Description
The retreat cabin is a place for couples to genuinely switch off from the outside world. Relax in private luxury with a fantastic teak hot tub and award winning luxury heated swimming pool just feet from your door. Underfloor heating is also fitted as is air conditioning and electric privacy blinds. This entire area and listing is completely private and not shared with other guests. The space The main room has a superb full double sofa bed which is always in a bed configuration. It was recently purchased from John Lewis and has a luxury mattress topper with Egyptian cotton linen. There is a Lignet Roset Togo Sofa to relax on while enjoying Amazon Prime, Netflix or a library of around 500 films including latest releases on our Apple TV connected to a new Samsung 55” Smart TV. There is a small coffee height table suitable for two to dine at. The kitchen is equipped with a one and half bowl sink, refrigerator, small freezer, Microwave oven with grill. The kitchen is equipped with basic things needed. We provide some tea, coffee, sugar and milk if available. Etc. The bathroom has a modern WC, sink and a Tylo enclosed shower. There are also two full length mirrors. We provide ample towels in addition to freshly laundered bath robes. There is conventional and LED lighting in the main room. The cabin has both underfloor heating in addition to inverter heating and air conditioning, there is a hot and cold water outside shower, (not available in winter) landscaped, completely private walled garden and a double hammock. It really is a dreamy space for couples or friends. The entire pool area is exclusive to this listing and not overlooked or shared with anybody else. The CCTV camera in the pool camera can be turned off at check in by request, subject to adherence to the pool rules. A copy of the blank recording history is sent after checkout. Guests are free to roam around the grounds of the main property which are quite extensive. There is a lovely duck pond, meandering paths and an apple Orchard to wander through. Please note that this is not a self check in property. Other things to note SAME DAY BOOKINGS: The property can rarely be prepared before 4.00PM on same day bookings. Please contact us for earliest check in time for same day bookings when available. The Cabin and hot tub are located on the swimming pool patio. Guests booking the cabin will have privacy and the sole use of the entire area. The entire area is exclusive and not shared. The pool is heated all year. The cabin, heated pool and hot tub are always functioning. Please feel free to enquire and clarify any information about use of the pool. This area is private, it is not overlooked at all. The cabin is very warm and cosy in winter and the hot tub is fully functioning all year. the pool is much larger than the images portray. (Approx 50 feet, 15 Metres in length) It has in water LED lighting. It is an award winning pool finished in grey/blue granite stone. The filtration system operates 24/7 and the chemical are checked and adjusted daily. The depth of the pool ranges from 1 metre to 2.1 metres. We can provide details of the pool temperature when requested.The Cabin has air conditioning for warm weather and has some lovely features, all of which are Included. The hot tub is heated all year and this is fully included with the listing. We set the tub at 39 Degrees C, this can be adjusted. The water in the hot tub is partly or fully changed between guests, the chemicals are checked and logged daily. We respectfully ask that guests using wash in, wash out hair dyes do not use the hot tub, as the dye stains towels and bed linen. There is a hot and cold water outside shower (not operating from mid November). Guests using the hot tub or pool, must abide by the pool rules and sign a document acknowledging that they agree to abide by these rules before entering the pool and hot tub area. The rules relate mainly to safety, there is no lifeguard on duty and anybody using the water facilities do so at their own risk. The pool rules can be made available upon request before booking and are provided for signing upon booking, together with comprehensive property information. Check in time is from 2.00PM and check out time is up to 11.00AM but it may be possible on occasion, to check in and out with an extra hour of flexibility only if arranged beforehand. Please note, we may require up to 3 hours notice in order to prepare the property for same day bookings, please message to confirm. The pool and hot tub are always serviced between bookings. During cold or windy weather, the electric pool cover must be closed between swimming sessions. In Winter. The pool cover will always be closed late evening unless by prior agreement. The pool cover will not be opened on the morning of checkout if any leaves or rain are on the cover or patio area. We always respect the privacy of our guests. Hollybush farm and barns are part of a country house estate. the hosts and their pets live in the main farmhouse (which is totally separate and detached from the barn and pool) Somebody is almost always on hand if needed. The barn and pool area have certain equipment which uses various remote controls and applications, therefore a certain basic knowledge of technology is required. Everything to operate this equipment is provided and an explanation given on its use, there are also video clips available which can be sent. Guests will need to have a basic knowledge of how to connect devices to Bluetooth and airplay in order to stream their music to our systems and speakers. They will have to use remote control for such things as TV, Apple TV, air conditioning, Somfy window blinds, Etc. We provide a guest iPhone which can be used to stream music to the external sound system around the pool or to the portable Sonos speaker (use of the pool outdoor system is at our discretion and always subject to volume limits). and also to operate the pool house privacy blinds. Guests are also reminded that the property is situated in the Buckinghamshire countryside. There is an abundance of wildlife here including Deer, Badgers, Foxes, Squirrels, Glis Glis, Owls, Bats, Ducks, Etc. Some of these animals make a noise at night. Between the months of May to September, it is possible that we will have Glis Glis in some of our roof spaces and that they will be active mainly at night, these are a partly protected species of fruit eating edible dormouse, and they look very cute. They sleep for around 5 months and wake up around May. if we have them, they can move around and make a scratching noise. if they arrive this year, we have to get a company in to catch them. they are harmless, but noisy. We have a pet Border Collie Dog named Lily who is typical of the breed and loves to try to play, bark and herd people, she loves to play football and will do this all day long. we normally keep Lily in the rear garden and fields. We also have a very tiny black teddy pomeranian. if any guests would like to be introduced to our pets please ask, if any guests prefer to have no interaction with dogs, please let us know and we will do our best to keep Lily away. Any guests who will be using the swimming pool and hot tub will need to have a safety briefing or the person booking must have one and pass over the information to other guests in the booking. Everybody using the water facilities will need to sign an indemnity. The indemnity is a requirement of our insurance and points out the risks involved with the use of a swimming pool. There are pool rules which must be read and adhered to. It is important that guests understand that they swim at their own risk and that there is no lifeguard on duty here. The pool rules document can be forwarded upon request and relates almost entirely to safety. From time to time, and because of the nature of the property there will be some things which are not working or awaiting repair. We will make a note in this section of any important things which are awaiting repair, and try to keep it reasonably up to date. Anything not working will always be repaired as soon as possible. Important Items currently awaiting repair: none Items which are chargeable: Use of the fire basket £50 The fire basket must be requested in advance. It has to be positioned by us in only one suitable location and must not be moved. The price includes fire lighters, a large bag of kindling wood and enough kiln dried wood to reasonably burn all evening. This is provided in a Large box. We do not permit cooking of any kind on the pool patio. The fire basket must not be moved from the position in which it is placed on the patio. The basket must be on top of the steel base at all times. We host many dogs and have had few problems but on occasion this has not been the case. It is up to owners to decide if the property is suitable for their pet. It is a luxury property. The listing price includes guest up to 2 in number. Please note ***part of the pool rules states that absolutely no food or snacks can be taken onto or consumed anywhere on the pool patio, including at the tables on the patio area, this also includes nuts, crisps etc. this rule must be strictly abided by***. Drinks are permitted. Food can be consumed inside the cabin, there is also a table beside the pond which guests can use. Day guests are occasionally allowed subject to receiving prior permission and numbers and ID for each guest. A charge will be made for day guests, and they will be charged for using the water or other facilities. It is essential that everybody using the pool or hot tub agrees to abide by the rules and that their names are added to the pool rules indemnity form. All of the above is to ensure the enjoyment and safety of our guests. The usual opening hours of the swimming pool are from 7.00am till midnight. The pool times can be varied upon request in writing via message or on the Airbnb app. The pool will be closed in the event of there being any unauthorised guests present. If guests become unreasonably rowdy or noisy or fail to abide by the pool rules. We require that the booking guest provide a valid ID and proof of Current address. There are a few items of gym equipment in some of the pictures but this is no longer in use. There is a gym within walking distance of the property. Please take time to read the entire listing and the further information which is sent after booking Our pool ranges between 88-95 degrees weather and air temp dependant. In colder months it will be closer to 88, and moving through summer will be closer to 94/5 degrees. The fluctuation of temperature depends on the weather and outside air temperature. It’s colder in winter and warmer in summer. Our pool holds 129,600 litres, which is enough water to fill 864 average-sized bathtubs, therefore the pool temperature cannot simply be turned up, and the heating is operating 24/7. 1. Private Swimming Pools (Holiday Rentals & Airbnbs) Private pools in holiday homes are usually kept warmer than public ones to ensure a luxury experience for guests. • Indoor Private Pools: Typically kept at 28°C–30°C (82°F–86°F). This is considered the "Goldilocks" zone—warm enough for children to play for hours without getting cold, but still fresh enough for a few laps. • Outdoor Private Pools (Heated): Usually aimed at 25°C–28°C (77°F–82°F) during the rental season (May–September). ◦ Note for Guests: In March/April, these pools may struggle to stay above 22°C (72°F) unless they have high-end heat pumps and a heavy-duty cover. • Outdoor Private Pools (Unheated): In March, these will be approximately 7°C–10°C (45°F–50°F). They are essentially unusable for leisure until June. 2. Public Lidos (Outdoor Public Pools) UK Lidos are iconic but vary wildly in temperature. • Year-Round Heated Lidos: High-end lidos (e.g., London’s Hampton Pool or Bristol Lido) maintain a steady 28°C (82°F) even in winter. • Seasonally Heated Lidos: Many open in spring and aim for a bracing 21°C–24°C (70°F–75°F). This feels very cold when you first get in but is comfortable once you start swimming. • Unheated Lidos/Ponds: These follow the natural climate. Expect 6°C–10°C (43°F–50°F) in March, rising to 18°C–22°C (64°F–72°F) in a peak UK summer. 3. Commercial Indoor Pools (Leisure Centers) • Standard Public Pool: 28°C–29°C (82°F–84°F). Designed for general family use. • Competition/Fitness Pool: 25°C–27°C (77°F–81°F). Serious swimmers prefer this as it prevents overheating during training.
