This circa 1900 home combines modern updates and convenience with outdoor space and historic charm. Settled within easy walking distance of some of the best sites in Richmond, the apartment is perfect for tourists, long-term stays, and everything in between. The Annex is a separate unit (with separate entrances and a private deck) that contains two spacious bedrooms (one fully enclosed, one a private upstairs loft), a comfy sleeper sofa, two full bathrooms, and a well-equipped kitchen. The space The location: The Annex is located within close walking distance from some of Richmond’s most historic destinations and best restaurants. Walk to St. John’s Historic Church. Alewife and Grisette, two of Richmond’s best restaurants, are a 2-minute walk from the house. Take a stroll through Libby Hill or Chimborazo Park, each a 5-minute walk away, to see a beautiful sunset — or enjoy the sunset and views of the city from the apartment's upper deck. The Virginia Capital trail trailhead, offering biking and walking options along the river, is a 10-minute downhill walk from the house through Libby Hill Park. The space: KITCHEN: The kitchen includes a dishwasher, stove, microwave, full refrigerator, and coffee pot, and we provide amenities like plates, glassware, flatware, and storage containers for leftovers. Salt, pepper, coffee and tea are also provided. The kitchen is on the second floor, so please plan on using the stairs to gain access to the kitchen. BATHROOMS: There are two full bathrooms in the unit, each with a full walk-in shower. The ground floor bathroom is en-suite with the ground floor bedroom; the second bathroom is on the second floor directly off of the kitchen. BEDROOMS: There are two distinct bedroom spaces, one on the ground floor and one on the third floor “loft”, which is quite private. Each bedroom has a double bed and AC. There is a third pull-out bed in the living room (see photos), which guests are welcome to use! LIVING ROOM AND ENTERTAINMENT: The living room is equipped with a sleeper sofa to accommodate additional guests. For entertainment, there is a TV that guests can use to sign into Netflix and Amazon. We also offer high-speed, wireless internet. Please be aware: The apartment is spread across three floors, with a ground-floor entrance, living room, bedroom, and bathroom, a second-floor kitchen and bathroom, and a third-floor loft. To access the kitchen and third-floor bedroom, guests MUST use stairs. The stairs are somewhat narrow. Supplies and amenities: The rental contains coffee, tea, oil, salt, pepper, dish soap, dishwasher tabs, and basic cleaning supplies for tidying. It also includes hand soap and shampoo and conditioner. Outdoor space: The outdoor space is available for guests to use. There is a lower patio that guests are welcome to use, and a private upper third-floor deck that is reserved only for guest use. Please refrain from using the middle deck (the deck located directly off of the kitchen). Please also note that the yard is shared with the main house, and that the owners and two (friendly but vigilant) Border Collies may be in the yard. Guest access Guests have the whole unit, which has a separate keypad entrance. Guests also have exclusive use of the third-floor deck. Guests may use the yard with the understanding that it is shared with the hosts and their wild little border collie! Please refrain from using the second-level deck, which is the host family’s. Other things to note Check-in is at 3PM and check-out is at 12PM. Please note that this is a no-smoking property, and smoking is not permitted inside OR outside the apartment anywhere on the property. Guests who smoke outside in the yard or on the deck will not be permitted to stay, will not be refunded, and will be charged accordingly for residual smoke smells inside the apartment. Guests who bring residual cigarette smells into the apartment or who smoke directly in the apartment will also risk a fine and a negative AirBnB review. Unfortunately, we have to be strict about this, as it can be difficult to remove lingering cigarette smells -- even ones from guests who have smoked outside and then come inside -- in between guest stays. As noted above, the unit is arranged on three levels, with an entrance, living room, and bedroom/bathroom suite on the ground floor, the kitchen on the second floor, and a bedroom and deck on the third floor. While the living room, bedroom, and bathroom are accessible from the ground floor, please be aware that some stair-climbing is necessary to get to the kitchen, upper bathroom, and/or upper bedroom. The hosts live in the front unit of the home. The annex is attached to the main house where the owners live; while the apartment is separated from the main house and has separate entrances, please be aware that the hosts live on the premises and may at times be in the yard -- possibly with their Border Collie, who is very sweet but who may bark upon seeing you for the first time.
