Keep it simple at this peaceful, centrally located home. Welcome to Winterhaven! This 2 bedroom, 2 bath raised ranch is located 1/3 mile from Kissing Bridge Ski Resort in Glenwood, NY and on the Erie Cattaraugus Rail Trail, which is open to snowmobiles December through March. Winterhaven is a short drive away from other attractions. It's 27 miles from Holiday Valley Ski Resort and 1.4 Miles from Sprague Brook Park which has trails for cross country skiing and snowmobiles. Winterhaven is 18 miles from Highmark Stadium and 20 minutes from Hamburg. Winterhaven is not just for winter! Sprague Brook Park also has trails for biking and hiking and 3 fishing ponds. Explore these trails and others located a short drive away. Concord Crest Golf Course is 4 miles away. Walk into the basement where you can keep all your ski/snowboard equipment along with plenty of hooks for all your layers. There is a workbench on which you can work on your skis if needed. There is also a washer and dryer in the basement that is accessible to guests. Walk up one flight of stairs to the full kitchen with all the cooking basics and a breakfast bar with 2 stools. The kitchen is equipped with stove, refrigerator, microwave, InstantPot pressure/slow cooker, crockpot, Keurig coffee maker, toaster, blender, and waffle maker. dinnerware, flatware and utensils, the basic cooking and baking essentials (pots, pans, casserole dishes, cookie sheets) along with basic spices and cooking oils. There is no dishwasher or garbage disposal. The kitchen opens into a great room with sofa, love seat, recliner and a dining table with four chairs. There is a 58 inch Vizio Smartcast TV on which you can stream services such as Amazon Prime Video and Nexflix with your own log-in. There is WiFi and you may be able to access local TV stations with an indoor antenna. There is a BluRay player on which you can view your own DVDs or DVDs that we have made available. We have also provided some board games, playing cards and books. The master suite has a queen sized bed and a private bath with shower. There is a chest of drawers and a small closet. The guest bedroom also has a queen sized bed, chest of drawers and a small closet. The door to the master bedroom locks, but the barn door to the private bath does not lock. The guest bath, with a shower and tub, is located across a short hallway from the guest bedroom. A barn door in the living room can be closed for guest suite privacy. The barn door does not lock but the guest bedroom and bath have pocket doors that lock. A sliding patio door leads out to a raised deck with a table and 4 chairs. However, we store the deck furniture in the winter and do not remove snow from the deck. Guests have access to the entire home (other than a closet under the basement stairs). I'm available during our stay by message, text, or phone. Winterhaven is located on a main road with one house on each side and no houses visible across the road. Kissing Bridge Ski Resort is located 1/3 mile away on the same side of the road. Erie Cattaraugus Rail Trail is directly behind Winterhaven, with easy access on foot or by snowmobile. You will need a vehicle As Winterhaven is located in ski country, you can expect significant snowfall at times. We have a snowplowing service that will plow the driveway if the snowfall is 4 inches or more. However, if your vehicle is in the driveway when the snow is plowed, you may likely to need to shovel around your vehicle. Also, if the state plows the road after our service has plowed, you may have to shovel the driveway entrance. You will also need to shovel the entryway to the house. There is a snow shovel and ice melt inside the door for your use. I have no way of contacting the plow driver to find out what time he might be plowing. Our waste disposal system is a septic system. Please do not flush anything other than toilet paper and do not use anti-bacterial soap as this will negatively affect the performance of the septic system. Our water is provided by a well. We have a water treatment system that removes minerals that cause the water to be hard. The system regenerates every three days at 1:00 pm and takes about an hour. The system regenerating can be a little noisy. During the regeneration, any water you use comes directly from the well, so you may prefer not to use the water for drinking or cooking until the regeneration is complete. The minerals in the water are not harmful but they may affect the taste. Bed linens, towels, and toilet paper are provided as well as a small supply of coffee K-cups, tea bags, sweeteners, paper products, laundry soap and dryer sheets. There are many places nearby to shop for food and other essentials. Jakes Greenhouse is 3 miles away. They have fresh vegetables and dairy products, frozen meats, and a limited stock of grocery items. They sell local honey, maple syrup, and jams and jellies. You can also get subs made to order, coffee, and ice cream. In Springville, 9 miles away, you'll find Tops Market, Wal-Mart, Aldis and much more. The EV charging station pictured is located in Sprague Brook Park.
