Ideal for long stays with approved dogs allowed inside. The space Heading into the listing from the front Patio that catches the South Easterly breeze you are greeted by the air-conditioned Lounge area with 65inch TV and 2 couches. On your left is the Master bedroom, which comes with a King bed, boasts Walk-in Wardrobe with a full sized mirror and like the other 2 bedrooms include reverse cycle air-conditioning and fans. Heading down the hall to the kitchen, the 2nd & 3rd bedrooms are on either side of the hall, both sporting a Queen bed, & Built-in Wardrobes with a charging station. Please see our Guest access regarding the number of included rooms in your rate The Combined Kitchen/Dining area comes with a Gas stove & a nice Pantry-nook and all the basics + a few others that you require in your kitchen. The bathroom is at the rear of the house with a shower over the bather, vanity and toilet. The Office space, which comes with a work desk and chair to allow for some study or for attending a video webinar so will suit those for longer stay and has room for your ironing or other storage. You step down from the office area to the Laundry and then through to the Back yard. Guest access We offer discounted pricing for smaller groups, so the nightly rate and available bedrooms will be dependant on how many guests are noted on your reservation request. Additional rooms can be made available on request, at a rate of $25/per room, per night. Please find the base room inclusions below; > 1-2 Guests includes access to 1 bedroom > 3-4 Guests includes access to 2 bedrooms > 5-6 Guests includes access to 3 bedrooms Once you send your request we will confirm your room and bed requirements before approving the booking. Guests will have full access to the listing (kitchen, bathroom, lounge and the backyard which is connected to the street via the driveway) excluding the locked rooms (bedrooms, storage cupboards/areas). We would also like to advise that the unused bedrooms are NOT available to be booked by separate reservations, and will remain empty unless access is requested by your group. We are also able to arrange pricing on a per night basis if the number of guests or required rooms will change throughout the stay (e.g. 2 nights booked at 1 guest 1 bedroom rate, then 4 nights at a 3 guest 3 bedroom rate etc.) Please let us know if you any questions or would like further clarification. Other things to note If a pet is found to be on the premises, a $100 fee will be charged and acceptance of this booking acknowledges this. There will be a $25 fee charged if keys are not returned as per booking instructions. Our linen is supplied and washed by a commercial laundry. Although we try to accommodate alteration requests, please be advised we do not allow "rescheduling" of the Check-in date by a difference of more than 14 days. Extras included: - The beds in our listing are made up with fresh quality commercial linen, including 1x bath towel per guest booked on the bed. - We stock our bathrooms with Fresh Commercial linen which includes a Hand Towel, Bathmat and Facewasher in each bathroom + 2x Soap bars and 2x Travel-sized Shampoo and Conditioner bottles. - Our Kitchen is equipped with basic Cookware, Kitchen Utensils, Cutlery, & Crockery for meal prep - We also provide a small supply of complimentary items such as tea, coffee, sugar, Milk, etc. - We supply 2x Laundry detergent sachets, 2x Toilet paper Rolls and soap to help you settle in for your first few days - The listing is connected to NBN Internet with Complimentary Wi-Fi for guests free of charge - To help us maintain the quality and condition of our beautiful timber floors, we kindly ask that guests refrain from wearing high heels, cleats, or any spiked footwear inside the property and please avoid dragging heavy furniture or luggage across the floor, lift items instead where possible.  We also ask if you can Wipe up any spills immediately to prevent staining or damage to the timber.
