Relax in our Italianate home built in 1850. ★★★ Because of our proximity to large universities, we require that the person making the booking is over 33 years old. ★★★ ✵✵✵✵ Our home's electricity is entirely solar energy via Solar Farms NY✵✵✵✵ The space ❖ This is our beloved country home that we're excited to be sharing and not an expendable rental property. ❖ Every room has original 8-foot windows that fill the house with lovely natural light all day. There are countless authentic wooden details such as the latticework in the living room and the 9-foot parlor and dining room grand doors. Most beautiful of all is the wooden spiral staircase, clearly intended as the house's centerpiece. As we are designers, we have added some modernist fixtures throughout that add to the considered feel of the home. ❖ Downstairs is the kitchen, dining room, living room with a queen-sized sofa-bed and TV room with a pellet stove for the winter, laundry, a sunroom with a vintage wicker sectional, and a full bathroom. ❖ Upstairs has 3 bedrooms and 2 bathrooms. All three bedrooms have queen-sized beds, windows that open with screens, and ceiling fans. The primary bedroom has a full en-suite bathroom. The other two bedrooms and a huge full bathroom are off the hallway. Two of the bedrooms will have open closets for you to hang any gowns and suits. ❖ In the backyard, there is an approximately 10' x 10' stone patio with seating, our veggie garden, and a 10' privacy fence, but no part of the yard is fenced in. The driveway entrance is shared with our neighbors, but the upper three-quarters is yours to park off the street safely. It can fit 5 cars easily. Guest access You will not have access to our garage, our basement, and one of the closets. Unfortunately, our home is not wheelchair accessible. Other things to note ❖ Brooktondale is an ideal place to spend a weekend away from the city or a short stay while visiting family in the area. It is quieter and more rural than downtown Ithaca, yet we are a little hamlet of beautiful homes built around where there was once a grain mill in the mid-19th century. ❖ Brooktondale is generally a little cooler in temperature than Ithaca as we are in a valley away from the concrete of downtown. Our home does not have air-conditioning. Instead, we have ceiling fans, open windows, and a wonderful swimming hole to cool off in. ❖ We are a short 5-minute walk to Brookton's Market, where they serve over 20 beers on tap, wine, cider, and delicious sandwiches all day and into the evening. They also provide our community with bodega basics for home and kitchen. ❖ Across the street from our home is the beloved Brooktondale waterfall and swimming hole (Swimming, and accessing/visiting the waterfall and swimming hole is entirely at one's own risk). If you're staying with us in the warmer months, we can direct you on how to access it. ❖ The 52 Ithaca Bus can be caught in front of the house and takes one directly to Cornell. Search "Ithaca Transit 52 Bus" if this might be of interest to you. ❖ Driving from our home takes... - 10 minutes to Cornell Vet School - 15 minutes Cornell Undergraduate Campus (down-campus) - 15 minutes to Ithaca College - 17 minutes to downtown Ithaca (Ithaca Commons, Wegmans, Buttermilk Falls, Ithaca Falls) - 20 minutes to Treman State Park - 1 hour to Syracuse - 3.5 hours to NYC - 5.5 hours to Boston ❖ The Brooktondale Community Center parking lot has a public EV charging station. This is 0.1 miles away or a 2 min walk. ★★RULES AND SAFETY★★ Our house was built in 1850 and still has many original details that we hope you appreciate. While we regard our home as safe and lovely, we want to bring to your attention a few critical things: ① Our home has its original wooden spiral staircase. The stair railing is shorter than the current standard height. It's useable and sturdy for regular use, but it cannot support a person falling or crashing onto it due to its age. **Children should always hold an adult's hand when ascending or descending the stairs and on the upstairs landing. ** ② Our unique giant windows are original poured glass and reach the floor in all rooms, even on the home's second floor. **For safety, please keep all children and pets clear of the windows, especially if they are open with only the screens as the barrier to the outside.** ③ Please do not hang anything on the curtain rods. Because our walls are the original plaster and lath, they do not hold weight as well as modern walls do. ✵✵✵✵ Our home's electricity is entirely solar energy via Solar Farms NY✵✵✵✵
