4 bedrooms (1 King/3 Queens), 2.5 bath/ 2200 sq ft home with pool/spa and putting green (pool heat xtra). Games room, well stocked kitchen, living room with 60” smart TV, beautiful heated pool & relaxing spa. Waterfall, & putting green help you enjoy beautiful Henderson in the Mission Hills area. 20 min drive to Las Vegas strip or Boulder City. Outdoor space includes lounge chairs on newly resurfaced pool deck, outdoor table with seating/ lounge area on covered patio. See details for more info. The space ***Please note this is not a party house we absolutely do not provide a space for events or gatherings. Henderson County is very strict on this*** Guests in the home must be the ones booked to sleep in the home. Unauthorized guests are grounds for cancellation of your reservation. ***Guest count includes children*** we can not exceed as per Henderson restrictions, and AirBnb rules do not override this. County imposed quiet hours means the pool and spa are completely off limits after 10:00pm for both adults and children. Please be respectful of neighbors and keep the noise level down. Excited children and drinking people tend to get noisy when in the pool. Home has 1 king bed, and 3 queen beds. There is also a twin size cot in the closet. Please review these sleeping arrangements to make sure they work for you. Maximum 10 guests, although we do not provide sleeping space for 10. Please make sure the bed set up will work for your group prior to booking. Beautiful private backyard with artificial turf/ putting green/ pool and spa and waterfall. Lounge chairs and Adirondack chairs for you to relax & enjoy. Pool deck freshly resurfaced in December. No immediate neighbors behind the house, neighbors to the sides only, however they can't see in the yard, it's very private. Natural Gas BBQ Grill available for use *please clean the grill after use*. Pool heat is available ($50 per day) in the colder months. Spa takes approx 30 minutes to heat up, and must be turned off when not in use. We do not charge if you wish to use the spa only, or the waterfall. See House Manual for full instructions. If your reservation request is less than 2 days before the start date we do not guarantee the pool will be heated when you arrive. It generally takes about 24-48 hours. We will do our absolute best and haven't had an issue yet but we do put out this disclaimer just in case. Bedroom 1- Primary- King bed/ small Smart TV, Ceiling Fan, black out curtains, open ensuite bathroom with double sinks, jetted bathtub, separate shower and separate WC (toilet room). Closet with luggage rack and storage for the cot/ bedding. Bedroom 2- Queen bed/ 55" Smart TV, ceiling fan, black out curtains, luggage rack and console table. Shares hall bathroom which has double sinks and shower /tub combo. Bedroom 3- Queen bed, ceiling fan, dedicated work space with sit and stand powered desk, office chair and free standing open armoire, black out blinds and luggage rack. Shares hall bathroom with double sinks and shower/ tub combo. Bedroom 4- Queen bed, ceiling fan, black out blinds, luggage rack, console table. Easy access to half bath or hall bathroom. Cot can fit in either the Primary bedroom or the one at the end of the hall. It is a twin sized bed cot, not a smallest one. Well appointed kitchen with gas stove, wall oven, dishwasher, built in Reverse Osmosis system for water filtration. Nevada has very hard water- fridge water and ice maker along with dedicated faucet beside the main sink faucet all draw from reverse osmosis filter. Games room with board games, cribbage, cards and stools to sit around the board game table. Natural Gas Fireplace (available seasonally- we do not keep the pilot light on year round) in the living/ games room. Living room with 60" Smart TV ready for you to log in to your favorite services **cable and streaming services are not provided. Please remember to log out at the end of your stay. Dining room seats 8 for a group dinner, as does the outdoor dining table. Kitchen table seating for 4. Laundry room with washer and dryer, available for your use. Parking available in the garage- remotes available- $100 replacement fee if not left at checkout. Due to the heat it is nice to park in the garage but the driveway is also available. A couple of the palm trees in the backyard were just removed as they were dead and causing a fire hazard. Photos may look slightly different due to the removed trees and freshly resurfaced pool deck. We are always puttering around upgrading the yard, cleaning and tidying, adding new lights etc. Great access to Lake Mead for recreational use. RV space with a locked gate is available for your boat/ jetski etc. Please contact us through the Airbnb app for the gate code. Guest access Full access to all areas of the house with the exception of three locked owners supply closets. If you are interested in accessing the RV parking for a boat/ RV etc, please contact us. The covered space is handy to keep the sun off and we are happy to let you use it. Parking is tight and right next to the AC unit so you have to be good at backing in! Other things to note ***If you have questions during your stay please reach out to us and ask so that we can help you make the most of your stay!*** -Please keep doors closed when AC is running or the system will freeze up. You are responsible for cost of service calls and all damaged equipment if this happens. This house is very well insulated and keeps cool- please set the AC to the temp you want it to stay at and it will quickly cool down and maintain that temperature. -If you use the BBQ/ Grill please clean it after use. -We subscribe to regular pest control inside and out. We will try to let you know if your stay is during this time. Pest control is non toxic and does not affect your ability to use the property. Yard maintenance comes once a month and is in both front and back. We will also try to let you know when they’re coming but they generally don't give us advanced warning. -Regular pool maintenance is done by a pool service every Thursday (or Friday morning if he’s running behind). They have a key and they do not usually knock or let you know they are there. We do not send reminders. If it's windy or stormy between cleans there may be leaves/ dirt/ dust etc in the pool. There is a net if you need it. Severe rain or dust storms can change the balance of the water slightly but does not make it unusable. Please watch your pets when the pool guy is there because the gate may get left open when he backs his truck down the side of the yard. -Natural Gas Fireplace in the Living/ Games Room available seasonally. Pilot light in not left lit all year round. *Please contact us if it is not running and you want access. Instructions for lighting it are in the house manual* -Screens on most windows if you choose to have the windows open instead of the AC on. A couple screens are missing. Please do not run AC with the windows/ doors open. -There is a crack in one window in the master bedroom and one in another bedroom. They do not impact functionality and are not really noticeable due to the blinds, but they are there and we are aware of the damage. -Multi use path behind the house used by walkers, cyclists etc (fence is approx 7 feet high from the other side and people on the path can not see in the yard, it is almost completely private). -Train tracks behind the house- every Wednesday afternoon for approx 1 hour there is a privately owned train bringing supplies only (no passengers) to a manufacturing plant down the road. The train moves slowly back and forth while it drops off grain and supplies. It is a bit noisy and fun to watch. A great spot for train lovers. It lasts about an hour one day a week only. Train goes between 0 and 5 miles an hour (approx). -Cot (full twin sized bed/cot) in the closet of the primary bedroom. Bedding up on the shelf. -Initial supply of essentials in the home- anything else you need or run out of it is up to you to supply. We do not refill these supplies during your stay. There are also some essentials in the bathrooms if you forgot anything we might have it. Please help yourself if you have forgotten something. -We have had guests use the last of the pepper/ salt or other essentials and not tell us. If this happens please reach out to us- there are usually extras in the house and we can tell you where to find them. -If you need to freshen up laundry during your stay please make use of the washer and dryer- we do not include mid-stay laundry/ linen or cleaning services. You will find some laundry pods but we don't restock if you use them all. - ***Pool towels supplied in addition to regular towels. No need to pack bulky towels. Please wash them if you need to, or just throw them through the dryer if that's all they need. -Wifi/ cameras/ router/ noise monitoring equipment etc are not to be touched, tampered with or turned off during your stay. This is cause for cancellation of your reservation- these items are required by the City and can not be turned off. Please see safety for description of camera locations. These cameras activate when they pick up motion and will record a brief clip. These cameras are not regularly monitored by us, video is automatically saved for a short period of time. In the event of a high number of alerts we may check cameras to make sure parties are not occurring. Henderson County is very strict with parties and we are required by them to do everything we can to monitor the home in the event of unauthorized gatherings over the maximum occupancy. -No commercial filming/ photo shoots, either amateur or professional without written authorization from host. -Nevada's hard water will leave spots on glasses, silverware, pots and pans, tub surfaces etc. These are not considered dirty, and we are diligent in cleaning to attempt to get rid of them all but you may see some spots. -If you bring pets you agree you are 100% responsible for any damage. Please do not leave pets alone in the house or garage (no air conditioning in the garage). $100 per stay pet fee. Please do not let your pets pee on the artificial turf- it starts to stink fast.
