ABSOLUTELY NO PARTY and OUTSIDE GUESTS ARE ALLOWED IN THE APT. And I, the host Zeta reserve the full rights to terminate the Airbnb reservation earlier with no refund if the guests who reserve the Airbnb bring any outside guest and violate the NYC Airbnb hosting regulations and policies to host any party or event. Private Property Trespassing Charges might be filed for any unauthorized Airbnb guest‼️ ***Please be honest and respectful. Only book for maximum guest of TWO. Any party or outside guest violation against the listing policies is an invasion of condo owner’s private property rights that will be reported to Airbnb and have law enforcement involved, if necessary, to remove all guests and terminate the Airbnb earlier with absolute no refund‼️ ***There is no washer or dryer in the apt or building. A 24/7 Laundromat and dry cleaning services called "Clean City Laundry" which is 3 mins walking distance from the condo duplex. It comes with 24/7 laundry and dry cleaning drop off and pick up services for your conveniences ***Easy and safe public street parking on the quiet neighborhood block. Recommend to download reliable street parking apps and check the parking info prior your check in, especially during the holidays and weekends Security cameras by building entrance, right in front of the building Paid parking in off premises parking lots, mins of walking distance away ***NO music or extreme Loud talking in the backyard. No smoking, running or screaming in the apt. Please DO NOT smoke cigarettes or weed or hookah in the apt, building common areas or backyard to help avoid escalated complaints from the neighbors to Airbnb and local police precincts If You, the Airbnb guests really need to smoke cigarettes or weed or anything. Please ONLY smoke outside the building, not in the apt, backyard or building common areas to follow the Airbnb stay policies and condo non-smoking policies Reasonable volume of music is allowed in the apt ONLY till 11pm during the weekdays and 12am on the weekends based on condo building noise policies ***NO EARLY CHECK IN PRIOR 3PM EST CHECK IN TIME. PLEASE DO NOT BOOK IF YOU NEED EARLY CHECK IN FOR ANY REASON PRIOR 3PM *** Booking Alternation Request: If the guest requests the booking alternation 21 days(3 weeks) prior guest's check in date(your check in date doesn't count), a one time courtesy to approve the booking alternation request will be offered if there is any availability to accommodate the booking alternation request. If less than 21 days, NO booking alternation request will be accepted and please contact airbnb customer support to cancel your booking. ***This is a condo building with 6 other units/neighbors. Please do kindly be considerate to avoid any noise complaint from the neighbors that might be escalated to a local precinct. The condo will be thoroughly cleaned and disinfected prior any booking for guests’ safety to follow Airbnb cleanliness requirements. For those who may have special concerns, please search elsewhere. *** I reserve the rights to charge extra cleaning fees and reimbursement for any damage or missing item caused by the guests. ✅CHECK OUT: ***ABSOLUTELY NO LATE CHECK OUT*** For standard booking of 2 guests maximum, please check out before/at 11am on your check out date. For every half an hour passes 11am, it will be $75 extra as a late check out penalty‼️ ‼️Building access code will be provided to enter the building. One key Only for the easy access to the condo‼️ ***Key Replacement for the first lost key and key ring is $100 with additional charges required for the second and more lost keys. For example, If you lost the first key and need a second key to get in, but somehow you lost the second key, two keys in total by your check out date, it will be $200 for two keys in total. If you lost three keys and more during your stay, the apt door lock will need to be replaced to protect the stay of all future guests' safety. For three and more keys lost and/or damaged apt door lock and door handle, the total charge will be $2750 that includes locksmith services to replace the door lock. The duplex apt door lock is a special kind of customized made heavy and secure lock with additional lock replacement and locksmith charges required. *** Please airbnb msg/text/call me ASAP if you have difficulty in checking in to access the building or open the apt door. ***It’s the guests' full responsibilities to hold all keys during your stay and also please leave the keys on the kitchen counter upon your check out. * Per Airbnb booking policies, the hosts are not mandated to provide any mail & package delivery service during guests’ stay. Please kindly DO NO MAIL YOUR PACKAGES TO THIS AIRBNB ADDRESS. 24/7 security cameras in building common areas. *** Luggage storage after 11AM EST check out is NOT AVAILABLE‼️ *** Per airbnb booking polices, the host is not responsible for the guests' luggages or personal belongings during the guest's stay and after the guest's check out.
