At 1,017 feet above sea level, the elevation at Goosander provides wonderful views and cooler temperatures, so you will get the beautiful sunshine but still be cool - perfect English summers day weather! There is a large sitting room with spectacular views out over the National Park and access to the house bathroom, kitchen and an external door out into the garden. The room has under floor heating and a log burning stove in the original inglenook fireplace. The large kitchen also has spectacular views out over the National Park and underfloor heating. There are seven bedrooms, all with their own en-suite shower room. There is also a house bathroom with a roll-top slipper bath. Outside there is garden furniture for 15 and a private hot tub for your exclusive use. We strive to have the hot tub prepared and ready for your enjoyment when you arrive. However, on same-day turnarounds, the hot tub may need extra time to reach the desired temperature, depending on your arrival time. The beautifully, newly renovated property, furnished with comfortable sofas, timeless solid wood furniture with tongue and groove joints, free unlimited broadband and wi-fi is conveniently positioned within the Peak District National Park and within walking distance of Holme village with it's charming pub serving a fabulous breakfast, lunch and dinner. It is a ten minute drive to the vibrant centre of Holmfirth with and all its’ local amenities. The main bedroom is on the ground floor and has a king size four poster and an en-suite shower room and underfloor heating and spectacular views out over the National Park. Bedrooms two to seven are all on the first floor and also all have their own en-suite shower rooms and spectacular views over the National Park. Bedroom one has a king-size four-poster bed. Bedroom two has a double bed and a single bed. Bedroom three has a king size bed. Bedroom four has a double bed. Bedroom five has a super king bed. Bedroom six has an award-winning king size study bed as featured on George Clarke’s Amazing Spaces. Bedroom seven has a super-king size bed. Bedrooms six and seven are a flexible space, divided by bi-fold doors. Therefore, if thirteen or less guests are staying, the doors will be opened and the study-bed in bedroom six will be set up as a desk, doubling the size of bedroom seven which will then have his and hers en-suites and two sets of windows out to the spectacular views. Alternatively, if a family with young children are staying, they can use both beds and keep the doors open, ajar or closed... Please note that the sound-proofing between bedrooms six and seven will be impeded due to being separated only by the bi-fold doors. All the reception rooms are on the ground floor. The newly installed kitchen has a dishwasher, two tall integrated fridges, a wine cooler and a freezer and an electric range cooker and hob. There is also a washing machine. It has a dining table that seats 15, with everyone getting a view out over the garden to the National Park. There is a private hot tub in the garden, use is included in the price of the cottage. EV Charger - unfortunately there is no EV charger at the property, but there is one at one of our other cottages, five minutes drive away, use of this charger is possible by prior arrangement. There are also several in the centre of Holmfirth. Using a lead to charge your vehicle at the property is strictly not allowed, as it is a hazard to passing pedestrians. Guest access Guests have access to the whole property, which is a detached cottage, including the private garden. Guests have exclusive use of the whole property, plus hot tub for an additional supplement. Pets are welcome by prior arrangement, but there is an additional charge of £30 per pet. Inside they are not allowed into bedrooms or bathrooms. Outside, they are not allowed in the hot tub. The detached cottage is for the exclusive use of guests staying there. Other things to note Note Full names of all guests must be provided to the host on booking. Reduced occupancy If fewer than 15 guests are staying (usually mid-week or out of season), additional cleaning and laundry costs may apply. The Airbnb costs quoted are based on two guests sharing a double bedroom etc and all guests sharing a bathroom. Use of additional bedrooms will be £30 including the linen charges outlined below and £10 for cleaning the room. Use of additional bathrooms will be £20 per bathroom. There will also be a supplement for the hot tub, see below. If only two guests are staying, but require two bedrooms there is an additional charge of £20 to cover the additional laundry costs and £10 for the additional cleaning costs. This also applies to three guests requiring three rooms, or four guests requiring four rooms etc, it is £20 for each additional bed that needs to be made up and £10 for each additional bedroom that has to be cleaned. Plus, it is £20 for each additional bathroom. PLEASE NOTE THAT REQUESTS FOR REDUCED OCCUPANCY OR SHORT STAY BOOKINGS WILL NOT BE ACCEPTED DURING SCHOOL HOLIDAYS, OR AT WEEKENDS. EXCEPT AT SHORT NOTICE. IF YOU ARE FEWER THAN 15 GUESTS AND STILL WISH TO STAY AT PEAK PERIODS, PLEASE ENTER 15 GUESTS TO OBTAIN AN ACCURATE PRICE, REGARDLESS OF HOW MANY OF YOU ARE ACTUALLY STAYING. IF YOU DO THIS THE HOT TUB WILL BE INCLUDED IN THE PRICE AND THERE WILL BE NO REDUCED OCCUPANCY SUPPLEMENTS ETC, THESE ONLY APPLY WHEN LESS THAN FIFTEEN GUESTS ARE BOOKED IN, OR IT IS A SHORT NOTICE BOOKING AND WE HAVE ALLOWED REDUCED OCCUPANCY AT A WEEKEND. Christmas and New Year Please note that to allow our small team to spend time with their families, we do not allow short stays during the Christmas holidays. Bookings will only be accepted for seven nights. Or if the cottage is available at short notice. Pets We are super pet friendly, but charge a £30 supplement per pet and we also ask that owners: Please keep pets off the furniture Please exercise pets outside the garden Please remove pet hairs from the carpets and furniture before you leave (there is a vacuum cleaner for you to use) Please do not leave pets unattended in the property Please do not let pets upstairs or in the bedrooms Please do not let pets in the hot tub There are lots of pubs and restaurants in Holmfirth that are pet friendly, including one of our favourites. If you wish to go ahead with booking you can pay for additional pets just before arrival, rather than on booking. Local Authority Good Neighbour Guarantee (LGNG) A £750 fully refundable Local Authority Good Neighbour Guarantee is payable direct 48 hours before arrival. This is paid direct, rather than through Airbnb, as it is fully refundable, so it is not appropriate to pay 18% commission to Airbnb on it, or VAT. If the house rules are followed, this will be returned directly into your bank account two weeks after check-out. If the house rule about not making noise that is audible off the property after 11pm and before 7am is broken, all of the LGNG will automatically be forfeit. Toiletries, towels and linen Quality toiletries are provided for your use in the cottage. Luxurious high gsm towels, including one bath sheet per adult, one bath towel per child, one hand towel and one bath mat per bathroom are provided. If fewer guests are staying, they will be charged £5 per towel if they use more than one bath sheet. Linen (100% cotton with a high thread count), bathrobes and slippers will be provided for adults. The towels, robes and slippers provided cannot be taken outside. Don't forget to bring your crocs/flip-flops/old towels/ Dry Robes etc for outside use and your swimming costumes/shorts etc. Hot tub The cottage has a private secluded hot tub, this is included in the price if the cottage is at full occupancy. Confirmation that you require the hot tub must be received in advance. If you are getting a significant discount for reduced occupancy, the hot-tub will be for an additional cost. We use an outside hot tap to try to have the hot tub prepared and ready for your enjoyment when you arrive. However, on same-day turnarounds, the hot tub may need extra time to reach the desired temperature, depending on your arrival time. The hot tub supplement is £100 for short breaks up to 4 nights and £150 for 5 -7 nights. Please enquire for the price for longer stays. The minimum advance notice for hot tub cancellations is 48 hours before check in. Noise No talking in the hot tub with the bubbles/jets on between 11pm and 7am. No loud music to be played outside at any time, and no music/noise that is audible from off the property between 11pm and 7am. Failure to do this will result in forfeiture of your LGNG. During the winter months (December to February) you will be provided with three hours worth of fuel to get you started with the multi fuel stove. Additional fuel can also be provided in advance at an additional charge. The stove is only there for ambience, there is central heating throughout the cottage. BBQ We offer the option of a BBQ upon request for a small additional cost, this must be requested in advance. The cost of using the BBQ is £5 if you bring your own charcoal and £10 if charcoal is provided by us. Please ensure that you clean the BBQ after use. Failure to clean it will result in an additional cleaning fee of £20.
