Whether you're here for beach club afternoons, cenote adventures, or simply soaking up the Riviera Maya sun, this condo gives you a private, comfortable base with no car required. ⠀ Living space The main living area is arranged around two comfy sofas, an armchair, and a coffee table, all oriented toward a flatscreen Smart TV with standard cable channels and streaming capabilities. Slide open the doors and the living space extends seamlessly onto your private terrace, where additional seating lets you take in the pool activity below while staying in the shade. It's the kind of flow that makes a longer stay feel completely natural. ⠀ Kitchen & dining The fully-equipped kitchen has everything you'll need to prepare home-cooked meals - a stainless steel induction stove, oven, refrigerator, microwave, coffee maker, toaster, hot water kettle, and all the cooking basics, dishes, and silverware. A breakfast bar doubles as a quick bite spot or a laptop-friendly workspace. Nearby, a dining table seats all 6 guests comfortably for any meal of the day. ⠀ Sleeping arrangements The condo accommodates up to 6 guests across two bedrooms and a common area sleeping option: Bedroom 1 - 1 King bed Bedroom 2 - 2 Single/individual beds Common area - Double/full sofa bed Each bedroom has room-darkening shades, clothing storage with a closet, hangers, and a safe for valuables. Both full bathrooms are stocked with hair dryer, almond and olive revitalizing shampoo, body soap, and hot water. ⠀ Rooftop terrace & pool Head up to the rooftop and you'll find a private mini pool alongside a shared adults-only infinity pool with ocean views. Sun loungers and plenty of shaded seating make it easy to spend the day up here - alternating between a dip and a rest, with the Caribbean horizon in front of you. ⠀ Practical details The building includes an elevator, a doorman, and 24-hour building staff for secure, easy access throughout your stay. Exterior security cameras are in place in hallways, the parking area, pool area, and common areas. Paid parking is available within the condominium facilities (subject to availability), or at surrounding paid parking meters. A paid pack 'n play/travel crib is available upon request for families traveling with little ones. Long-term stays of 28 days or more are welcome. ⠀ Location You're just 2 blocks from the beach and 2 blocks from 5th Avenue, putting cafés, bars, restaurants, boutiques, nightlife, and people-watching right at your doorstep. Shopping malls like Paseo del Carmen, Quinta Alégria, and the shops at Calle Corazón are nearby, as are a Super Walmart, Mega supermarket, and convenience stores. Popular beach clubs - Mamitas, Zenzi, Lido, Coralina, Encanto, and Martina - are all within easy reach. Beyond the beach, the region offers snorkeling, scuba, paddle boarding, eco-parks with underground rivers, ancient Mayan ruins, cenotes, private yacht tours, fishing charters, golfing, and easy day trips to Tulum or Cancun. Guest access Upon arrival, you will need to pass by the reception area to register and sign the building rules. Then, you will access the condo by using a code to access the keys in the lockbox. Full check-in instructions will be provided before your arrival. Other things to note Guests must climb stairs. There are security cameras located in hallways, parking area, pool area, and common areas belonging to the building. There may be potential for normal city noise as the property is located downtown. Wi-Fi, Smart TV, bed linens, towels, and use of the pools are all provided free for guests during your stay. Electricity is included for stays fewer than 28 nights. For stays of 28 nights or more, you’ll need to pay for electricity usage from day 1 of your arrival at $5 pesos/KWh consumed. The meter will be checked on the day of your arrival and again on departure. Please be conscientious of what you consume and always turn off lights and the AC before leaving as it consumes the most. There is no daily housekeeping service but a mid-stay cleaning service can be requested for an additional fee. We provide essentials like toilet paper, soap, shower gel, shampoo, paper towels, trash bags, and dishwashing soap to get you started. Just note that these starter items are not replenished. Guests will be requested to sign a Rental Agreement upon booking confirmation. A security deposit may be required prior to arrival or at check-in subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met. Lastly, long-term stays are available. There’s also a laptop-friendly space inside. Great for the remote worker or student! Please note that the internet is provided by the condominium, not by us. The free internet is just a basic service provided to all tenants of the condominium. There is an additional cost if you want an upgrade. HOUSE RULES - Travelers must be at least 21 years of age or older to book. - No smoking of any kind (tobacco or cannabis) is allowed in the unit. The use of any recreational drugs on the premises is strictly prohibited. Failure to comply will incur a $300 penalty. - No parties/events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors. - No more guests than those listed in your reservation are allowed. - No tent or other structures may be set up on the ground of the property. - Renters agree to cover any charge related to damages that occurred during their stay or necessary extra-cleaning charges if needed after their visit. - Renters may be required to provide a government ID on check-in day or during their stay. - Please avoid moving furniture. - Pets are not allowed. - Please avoid hanging towels or clothes on the balcony/terrace railings. - It is requested to use the Safety Deposit Box for all your valuables. We will not be held responsible for any loss or theft. - Pool, and common area regulations, and opening/closing hours must be respected. The use of musical devices in common areas is prohibited. No glasses, bottles, food, or coolers are allowed in the pool. Disposable or plastic glasses are allowed. - We ask that you please adhere to the rules of the condo complex during your stay. You’ll be required to acknowledge and sign upon arrival.
