King En-suite Room in stylish new build w/parking!

Welcome to my home… Having spent the last 6 months decorating and furnishing this NEW HOME, I am happy to be able to offer this first floor, KING BEDROOM with PRIVATE EN-SUITE up to the world of Airbnb. I’m looking forward to meeting you all… The space The Room… Newly decorated, the room is located on the first floor with a Juliet Balcony overlooking the River Irwell. As stated above, the room also has its own en-suite bedroom inclusive of shower and heated towel rail. Included within the room is the following: * King-sized bed * Double wardrobe with full length mirror * Bedside table with lamp and standard/USB charging ports * Side table with addition plugs * Towels * Toiletries * Iron and Ironing board, and * Hairdryer My personal bedroom is located on the 2nd floor of the house meaning the room is not neighboured by another bedroom giving you as much privacy as you need. Guests will have fresh bedding and towels at the start of there stay with spares available in the room. The room will be cleaned prior to the arrival of all guests and on a weekly basis to those wishing to stay longer than a week. A light breakfast (...a choice of cereals, snacks and host drinks) is offered to all guests to help you start your day. A Nescafé Dolce Gusto coffee machine with a selection of pods will be available to guests. The House… This is a contemporary new build, detached house (4x Bed 4x Bathroom) on a new estate. The house also includes a fully equipped shared kitchen/diner and lounge on the ground floor with all the mod-con, as well as a roof terrace with outdoor furniture overlooking the river on the second floor and a decent sized garden. Guests will have access to all of the above. There are smart TV’s in both the kitchen/diner and lounge and the house has high-speed Wi-fi throughout. Off street and on street parking is available directly outside the front of the property. The Location… The house is located on the new Castle Irwell development (still partially under construction) which it’s located 3km northwest of Manchester City Centre and Salford Quays. Both are easily accessible within a short 10 minute drive or Uber ride. Salford Centre as located 1.2km to the south which includes a host of shops include a Tesco Extra, Aldi, Boots, Pure Gym, a Post Office, and a range of banks and shops. Salford University Campus is also a similar distance away. Bus stops are located a 2 minute walk from the house offering regular connections to all of the above! There also also a number of convenience stores, a post office, off licences and a park an equally short walk away. Me… A mid-30’s professional living alone. I’m a pretty chilled and sociable guy that enjoys travelling, the gym and relaxing with friends. I have had the privilege of travelling all over the world and benefitted from amazing hospitality wherever I have been. I look forward to returning the favour! I work between the office and at home but have a private office so able to give any guests as much privacy and space as they need. Looking forward to hearing from you… House rules… I am keen to make you feel welcome, relaxed and comfortable in my home and as such am open minded to many requests and suggestions. However, I ask that all guests adhere to the following: * At least 1 guest on all reservations must have their 'Identity verified' via submission of a Government ID as part of their Airbnb Profile. * The guest/Airbnb Profile making the booking must be a named guest on the reservation. Reservations made on behalf of others must be clearly stated at the time of booking. * Daytime guests are welcome but please do ask in advance. * No overnight guests not included within the booking are permitted without prior consent. * No parties or large gatherings. * There is no curfew or time limits but I ask that you are respectful with regard to noise late at night. * No smoking (including electronic cigarettes) or pets are allowed within property at any time, and * Accidents happen but please do let me know if anything is damage during your stay so it can be addressed as early as possible and prior to the next guest arriving.
