2-bedroom boathouse apartment right on the river

Right on the river, enjoy the best of both worlds: the natural beauty of the Kawarthas and the creature-comforts of daily life, with shops and services in walking distance or an easy scenic drive. Located in the Village of Coboconk, the Coby Boathouse is one of few remaining two-storey boathouses along the Trent-Severn Waterway. Built in the mid-1970s & recently renovated, the boathouse is an imposing 600-square-foot structure, with a wetslip below & an updated two-bedroom apartment above. The space The boathouse has been carefully restored & updated over the past few years. Recent renovations include pine floors and ceilings, a new open concept kitchen, and a high-efficiency fireplace. A 30-foot deck looking toward Balsam Lake offers a picturesque vista at all times of year. Complementing modern amenities are a number of vintage fixtures, including stained glass window and vanity, a claw-foot tub & original corduroy furniture for a "retro-chic" feel. Arts and crafts by local artists also pepper the walls and shelves with some of them for sale. You never know what you'll find when you pay a visit! The Boathouse has 2 bedrooms: A main bedroom with 1 Queen-size bed, and a smaller bedroom with 2 Twin-size beds that, by request, can be put together to form 1 King-size bed. In the case of extra guests (particularly the younger variety) there is also a Hide-a-Bed in the common area that pulls out from the love-seat. We're glad to share that the Queen & King Beds have brand-new GhostBed Memory Foam Toppers & the Hide-a-Bed boasts a brand new custom-mattress. We hope the investment will translate into comfortable, easy sleeps during your stay. Guest access The boathouse apartment is all yours during your stay, as is the 30-foot deck with a barbecue. We provide the propane. :) You are also welcome to use the lower level deck as well as the dock. The Muskoka-style chairs are very comfortable for reading, fishing, napping etc. Guests have shared how convenient it is that there's a boat launch directly across the river. If you have a small boat you'd like to bring, you're welcome to park it on the dock for a small fee based on your needs (eg. charging batteries). Please let us know if you'd like to dock a boat in advance so we can ensure it's possible. :) If you’re interested in kayaking, paddle boarding, or pedal-boating, we have a fleet for rent during your stay. (The fleet includes 2 recreational sit-on kayaks, 2 paddle boards, & a pedal boat.) Alternatively, individual watercraft can be rented for $50/day at Balsam Lake Provincial Park (about a 5-minute drive away). Park Staff suggest arriving by 08.00 when they open the Permit Office to secure a vessel. Of note, a daily permit is $18: https://www.ontarioparks[dot]com/park/balsamlake If you're hoping to bring your own kayaks or canoes, you can store them in the lower level of the boathouse, as long as we have notice in advance to ensure the space is accessible for you. If you're interested in renting a jetski or boat of some sort, Balsam RPM is located a few-minute walk down the street, across from Home Hardware. They also sell fishing supplies. The website also includes a collection of Frequently Asked Questions. A Few Considerations: This boathouse getaway is intended for relaxing, restorative weekends away. As such, this boathouse is not what you're looking for if you're hoping to party. The space is ideal for four or less folk; more than that will likely feel a bit cramped. We've discovered many people enquire about the river & what to expect. The Gull River is healthy & thriving. The plant-life ecosystem matters to our non-human neighbours. If you are hoping to avoid plants in the water, this is not the river's edge for you.
