Newly renovated, modern, loft with separate entrance. Enjoy a walk on the water with bay access at the end of the block. Conveniently located just south of Montauk Highway. 10 minutes from Southampton Village and 10 minutes from Cooper's Beach. The space The Studio has been newly renovated with every attention to detail. . There is a wonderful dining area, Kitchenette and newly renovated bathroom. The loft is located above a garage separate from the main home. Private entrance. The use of the House Pool and Hot tub is not included in this rental. We are only advertising the Studio home for tenant use. Tenants have full access to the Bay at the end of the block. Bed Configuration Studio Lay out: 1 Queen, Full Bath, Work Space & Kitchenette. Guest access Hello, and thank you for your interest! The studio is a part of our home, and we enjoy hosting like-minded people who will make beautiful memories here while treating it, and our belongings, with respect. PETS If you choose to book with your pet, we generally allow dogs, but all requests are reviewed on a case-by-case basis and must be approved in writing. Pet fees will be applied = $100 CHECK-IN We have an easy process for check-in and check-out. We aim to provide a 4pm check-in. CHECK-OUT Check-out is at 12pm Some Basics: 1) We do not allow events or parties 2) There can be no delivery of any items permitted, with the exception of food delivery. 5) No pets are allowed without knowledge and approval 6) Smoking is not permitted anywhere on the property, including on driveways and on the outdoor grounds. Vaping is not allowed, and drugs are not allowed. 7) Please refrain from making loud noises, indoors or outdoors. No portable loud speakers or amplifiers are allowed. 8) Please be mindful of the furniture and fixtures 10) The House Pool and Hot tub is not included. Tenants can have access to the bay. The bay is less than a block away from the home. ADDITIONAL DISCLOSURES The tenants bear all responsibility for their guests and family members. We are not liable, nor is it an excuse to ask for a discount or cancellation of the lease, for any phobias, fears, sprained ankles, splinters, cuts, bee stings, mosquito bites, tick bites, insect bites, bat bites, allergic reactions, pool injuries, falls, or any other such incidents. If there is there is any damage that necessitates urgent repairs that need to be performed due to any cause (including, but not limited to: acts of God, tenant irresponsibility, or equipment failure), the tenant will not be compensated for the disruption. In addition, the tenant will grant access to any professionals summoned to the property to fix and/or resolve the issue(s). CONDITION AND USE OF PROPERTY The Property is provided in “as is” condition. Rental Agent shall use its best efforts to ensure the operation of all amenities in the Property, such as internet access, cable TV access. Rental Agent shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible. Guest acknowledges that use of amenities such as decks, and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the Guest’s own risk. Guest shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the Property for any immoral, offensive or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the Property. RISK OF LOSS AND INDEMNIFICATION Guest agrees that all personal property, furnishings, personal affects and other items brought into the Property by Guest or their permitted guests and visitors shall be at the sole risk of Guest with regard to any theft, damage, destruction or other loss and Rental Agent shall not be responsible or liable for any reason whatsoever. Guest hereby covenants and agrees to indemnify and hold harmless property owner and their agents, owners, successors, employees and contractors from and against any costs, damages, liabilities, claims, legal fees and other actions for any damages, costs, attorneys fees incurred by Guest, permitted guests, visitors or agents, representatives or successors of Guest due to any claims relating to destruction of property or injury to persons or loss of life sustained by Guest or family and visitors of Guest in or about the Property and Guest expressly agrees to save and hold Rental Agent harmless in all such cases. RELEASE Guest hereby waives and releases any claims against Rental Agent, the Property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk and responsibility. By electronically accepting this agreement, guest agrees to abide by the above conditions and hereby swear the information provided above is true. Guest agrees to the terms of this agreement and has read and understands the cancellation policy and give operator permission to charge credit card accordingly. LEGAL / LIABILITY WAIVER By booking you acknowledge that you and all members of your group have read, understand, and agree to the below liability waiver. You understand that swimming is at your own risk. You accept full responsibility for any bodily injury arising from swimming and hold the property owners harmless. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and for the consequences of those in your party. You agree to waive any claim whatsoever against the owners for accidents or claims arising. All guests in your group acknowledge and agree that they have read and understood this waiver and they acknowledge that confirming below constitutes a binding and enforceable contract between Guests and Host/Owners. Other things to note Access to the apartment requires walking up a flight of stairs. The kitchenette can be used for light cooking. It does not have a fully stocked kitchen or an extensive amount of utensils. It's a small loft not set up for a lot of preparation and serious cooking. We are happy to answer questions in advance about the set-up.
