This spacious split level home has been renovated into a beautiful, comfortable, and relaxing space to be enjoyed with friends and family - and boasts lake access and 20 acres of private land! The chef's kitchen and open floor plan makes the upstairs living area not only enjoyable to live in, but very functional. The attached back deck and grill, overlooking the fire pit make for a magical evening, complete with string lights. The house offers 6 bedrooms, 3 full baths with double vanities, and a laundry room. The downstairs living area features a gas fireplace for easy cozy vibes, a 65" TV and ample seating for enjoying streaming movies and TV. All bedrooms except the bunk room have a 43" TV in the room. We have access to Netflix, Hulu, Amazon Video, and Disney, however we do not have cable. (Unfortunately at this time the gas fireplace is not operational. We apologize for the inconvenience!) Note on the bunk room - due to new short term rental regulations from the town, we are no longer able to sleep 4 people in the bunk room. In the pictures, however, you will see 2 bunk beds (4 beds in the room). As a result, we have lowered our occupancy from 14 people down to 12. We apologize for this inconvenience. This special property sits on 20 acres of private wooded land which provides a pin-drop quiet escape from the hustle and bustle of daily life. The 46 foot long front patio provides a sunny spot to enjoy your morning coffee or read a book looking over the newly started apple orchard. The level back yard provides a perfect area for lawn games, which we have stocked in the garage for use. The back deck includes a grill, string lights and a large outdoor table and chairs so you can dine alfresco. When the sun goes down you'll enjoy building a fire in the fire pit and relaxing in the Adirondack chairs while roasting marshmallows and looking up at the stars. LAKE ACCESS - Across from the driveway you'll have private lake access down a gravel path. We have provided 2 stand up paddle boards and 1 kayak so you can paddle around the lake and enjoy the water. Lakeside we have a cleared area with seating and a table so you can bring what you need from the house and stay for hours. There are pool floats in the garage that can be brought down to the lake and you can use our gorilla cart to wheel down your belongings, coolers, and towels for the day. While fishing supplies are not provided the lake is excellent for fishing and we invite you to take advantage of that during your stay. The lake is a small, non-motor lake and is not deep enough to swim in most areas. LUXURY AMENITIES - We are not your typical Airbnb - we offer all of our guests premium products to use during their stay including shampoo, conditioner, body wash, and body lotion from Public Goods. All of our bedding and bath linens are high end and sourced from Brooklinen, based in NYC! And to make sure you have the best night's sleep we offer all Helix luxe mattresses, with 2 firmness levels among the rooms. WORKING REMOTELY - The downstairs family room has a desk, chair and monitor that can be used as an office during your stay. We also have 1GBPS ultra high speed internet that will support video conferencing. Come work a few days or stay a month taking advantage of your new remote office! COOKING CONNOISSEURS - this house is for you! As food lovers ourselves, we've taken pride in stocking the kitchen with cooking equipment that you'll enjoy using. We also have an easy to operate Weber gas grill. LOCATION The house sits 5 minutes away from downtown Livingston Manor and Route 17, up a mountain road. This road is quiet, but typically has lots of deer and can get foggy from time to time. The road is well marked and paved but we want to make sure all visitors are aware so they can be cautious as they drive to the house. CHILDREN There is a staircase that opens into the main living area. The railings are quite thin and do not work with a traditional style baby gate, meaning the stairs cannot be easily blocked off. Please take this into account if booking with small children. LANDSCAPE MAINTENANCE If you are booked to stay spring - fall please know that our landscaping crew will be tending to the lawn (typically on Fridays but dependent on weather) so please plan accordingly. If booking during the winter months we will have a plow service clearing the driveway when there are large amounts of snowfall. FIREWOOD The fire pit is provided for those that are comfortable operating and experienced in doing so. If you'd like to use a fire starting log they can be purchased at Peck's Market in town. We’ve stocked firewood in the garage for your use and hope you enjoy it! TRASH & RECYCLING Trash & recycling cans will need to be taken to end of driveway on Wednesday evenings for weekly trash/recycling pickup, please plan accordingly. PETS We understand that dogs are your family, and we welcome them at Trojan Lake Estate. We prefer dogs that are seasoned travelers and won't show signs of stress (chewing, digging, etc) due to being away from home. PLEASE NOTE: we charge an additional pet fee for our four legged friends and that is outlined clearly in our house rules. This is so our cleaners can perform an extensive clean after any pet has been staying with us and to put towards the normal wear and tear from animals so we can keep the property in tip top shape for everyone. As outlined in our security area we have exterior security cameras, so if you bring your furry family member with you, please add the pet fee to your reservation at the time of booking. BIKES We currently do not have bikes available but you are welcome to bring your own. There is ample space to store your bikes in the garage while you are staying with us. There is ample parking available at the house. Unfortunately, this property is not easily accessible by public transportation. During winter time the roads are typically plowed and well kept, however sometimes if there is fresh snowfall that hasn't been taken care of yet, the road down the mountain (from the house into town) can be a bit slippery. You would just want to take your time on the way down, but it might feel uncomfortable for 2 wheel drive cars or drivers who aren't used to driving in these conditions. **For guests with electric vehicles**: Though our house was fully renovated and most of the electrical wiring was replaced during that process, we still have a limited amount of capacity for electrical devices. When we've previously tried to charge electric vehicles at the house the breaker continuously trips and a charge is not able to occur. (The vehicle had to be towed from the house because of this.) Therefore we recommend you do not plan to charge any electric vehicles at our house. However, there are 2 charging stations within a 10-15 minute drive from the house.
