Holiday Home for 12 in Lincolnshire with Hot tub

NEW FOR 2024- FISHING! Holly Cottage and all our amazing facilities are exclusively yours to use during your stay, including the fully stocked lake! Our Cottage has just been renovated to a high standard with all the mod cons! Cinema Room, Hot tub, Kitchen with 2 ovens, Dining room to seat 12, Large outdoor Patio area with BBQ and open views of the fields extend as far as the eyes can reach - We welcome up to 2 dogs too! The space As you enter the front door, you will be welcomed by our newly tiled hallway, off to the left is our dining room which seats 12 guests and french doors opening out onto the front garden. To the right of the hallway you will find our spacious lounge with the original features and cottage beams, again this opens out onto the front lawn to let in the sunshine and fresh air, but in the colder months, you may want to get the log burner roaring and snuggle up! Also downstairs we have a newly fitted kitchen with 2 ovens, Full length fridge (You may find a little treat in here from us!!) and freezer too. The kitchen also has an island where you can sit and enjoy your morning coffee. There is a bathroom downstairs and a separate toilet too. Finally, at the end of the hallway to the left is our Cinema Room - with an 85" screen and actual cinema seating! All you'll need is the popcorn, although Tony and Jen might have left some treats for your first Movie and Munchies night! You can access the patio area from the back door, but also the cinema room too! Upstairs the property has 5 bedrooms: Master Bedroom: Has a super kingsize bed and en-suite bathroom - This bedroom has great views over the field at the rear of the property. Bedroom 2: With kingsize bed and en-suite with walk-in shower, toilet and heated towel rail. Bedroom 3: With kingsize bed. Bedroom 4: With twin beds and a double sofa bed Bedroom 5: With bunk beds - Perfect for the kids! Family Bathroom: With bath that has a shower attachment, seperate shower cubicle, toilet and heated towel rail. Outside on the patio, you'll find some gorgeous outdoor seating to sit out and enjoy the views with your favourite tipple. We also have a Brand New Hot tub to seat 8, It's one of the fancy ones that has fountains and jets and comes highly recommended! Outside there is also a rustic outdoor kitchen and bar area with American style Fridge Freezer, lots of outdoor seating and also space here to light the BBQ - This is a perfect area to enjoy in the evening with some pretty festoon lighting. Don't delay, grab a group and book today - Our cottage sleeps 12 guests, but there is space for a travel cot too. Please let us know if you require a travel cot and high chair etc, as these are available. We welcome well behaved dogs, but there is a small fee for this. At Holly Cottage, Not only do we have sheep, alpacas, ducks and cows on site, but new for 2024, we are now bringing you exclusive access to our very own private fishing lake! It’s a wonderful activity to bring people together and make memories, it is popular with people of all ages too! Tony actually taught his Grandchildren to fish here and it was during those times and moments that he wanted to create the same opportunity for others too! So from 2024, Holly Cottage and all our amazing facilities are exclusively yours to use during your stay, including the lake, stocked with Roach, Tench, Rudd, Mirror Carp and Crucian Carp - All you need is your rods!! We do not allow parties or events at the cottage, or additional guests, please see additional house rules and quiet hours attached to the listing. Guest access The house is in an idyllic village location, set back from the road. Take our word for it, It's a lovely peaceful and private location and great for friends and family to enjoy! Holly Cottage is also home for our Alpacas and Sheep. The historical city of Lincoln is a 15 minute drive where there is lots to see and do. Explore the Magna Carta, The impressive Lincoln Cathedral, shops, bars and restaurants and also the famous Lincoln Christmas Market. Market Rasen is a small market down and is 6 miles away, you may co-ordinate your stay with a trip to Market Rasen Races. The whole house and garden is yours to enjoy - but please respect the fenced off and signed area of the field behind the house, this is where our animals live. There may be the opportunity for you to help us feed the animals if you or your children wish too.
