Friendly B&B in beautiful Dartmoor National Park market town hosted by Jo & James. Full English breakfast included. Centrally located in Devon, minutes drive to the moor, 30 mins drive to the sea. Walk to local shops, pubs, cafes, restaurants, art gallery, potteries, church, Wray Valley trail. Next to public outdoor swimming pool. Comfy double room, en-suite, TV, welcome tray. Use of garden, lounge, dining room. Dogs welcome. EV charging available on premises. Free parking & wifi. Bike storage. The space Lovely, clean & comfortable private double room upstairs within friendly family, modern detached home. Window looks out to quiet residential street. Room has a lock and a private en-suite with a good shower, a TV, a well stocked welcome tray with mini fridge, hanging & drawer space, and a small dressing table / desk with stool. Dressing table / desk has a hairdryer and also a plug socket for a laptop within reach. Travel cot for babies under 12 months, and a Futon Shop 'Bed in a box' fold out mattress for child under 6, both available free of charge - although please note that space is limited in bedroom with cot / child's bed in place. Bedding & clean linen for child's bed available with small cleaning fee on request. One, or two small, well behaved dog/s welcome. Dogs are not permitted on any of the furniture but doggy blankets available to make them comfy. Downstairs, guests have exclusive use of dining room, lounge, downstairs toilet, and garden, with the exception of breakfast service, cleaning & maintenance by hosts. Breakfast is served in the dining room. There are two areas with help yourself breakfast items, including a self service toaster. The full English breakfast / vegetarian or vegan full English breakfast, or cooked alternative, will be served by the hosts to you at the dining table, or in fine weather in the garden if you would like. Baby high chair and child's wooden tall chair both available. Guests are welcome to bring take away food into dining room or garden during the day or in the evening - cutlery, crockery & glasses are provided. Water, tea & coffee, and condiments available on request. Take away rubbish and plates etc cleared away by hosts. Garden has a patio with garden dining bench furniture & parasol, and a raised small lawn with a pretty wooden gazebo, with small bistro dining set. Please note garden has a few very steep steps up to the lawn & gazebo. Young children and dogs should be supervised in the garden. The garden is completely fenced/walled and secure. Guests are welcome to use the giant Connect 4 game when it is set up in good weather, and please ask if you would like the table tennis table set up on the patio (weather permitting). Large lounge where guests are welcome to watch TV, read, chat, and to use the PS4, board games, guitar, and the piano. We ask that hot take away food is only eaten in the dining room and the garden, and please not in the lounge or the bedroom. Free parking space directly outside the front of the property. EV charging available on the premises - please ask for tariff. Cheap overnight charging. Bikes can be stored safely in locked garage at the property. There are two b&b rooms at the property but these are only ever booked by the same party - so guests will never share breakfast room or other downstairs spaces with other guests they don't know. A smaller room is available next door, with it's own separate but private bathroom directly outside. Room will sleep up to 3 guests, with one double bed & one high sleeper single bed. Ideal for children 6 and over or a young family. This room is only available to book alongside the main double room by the same party. Guest access Guests enter through the house front door - just knock on arrival - after check-in guests can come and go, letting themselves in and out. The guest bedroom with lock and private en-suite is upstairs. Downstairs the dining room, lounge, downstairs toilet, and garden are all open to guests. With the exception of cleaning and maintenance, guests mostly have these to themselves. One, or two small, well behaved dog/s very welcome. During the day dogs are also welcome in the dining room, lounge, and garden when accompanied by their owners. Dogs are not to be left unsupervised, or ever to be left in the house while guests go out. Sorry, dogs are strictly not allowed on any furniture, but plenty of doggy blankets are available to make them comfy. Free parking directly outside the front of the property. Bicycles safely stored in the secure garage at the property - locked and unlocked on request. During your stay Hosts generally keep to own areas apart from serving, cleaning & maintenance, but always on hand and happy to help or chat at any time. If guests have any questions or any help is needed and Joella and James are not around, guests can simply knock on the kitchen door or simply text via Aibnb. Other things to note Wi-Fi. Free reliable broadband wifi, great for TV streaming etc. Moretonhampstead generally is not great for phone reception, but certain providers are better than others. Recommend using wifi for texting and calls. Noise This is a friendly family home with a dog, so not perfectly quiet, but we do our best! Dogs One, or two small, well behaved dogs are very welcome. We love dogs! If you could please advise us in advance if you intend to bring your dog/s, and who exactly you are bringing. Water bowls, dog towels & blankets are provided. Food bowls are available on request. Please use dog towels & blankets provided after wet or muddy dog walks. Sorry, dogs are not permitted on any furniture but plenty of doggy blankets available to make them comfy. A sausage or a bonio for all good dogs at breakfast! We have our own large male dog but he is kept to our own areas unless you'd like to meet him! He is fluffy and friendly but occasionally will bark at new people for a short time! He generally isn't a noisy dog though. If you are very scared of dogs or have an allergy to dogs if you could please let us know in advance. Our dog can sometimes go to visit his grandparents! Toiletries Hand soap and shower gel is provided. If you have forgotten something, there is a well stocked essential toiletries honesty box 'shop' in the en-suite. Food The full English breakfast (or cooked alternative) is included. So that we can offer lots of choice at breakfast time, make sure we have exactly what you'd like, and offer a good service, you will be asked to fill in a breakfast form when you arrive for the following morning. 'Breakfast to go' is also available if you have a very early start. Packed lunches can be purchased from us. Please order by filling in the form in your room welcome pack before 5pm the day before. If you would like this or the breakfast form emailed prior to your stay please do ask. Refillable plastic water bottles and flasks can be provided free for your day out with a small refundable deposit. Sorry, we do not offer any evening meals. However, as well as many great places to dine out, you are really welcome to eat take aways here in the dining room, or in the garden. Crockery, cutlery, glasses, napkins provided. Water, tea & coffee, condiments all available on request. We will be happy to clear away any packaging and dirty plates for you. We ask that guests please do not take hot take away food into the bedroom or in the lounge, thank you. No smoking Although we have a strict no smoking / no vaping policy throughout the house and inside the garden wooden gazebo, guests are really welcome to smoke / vape outside on the patio. Please ask for an ashtray if you would like to smoke in the garden.
