Welcome to Palazzo Hudson! The only private vacation home in the town of Hudson with a chef's kitchen, seasonal in-ground pool, deluxe sauna, cedar hot tub & the Blue Library-Lounge Barn. A home for all seasons, you'll experience inspiration and relaxation in the warm and whimsical spaces of our unique light-filled home's art, books, music, luxury spa features, outdoor patios, deck, and gardens. A quick stroll to restaurants, bars, cafes, and shops of Warren Street and the Upper Depot District. The space THE PERFECT HOME FOR ALL SEASONS Palazzo Hudson is a beautifully restored, turn-of-the-century townhouse full of artistic and bohemian country charm. It features a private entrance and is perfect for short or long stays for up to 8 people. Couples, friends, and families all equally love our home. The rental includes private access to the sauna, hot tub, and a seasonally opened in-ground heated swimming pool in a private fenced garden with patios and terraces. Whether you want a spa retreat, romantic escape, a vacation with friends or family, or a work retreat, Palazzo Hudson is the perfect place for you. Immerse yourself in the unique town of Hudson, full of artists, creatives, and artisans where you can visit the best galleries, antique/vintage/artisan shops or relax in its great cafes, bars, and restaurants, of the Upper Depot District and Warren Street, a quick stroll away. Take inspiration from the unique architectural heritage of the town and enjoy amazing views of the Catskill mountains that inspired so many artists in the past and continue to do so today. THE PALAZZO HUDSON EXPERIENCE INSIDE Kitchen: The chef's kitchen features a cozy farm table that can seat up to six people, a porcelain sink, a large refrigerator with a freezer and ice maker, a gas range with oven and broiler. The kitchen is well-stocked with plates, glassware, silverware, and all the dishes, pots, and pans, as well as other special equipment for whatever you might like to cook and to create a lovely breakfast or lunch or put on an informal or formal dinner. I provide the necessities for cocktail-making, including a shaker, strainer, and champagne buckets. I love coffee and provide five ways to make coffee and espresso! I also stock various herbs and spices and essential sundries for cooking. I provide special seasonal treats on your arrival, like fresh pastries and bread from our best local bakers, Hudson's Harney and Sons Teas, organic milk, cage-free eggs, yogurt, butter, and juice. Seasonally, we supply fresh flowers and herbs from the garden. We keep our honor bar stocked with bubbles and other options. Bedroom One: The Bello Blue Suite Queen bed with Les Indiennes bedcover and pillow shams, Lacoste percale sheets, canopy bed with linen drapes, chandelier, side tables with lamps, vanity table/work desk, dresser, en-suite bathroom with Spanish-tiled shower, marble floor, and rain shower head, pedestal sink and toilet. Beekman shampoo, soap, conditioner. Makeup remover, washcloths, large cotton waffle towels, and hand towels, lush bath mats. Hairdryer. Two luxury bathrobes. Hangers, bathrobe hooks. Suitcase rack. Bedroom Two: The Corset Queen Queen bed with designer toile headboard, Lacoste percale sheets, Les Indiennes bedcover, and pillow shams, chandelier, side tables with lamps, closet with hangers, bathrobe hooks, and suitcase rack. This room features a transporting view of trees, the 18th-century stone house next door, and other historic homes. Bedroom Three: The Vineyard Queen bed with designer antique wrought-iron grapevine and linen headboard, Lacoste percale sheets, Les Indiennes bedcover and shams, chandelier, side tables with lamps, closet with hangers, suitcase rack, extra blankets, bathrobe hooks, two luxury bathrobes. Room darkening blinds and damask curtains. Flowers. This room features a transporting view of trees, the 18th-century stone house next door, and other historic homes. Bedroom Four: The Little Magnolia The former sunroom features a Full-size wooden sley bed for two, with Lacoste percale sheets, Les Indiennes bedcover and pillow shams, a chandelier, a side table with lamp, an electric fireplace, a small desk, an antique trunk for a suitcase rack, a cupboard, a bathrobe hook, two luxury bathrobes and flowers. Room darkening damask curtains. The windows look out to the grand deck overlooking the garden. A door from the kitchen leads to this room, and it has a door to the large back deck overlooking the yard and trees, as well as a separate door that leads down to the sauna and backyard. This room is smaller than the others but is very charming and cozy! Main Bathroom: Large Spanish-tiled bathroom with 2 pedestal sinks. Walk-in subway-tiled shower with a marble floor, and rain can shower head and niche with a 17th c. Dutch tile. Les Indiennes shower curtain. Enormous double-slipper, white porcelain claw-foot tub with a chrome shower head and lion’s feet. Beekman shampoo, soap, and conditioner. New York's Bathhouse Bath Bombs and Cupcakes. Makeup remover, makeup washcloths, six large cotton waffle towels and hand towels, lush bath mats, hairdryer, spa shoes in various sizes. Dining Room: The light-filled dining room has bay windows, book libraries, a chandelier, a large Persian carpet, side tables with tabletop lamps, and plants. It features a very large maple dining table, a vase of flowers, a beautiful tablecloth, candles, and historic wooden chairs to seat up to eight people. In the kitchen is a full selection of dining ware, water, and wine glasses, napkins, and place mats. There is a sound system in the dining room to use with Bluetooth. There is also a concert grand piano with absolutely beautiful sound. The afternoon light fills the room, and sunsets illuminate it through the original glass windows. Living Room: Two Victorian couches with pillows, and two armchairs provide plenty of room to lounge. The wooden floors are covered with an antique carpet, and there are side tables (one filled with playing cards, a tarot deck, and UNO), side lamps, a chandelier, and a cozy gas log fireplace. In the antique wooden armoire, you will find games, puzzles, origami, and some children's toys, as well as extra blankets. Entryway: A large armoire is provided for hanging up coats and clothes. Inside is a portable crib. There is a luggage rack and an umbrella stand. Furnishings: I've furnished Palazzo Hudson with inspiration and comfort as my top priority. I mixed all of the paints myself, based on the colors of Frederick Church's Olana Mansion. The home features my personal art collection composed of everything from 1800’s Italian portraiture to contemporary art, combined with antiques, elegant furniture, chandeliers, and side lamps. I've spent years treasure hunting and locally sourcing items with each room in mind to create a cozy and inspiring ambiance. All of the original wood moldings were preserved in the house, and most of the windows feature original centennial glass that creates a unique light as the sun draws across the Hudson Valley sky and drops behind the Catskills. The floors are original wood, expertly refinished with a light, natural feel. The kitchen and bathrooms are new but designed to feel timeless. The bathrooms feature Italian and Spanish tiles and quality fixtures. The mattresses, towels, and linens are natural luxurious cotton. I love pillows, so there are a lot of them! Entertainment: There are extensive libraries of my personal book collection inside both the house and in the Blue Library Lounge Barn. There's a flat-screen smart TV with Amazon Prime, HBO Max, Disney & Netflix. Board games and extra blankets and pillows are located in the armoire in the living room. There is a chessboard in the pool house. Card decks are in drawers. There is also a historic upright concert grand piano kept well-tuned and ready to play. Musicians love it! Bluetooth stereos are in the house and the backyard/pool area and pool house. OUTDOORS Yard: The yard has a tall privacy fence, loungers, an umbrella, nighttime lighting and in season landscaping of fragrant flowers, hanging baskets, lush plants, a small vegetable garden, and herbs for cooking. The patios are made of travertine imported from Turkey. The walkways are made from Catskill Mountain Bluestone and the bricks that used to make up the foundation of our house. The retaining walls are from locally sourced stone. We've chosen landscaping that attracts a wide variety of small birds, including cardinals, robins, doves, hummingbirds, butterflies, and charming little finches. Squirrels and chipmunks provide extra entertainment. The backyard is set up for private luxury, relaxation, and fun! Hot Tub: Custom-built 6-foot Snorkel Cedar Hot Tub made in Seattle. Put on your robes and grab your spa towels! Enjoy the aromatic hot waters of this natural cedar hot tub, with a surround seat and steps for a relaxing soak during the light of day or under the stars or snowflakes. Available year-round, this provides a luxurious private spa experience! Sauna: Custom-built, 6x8 foot cedar and ceramic tile sauna awaits you behind an 1800's door, with a high-end Finnish dry sauna unit and custom cedar benches. A ladle is provided with a water bucket so you can control the amount of steam you'd like. The designer mural tiled wall with flowers and birds provides a lovely meditation space for total relax in your private spa experience! Pool: The private luxury in-ground heated salt water pool is open seasonally May-October weather dependent. The patio surround is travertine flagstone and is furnished with teak chaise-longues and lounge chairs in summer. Pool toys and floaters are there for leisure and fun. The pool is 10 by 30 feet and is 3.5- 6.5 feet deep. There are large pool and spa towels in the basement corridor. We provide dishwasher-safe plastic wine and cocktail glasses so you can safely enjoy your refreshments by the pool. This pool is truly magical and has seen so many happy swimmers. Blue Library-Lounge Barn: The small barn features wood floors, French doors, a full-length library bookcase, 25-panel windows, and a Persian carpet to create a perfect relaxing retreat at any time of day or night, for lounging, dancing, yoga, writing, reading or even working out. It also makes a good workspace or place to work on creative projects. There are writing desks, a full library of arts and humanities books, as well as cozy niches and a French daybed for lounging. We installed a great sound system with a vinyl record player, records and a disco ball. The room is set up with wifi and has an 18th-century desk for working or creating. This room is temperature controlled and features a gas log fireplace with a mantle from the 1850s for extra coziness, as well as a water cooler for your use. This room has a fire hydrant and carbon monoxide sensor for safety. Deck: The private back deck is 30 feet long and overlooks the pool and backyard, which is filled with flowers and climbing vines in summer under the enormous rustling maple tree. The back deck is perfect for lounging and relaxing on rattan couches with outdoor cushions, enjoying cocktail hour and dining at the table which seats 8. In summer hanging baskets are filled with flowers. Bird and squirrel watching are an added bonus! Covered Patio Bar and Outdoor Kitchen: Under the deck is a travertine stone floor patio, with comfortable furniture, antique bar from a boat, bar stools, and lounge chairs. A refrigerator with a freezer and water cooler are just inside so you can stock your favorite beverages or treats. This area is ideal for lounging and relaxing after a spa experience, getting out of the sun, an aperitivo, or riding out a summer storm. There is an excellent 6-burner BBQ with a side table for your use and a charcoal burner for s'mores. Teleworking: There are several good spaces in the home for telework combined with high-speed cable internet WIFI (150+ Mbps), making Palazzo Hudson a great place to combine work with play. Heating and Cooling: Heat pumps warm and cool the whole apartment and you control the temperature! There is also a gas fireplace stove for cozy days in the living room and pool house. Laundry: The laundry room is available upon request. Parking: Two normal-sized cars can fit in the blacktop driveway, and there is free parking on the street. LEGAL & REGISTERED Our home is duly registered with the City of Hudson as a short term lodging provider. We are authorized to charge, collect and remit the 4% lodging tax on behalf of the city. This tax is included in your reservation. Our 2023 Certificate of Authority license number is: 1409 Guest access Access to the residence: You will receive the key code for the home the day before your arrival, which works for all doors, including those to the home and the Blue Library-Lounge Barn. Ensure that EVERYONE IN YOUR PARTY has the access key code. There are two steps from the sidewalk in front of the house to the front porch. The townhouse is on one level with no interior stairs, and the showers are walk-in. The back yard is accessed via the internal back staircase from the sunroom bedroom. The stairs lead to a lower hallway containing a refrigerator, water tank, spa towels, and the door to the back yard. The yard can also be accessed through the side gate down a brick walkway, with three steps down to the pool patio level. Inside the home: Guests have access to the entire four-bedroom, two-bathroom house, including the large back deck and front porch. All rooms are on a single floor. The home features a large entryway, a living room with a gas log fireplace, a dining room with a library and piano, and a full chef's kitchen. The bathrooms boast custom walk-in showers with honed marble tiles. The ensuite bathroom has a shower, pedestal sink, and toilet, while the main bath offers a large walk-in shower, a double slipper clawfoot tub, two pedestal sinks, and a toilet. The total square footage of the home plus the Blue Library-Lounge Barn is approximately 2200 square feet. The Back Yard: Guests enjoy full private access to the back deck and yard, patios, Blue Library Lounge Barn, BBQ, hot tub, sauna, and seasonal pool via an internal back stairwell. Parking: One parking space for a normal-sized car is available alongside the house on our blacktop driveway. Free parking is also available on the street in front of the house or nearby. Laundry: Simply ask, and we can arrange for you to use the washer and dryer, conveniently accessible from the breezeway leading to the yard and pool. Other things to note The pool is open seasonally from May 15 to October 15, weather dependent. If you are interested in special amenities, please inquire ahead of time. Services such as laundry, grocery-pantry stocking, catered breakfasts, lunches or dinners, wine delivery, fresh breads, cakes or desserts, cocktails, and special events can be arranged. Additionally, I can coordinate farm visits and special meals, as well as in-house licensed massages. Simply let me know your interests in advance, and we can discuss the details and costs. If you prefer to do your own shopping, everything is conveniently located within a short walk from our home. Feel free to explore my list of recommendations in the guest book. Nearby, there is a beautiful yoga/pilates studio just half a block away. I can arrange for classes or private lessons there, as well as massages. Let me know your interests, and I will check availability. Parents/Families: I thoroughly enjoy hosting families. Our home is meticulously kept with nice furnishings, so I kindly request that it be treated with care. Any childproofing should be done by the parents according to their needs. Children must be attended at all times without exceptions. Please note that food must only be eaten at the tables in the kitchen or dining room. Ensure that children's hands are clean when finished eating. Also, please be aware that the hot water in the tub is very hot, and children cannot be left to turn the knobs by themselves. They must always be attended to by an adult when bathing.
