Unique & Private 1-bedroom Garden Suite

This charming garden suite is a one-of-a-kind retreat! Located on a quiet residential street yet very city central, it offers quick access to Kingston's business districts, supermarkets, restaurants and major landmarks. An ideal base for business travelers or creative types requiring privacy, security, modern conveniences and a splash of nature, this spacious annex is a fully self-contained unit on a larger exclusive villa property. For quiet enjoyment only; no parties, strict visitor policy. The space The suite sits behind an automatic gate on a self-contained private property within a secured gated community. It has a spacious living/dining area; a full-sized desk with drawers for storage and a desk lamp; a compact but full kitchen with a charming view of a water fountain; and a spacious bedroom with a queen sleigh bed that also has a small patio with two chairs and a table. The sofa/futon bed folds down to provide an additional queen-sized bed. Both the bedroom and living areas have dedicated hanging closets and clothing storage areas. The suite can also be fully opened up for natural light and ventilation and it features a pair of fold-away security grills that pull out to secure the entire unit. Several high-speed wireless internet options are available throughout the suite. Two lounge chairs with cushions sit inside the suite's private entrance area with a lovely view of a huge private backyard with gardens looking up to the hills above. Fruit trees and flowers line the boundaries of the yard. Note that the compact kitchen features a single sink with drainboard, a double-burner electric stove plus an additional single electric burner, an 11.5 cu ft fridge with freezer and ice trays, a deep-set electric toaster oven (big enough to roast a chicken), and a full-sized microwave. SLEEPING ARRANGEMENTS The suite can accommodate up to 4 adults in 2 beds (1 queen sleigh bed, 1 queen futon). Additional single air mattresses may be available on request. Guest access GARDEN SUITE ACCESS Guests have access to all the spaces shown and described. PARKING Guests have access to at least one open-air, private parking space at the entrance to the suite. Other things to note RATES Suite rates start at $145 per night. Extra persons are an additional $50/person per night for up to 4 persons in total occupancy. STRICT VISITOR & SECURITY POLICY** Only registered guests are welcome on property. NO VISITORS/OUTSIDE GUESTS except by special arrangement (additional fees may apply). Pickups and drop-offs in the parking area are fine. **There is a separate visitor policy for long-term guests (2 weeks +). EXTRA SERVICES ARE AVAILABLE Additional housekeeping and laundry services can be arranged at additional rates. PROPERTY STAFF The housekeeper lives in private quarters on the property and the gardener works 5 days per week. ADDITIONAL UNIT ON PROPERTY (see host profile for details) At the front of the property (split level) sits a large private villa (also on Airbnb). For larger groups renting both units, a set of soundproofed and double-locked double doors can be opened up to create direct access from the suite to inside the villa. The villa sleeps up to 14 people and has 6 bedrooms and a private swimming pool.
