per day, the excess can be charged separately. In our experience, if people run heaters or A/C at extreme temperatures it could cost an additional $15-$25+ per day. ~~~~~~~~CLEANING~~~~~~ We have pledged to pay our cleaners a Living Wage. We strive to provide you with a clean home; keeping your cleaning fee low, while respecting our local labor force. Our basic cleaning service includes cleaning and sanitizing the home and laundering the sheets and towels. It does not include a daily linen service or a deep cleaning, nor does it include washing mounds of dishes, scrubbing pots and pans, flattening piles of shipping boxes, cleaning a greasy stove with burnt on food, removing food or smoke odors, etc. ~~~~~~MID-TERM STAYS AND CLEANING~~~~~~ If your stay is for 3 weeks or more you will be charged additional cleaning fees. This cleaning fee will be charged thru Airbnb after the original booking has gone thru. We have to do it this way because Airbnb does not offer variable cleaning fees depending on the length of stay. We can offer two options: 1. You can agree to pay for a deep cleaning at the end of your stay. It will be an additional $120. We do this because after a lengthy stay, there is always an additional cleaning burden that is not the same as after a one week stay. 2. You can agree to have periodic cleanings during your stay. The periodic cleanings would be each 3 weeks and will be $100 for 2 hours of cleaning. Linens will be exchanged at that time. Guest access You have full access to the entire house. Please respect the people that live close by. The home is for you alone, but there is a completely separate upstairs unit with one quiet occupant. There is also a backyard cottage on the same lot, but it is completely fenced off and you won't even notice it. One occupant lives there. We do live close by and can be in the home within a few minutes if necessary. Our neighbors are friendly, but we always ask that you respect that they live in the neighborhood all the time and appreciate quiet guests. We want to honor the Airbnb philosophy of guests "belonging" everywhere. Other things to note ~This home is officially one part of a duplex. You are renting the large main home for you alone. At some point in the 100 year history of the home an owner decided to make the upstairs portion into a second unit. The downstairs is the main home and is completely self contained, as is the upstairs. You probably will not hear the upstairs neighbor since the home is built much more solidly than nowadays. The front and the backyard are for your exclusive use. ~There is no driveway parking, but there should be plenty of street parking directly in front of the house. ~~~~~~~~~~~~~~~BASE RATE PRICING~~~~~~~~~~~~ We have a base rate and then extra guest fees over a particular number of guests. Please be sure to have the correct number of people in your search, so that you get accurate pricing from Airbnb. ~~~~~~~~~~~~~~Airbnb ID Verified account~~~~~~~~~~~~~ or photo ID required for ALL adults who are entering the house ~~~~~~~~~~~~~~~GUESTS AND VISITORS~~~~~~~~~~~~~~~ Only registered guests are allowed to access the home--no gatherings, parties or events--Airbnb has come down on this violation. You can't have extra people in the house, even if they aren't spending the night, unless they are approved before their visit. ~~~~~~~~~~~~~~MAIL, PACKAGES and DELIVERIES~~~~~~~~~~~~~~~ We do not have the staff or time to assist in deliveries. You cannot use the home address to receive mail. Many of our homes have the mailbox removed. Using the home address is a step towards trying to establish tenancy and we do not allow that. There are local services where you can rent a PO Box or have packages delivered to an Amazon Locker. ~~~~~~~~~~~~~~ELECTRICITY~~~~~~~~~~~~~~~~~ The State of California expects residents to act responsibly with electricity usage. Our energy costs are high and are tiered--meaning the more you use, the more we are charged per KWh. If we are alerted to excessive and careless energy use, you will be charged for the additional charges. Turn the heat or A/C off when you are not in the home. There is usually no reason to have the heat or A/C on at night. ~~~~~~~~~~~~~~~SECURITY CAMERA~~~~~~~~~~~~~~ There is a Ring security camera with sound, outside the home at the front door, pointed towards the driveway and the only pathway leading to the entrance of my home. It will be turned on during your stay. BOOKINGS CAN BE CANCELLED WITHOUT REFUND FOR CERTAIN BREECHES IN HOUSE RULES
