Enjoy a spacious hosting area within our beautiful kitchen, a dining table for 12, and a Snug with a 65-inch TV. The expansive garden is perfect for kids and dogs. NOT A PARTY HOUSE. NO HEN/STAGS. MINIMUM NIGHTLY STAY If booking for a Thursday, Friday or Saturday night, minimum night stay is 3 nights. If booking for a Sunday, Monday, Tuesday & Wednesday night, minimum night stay is 2 nights. SLEEPING ARRANGEMENTS All bedrooms are on the first floor: •⁠ ⁠Master suite with en-suite and super-king bed. •⁠ ⁠Bedroom 2 - king-size bed and a single sofa bed. •⁠ ⁠Bedroom 3 - king-size bed. •⁠ ⁠Bedroom 4 - Zip N Link bed - you can either have King Bed or x2 Singles. Has a private door to the main bathroom. •⁠ ⁠Bunk room with a double on the bottom and a single on top. Each room has a smart TV for you to login into your streaming apps, and kids can connect their consoles. There are two high-spec bathrooms: one main with a bath and shower, and one en-suite with a shower, plus a downstairs toilet. The living area is cozy with a sofa, pouffes for extra seating, and a decorative coal fire (not for use). The updated driveway accommodates multiple cars, ensuring convenient parking. PRIVACY & CARETAKER The entire property is yours during your stay. A caretaker will be on-site from time to time to manage the hot tub if required and occasionally manage rubbish. They will not enter the property while guests are present. We have x1 Ring Doorbell and x2 Ring CCTV outside the property only. NOISE POLICY WE ARE NOT A PARTY HOUSE. To respect neighbours, please keep noise to a minimum during quiet hours from 10 PM to 9 AM. Enjoy your time, but keep it down if you’re outside. We have a noise alarm situated outside of the property, we are great hosts who just want you to have the best time whilst keeping our neighbours happy too. Guest access Full access to the whole house bar the garage. We have a key box at the front door for self entry Other things to note We welcome dogs but kindly ask that they do not go upstairs. Please ensure they remain clean indoors and avoid jumping on furniture to prevent damage and minimise extra cleaning. If you have a dog coming, please select that when booking. We also request that you remove your shoes inside the house whenever possible. For the hot tub, only plastic items are allowed, which we provide. Lastly, please keep the fire pit on the cemented area and do not move it onto the decking. Thank you for your cooperation!
