Decorated for the holidays, the GUEST SUITE is a clean, beautiful, and fun space with a small deck and separate entrance just a few minutes walk down to the water at Rollins Lake. We have a beautiful yard and seasonal veggie garden and fantastic 360-degree views. Bring your kids and your water toys for a fun lake retreat. We also have other listings for accommodations on the 30-acre property, Cabin, and Glamping Dome. OUR BNB APARTMENT- You will be very cozy here and won't want to leave!! LOCATED Right next to Rollins Lake, (Appx. 1000sf), Connected to our home (the entire downstairs floor) with a Separate Entrance at the back AND a Separate Driveway/ Parking Area. Lovely, spacious, and comfortable with unique personal belongings that include artwork, musical instruments, pinball games, etc. This is not your typical air-bnb with home decor thrown in from Home Goods. Large private property with gorgeous views all around you can enjoy from the windows or deck. 1 BEDROOM- Separate room with a door, a very comfortable and new king-size bed, and linens. Also a Restoration Hardware chaise lounge in the bedroom (Very comfortable) is great for sinking in and reading a good book. There is room for a pack-n-play crib or an air mattress (I don't provide these, but I do have 2 folding foam mats I can supply with linens with the extra guest fee if you let me know ahead of time you need it), in the bedroom, if necessary. ENTERTAINMENT in the bedroom- Large Smart TV with Netflix etc and a Playstation 3. LIVING ROOM- Seating area with large sectional sofa. Two kids or 1 adult and 1 child would fit to sleep on the sofa. Or you can move the coffee table and put down an air mattress ( I don't provide it, but I do have 2 folding foam mats I can supply with linens with an extra guest fee. Please let me know before your arrival so I can have them ready for you). And a leather armchair. A Small table with chairs for dining. Plenty of comfortable seating for everyone in your group. LIVING ROOM ENTERTAINMENT- Entertainment A 65” Smart TV with all the apps. There is a piano and 1 pinball game in this room. Guitars- feel free to strum a song if you know how. COMFORT- There are extra throw blankets that I wash frequently so they are soft, fluffy, and smell good for your comfort! BATHROOM - With double sinks (one sink is used for a dish area for the kitchenette), a large shower, and a private toilet room. Professional salon shampoo and conditioner. We use Turkish towels. They are thin, comfortable, and fast-drying. KITCHENETTE- In the main bathroom area, there is a normal-sized refrigerator, shelving unit with microwave, toaster oven, George Foreman electric Grill, coffee maker, electric water kettle, coffee, tea, sugar, etc., plates, cups, wine glasses, bowls, and utensils. My version of a kitchenette. I always have an assortment of yummy snacks and drinks provided so you are not racing to town if you have not gone shopping yet. This is a fun place with stadium seats, games, music posters, etc. There are a few children's books. Books and games are located in a cabinet under the bedroom TV. DECK SEATING- There is a small deck at the entrance to sit on and enjoy your coffee and views. On the deck, there is a bench for two, two hanging swing chairs, two other chairs, and a table. I also have two Tommy Bahama backpack chairs on the deck that you can use down at the lake. (lake towels under the sink in the bathroom) OCCUPANCY- This place would be great for 2 adults but would also be great for 2 adults and a child. I made it available for up to 5 people because it's possible if you want to be cozy. Sometimes when we travel with a group we don't mind that for a few days when will will be out exploring anyway. You just have to understand that with more people your space gets SMALLER. I hope that everyone can respect our furniture, belongings, etc. when there are extra guests. But there is plenty of comfortable seating for 5 adults in the living room. If you require additional lodging, please let us know, or you can view our other options on our Airbnb profile. PETS- We are happy to welcome well-behaved dogs as we understand that they are part of your family. Please add your well-behaved pet to your reservation, and note that there is a fee associated with bringing them. To maintain cleanliness, we kindly request that pets are NOT ALLOWED ON THE FURNITURE, a clean dog bed and bowls for your furry friend will be provided. No CATS! GUEST ACCESS- This listing is for the ENTIRE DOWNSTAIRS FLOOR of our home which is separated by an indoor staircase that has a door at the top that will be locked. It has a private deck and parking area. SEPARATE ENTRANCE- From the back of our home with a separate driveway. You can park there and access this space by the STAIRS up to the separate deck and French doors. PARKING- You will have to make a 3-point turnaround in the parking area to get out. Just channel your inner Austin Powers and it's a piece of cake. This is a gravel driveway but everyone has made it up so far. Even tiny cars! And Giant full-size trucks are fine but they need a six-point turnaround! But it can be done. If you are concerned about the road or parking, you can park at the turn and walk up, or park above the house off the pavement and it's a super short walk through the lawn area. ACCESSABILITY- Unfortunately, this is NOT a good fit for people who have accessibility needs. We have STAIRS and it would not be possible for a wheelchair to access the unit. SMOKING- Our property is 420 FRIENDLY!!!! But it must be smoked, vaped, etc. OUTSIDE!!! Please NO CIGARETTES in or outside. We all know that not only are they horrible for your health, but they also smell awful. So sorry, if you need to smoke tobacco then this might not be the place for you. NO SMOKING TOBACCO ON THE PROPERTY! Thank You! RESPECT- Furthermore, we take great pride in our home and work hard to keep it immaculate, beautiful, and ready for our family, friends, and guests. If you cannot respect us or our property, then our place may not be suitable for you. Thankfully, we've had the pleasure of hosting many amazing guests so far! YOUNG ADULTS- While we warmly welcome younger guests to book, we kindly request that they be respectful, we understand that we all have to start somewhere. We love having young people around, but please remember to be considerate. We want everyone to have a great experience! WE ARE ALL-INCLUSIVE- We hope you and your guests be as well. We do NOT DISCRIMINATE or push any political views and we expect the same. We are Peace, Love, and Acceptance of ALL. That means all races, genders, orientations, or whatever else you can think of. Let's all work together to love one another because we are all on the same team. Plus this is my home and I don't need any drama or funky vibes. You are on vacation so enjoy! UNDERSTANDING- With that being said, this is not a Marriott. Small problems may arise because this is a home. I will do everything in my power to handle any issues. A water pipe could break (highly unlikely), and we could have a power outage (we sometimes have rolling blackouts in summer if there is a high fire danger or if there is a snowstorm), we will do our best with a generator. Just saying that there is some level of understanding that goes along with renting an Airbnb. So please be cool and understanding :), or an Airbnb may not be for you. NOTE- We do live here. So you may hear us or see us at times or our pets. I love spending time in my yard. We try to keep our noise level down when we have guests but you still may hear us. And you may not ever see us! You never know. We have lives too. LAKE ACCESS- Your deck can access our yard, the tiny gate on your deck, where you will pass through to the metal gate, to walk down to the lake. As soon as you see the lake walk straight down towards the water. It will take you several minutes to walk down to the water and there is a decent little hill at the bottom that is steep. We have chiseled-out steps as well as a rope tied to the tree that can help steady you on the way down. I use it, my husband doesn't and my kid runs down it. It’s not a big deal. We are always up and down that hill to the water. RECREATION- LAKE TOY RENTALS- We also offer seasonal lake toy rentals, primarily during summer and fall. We set up a time to drop you off with the equipment and pick you up. No parking or boat ramp fees to pay. We do have 3 accommodations on the property. So in summer if you are interested then book ahead or they may not be available. PADDLE BOARDS- PADDLE BOARDS- ($120) for 2 paddle boards for the day. Includes leash, Personal flotation device, and paddles. Same price for one or two paddle boards because of the time it takes to drop off and pick up. MEGA PADDLE BOARD- 15' long and 4' wide, this board can hold up to 1000 lbs and accommodate 2-5 people and a dog for ($135), these come with everything you need, leash, life vest, 2 paddles. It is VERY stable and nearly impossible to tip. If you have a large dog then this is the one you want. KAYAKS- available for rent for ($130) for an entire day. Please let us know your preferred launch time, and when you're ready to have the equipment picked up, simply give us a call. We drop you off and pick you up. FISHING BOAT- We have a small fishing boat that will fit 3 people that we rent for $300. That is INCLUDES a full tank of gas that will last you an entire day, and the boat launch fee. Even if you are not fishing it is fun to zip around the lake and check out different swim spots. We will take you, with the boat, pay the launch fee and place you in the water until you are ready to come back. We are very flexible with the amount of time. One tank of gas will last many, many hours. All day. Rollins Boat rental is 10 min away by car or 15 by foot and they have pontoon boats, ski boats etc. There is also a floating slide for kids and adults! This is over at Long Ravine Campground. You can also walk there in about 15 min. Or paddleboard to it in about five minutes from our drop-off point. There is also a seasonal store and deli at this spot. WELCOME BOOK- I have made a Welcome book with important phone numbers and information about the house and local activities. I don’t have a washer/ dryer downstairs in the apartment but I will WASH and DRY a load for a fee. Other things to note GETTING HERE- You can use your GPS, but follow along with my directions listed as GPS does not always work great in the mountains. Also it will have the GATE CODE and how to access the unit. AIR CONDITIONING- We have central air in the house that is controlled upstairs. You do have a vent in the living room and bedroom that can be opened and closed. Please text if you need it cooler or warmer. There is a vent above the bed and one above the sofa that can be opened or closed to adjust the temperature. We keep it on the cooler side in summer during the day and if it's cool at night we turn it off and open the windows. There is a fan in the living room and bedroom that can be set in the window. It's always nice to have cool fresh air at night. If it is unusually warm we will keep the AC on during the night. Unfortunately, Summer 2022 was a hot one so we ran the AC around the clock for everyone's comfort. So trust me we will keep you comfortable! And you can always text and we will adjust for you. HEAT- Central heating. There is a vent above the bed and one above the sofa that can be opened or closed to adjust the temperature. We can also raise or lower the temp. But the apartment is usually always very comfortable. PETS- We do have pets. And although they do not live downstairs they do slip down there at times. Also, we allow Airbnb guests to bring pets. So if you are allergic to dogs or cats I don’t recommend it here for you. We do wash the carpet frequently. We don't mind well-behaved dogs who are good with cats. Our dogs are very friendly. Make sure you ADD your well-behaved pet to your RESERVATION. There is a fee associated. I wash the carpets and clean nose smudges off windows after a pet checks out. PLEASE, NO PETS ON FURNITURE AND NO BEDDING TO BE USED FOR PETS. I do have a pet bed and bowls for your use if necessary. Just let me know what you need and I will always do my best to help accommodate you! Pets are not to be left UNATTENDED!!! Let us know if you need to be away from your pet and we can work something out. We are animal lovers and understand. We also have a fenced yard and and friendly dog who loves other dogs. Please let me know if you need dog bowls and bed during your stay! And we hope you are animal lovers because we are!
