Newly built & renovated. Large, cozy cabin with modern amenities at picturesque Chocorua Lake. Private swimming area with kayaks, paddleboard, and canoe. Swim, paddle, hike, fish, soak in a hot tub, explore walking trails, sit around a fire pit, watch your kids bounce on a trampoline, stream a movie, or read a book next to the fireplace. 3,000 sq ft of living space. Large deck with a hammock. Spacious study if work beckons. Located on 65 acres and near 1,000 acres of conservation land. Enjoy short morning walks or sunset strolls to the historic Narrows Bridge (a five-minute walk) with its rustic cedar railings at the southern end of Chocorua Lake where you can enjoy incredible views of Mt Chocorua and the Sandwich Range. Hang out with family and friends in large, open-design living and dining area with a vaulted ceiling and two skylights, large leather sectional couch, and a large fireplace. Stream your favorite shows and movies via Roku to our large TV screen (swings off the wall). Relax and enjoy drinks and meals on a large outdoor deck in the summer. Our house is located off a dirt road and accessed via a long driveway through the woods. The house is on a 65-acre property that you are welcome to explore. Our private swimming area is a five-minute walk across a small field and down a wooded path. The lake is not visible from the cabin. Guests have access to two kayaks, a canoe, a paddle board, and a large cedar raft. Life jackets and paddles are provided. ______ The cabin has a total of nine beds across four bedrooms and four full bathrooms. The study has a pull-out couch if a fifth bedroom is needed. Two bathrooms have large walk-in showers. The cabin has a large open-design living and dining area, a well-equipped kitchen, a study, a room for board games and jigsaw puzzles, a laundry room, a six-person cedar hot tub, and a private swimming area with a dock and new cedar raft. The swimming area has two kayaks, a paddle board, and a canoe. The total living area is over 3,000 square feet on a single floor, plus a large outdoor deck and a large basement that contains a ping pong table and dartboard. ADDITIONAL DETAILS: The newly built cabin wing, completed in 2019, includes a master bedroom with a queen bed, a master bathroom with a two-person walk-in shower, a game room with dozens of board games and puzzles, and a study with a desk with a monitor, printer, and pull-out couch. The newly built entryway, completed in 2020, has a guest bathroom with a walk-in shower, and a laundry room with a new washer and dryer. The main part of the cabin, built in the 1970s, includes the main living and dining area, a bedroom with two twin beds, two bathrooms (one with bathtub/shower; one with a stand-up shower), and a very well-equipped kitchen (renovated April 2021) with a new dishwasher, a stove, an oven, a refrigerator, a microwave, and a toaster oven. The dining room table expands to accommodate up to 8 to 10 people. The original part of the cabin, built in the 1930s, has two bedrooms. One bedroom has two twin beds. The other bedroom has two large bunk beds (each has a twin bed over a double bed bottom). All windows in this part of the cabin were replaced in March 2020. This part of the cabin was picked up in 2019 and a foundation built for better winter insulation. The entire house is included with any rental. There is a small locked ski closet in the entryway area in which we store our ski gear and hiking accessories. My wife and I are accessible by cell phone or email anytime. We live in the Boston area but own a nearby summer house (70 yards across a field) that we use Memorial Day through mid-October. We have a local caretaker who knows the cabin extremely well and can swing by to provide assistance anytime one of us is not available. Chocorua Lake is noted for its pristine water quality, serene setting, and stunning views of Mt Chocorua. No motorboats are permitted on Chocorua Lake and no houses are visible. The lake is stocked every spring and fall with thousands of Rainbow Trout and has great fishing. The AMC reports that Mt Chocorua is one of the most photographed mountains in the world. Mt Chocorua (3,490 ft) is one of NH's most frequently hiked, well-known, and easily recognizable mountains. It has a substantial network of trails; several trails are very heavily used, but it is usually possible to avoid crowds (until you reach the summit) by taking less popular trails. Almost all of the Chocorua Lake Basin is protected through conservation covenants and easements which have preserved wooded buffers around the lake, so the lake is largely unchanged from 150 years ago. Swimmers and boaters do not see any houses or structures around the lake. Visitors and local residents encounter no billboards or other commercial signs along this three-mile stretch of Route 16. The Chocorua Lake Basin watershed is 13.2 square miles of mostly protected forest. Chocorua Lake has pristine water quality and is ideal for swimming and trout fishing. No motorboats are permitted on Chocorua Lake. The lake is relatively shallow (max 30 ft deep) so the water is warm in the summer which makes for wonderful swimming. The lake has no milfoil or other invasive plants. The lake is about a mile in length and a half a mile across at its widest part. The Narrows Bridge is located at the south end of Chocorua Lake and crosses over the outlet into Little Chocorua Lake. The rustic character of the Narrows Bridge, its beautiful hand-cut cedar railings, and its picturesque setting make it one of the most photographed scenes in New England. The bridge's setting captures an unparalleled view of Chocorua Lake and Mt Chocorua. __________________________________________________ HIKING, BIKING & WALKING OPPORTUNITIES Miles of dirt roads offer great walking and mountain biking opportunities. There are wonderful bike rides from the cabin to Tamworth or Wonalancet (15 to 25 miles round trip). There are many conservation properties nearby and lots of wonderful hiking and walking trails within minutes of the cabin, including: • Frank Bolles Nature Preserve, a 247-acre natural area, has many nice walking trails and access to Heron Pond (also known as Lonely Lake). The trailhead is one-mile from cabin along a dirt road. • Page Hill is an easy, short hike for all ages and features a large open ledge at the summit with a beautiful view of Mt Chocorua and the eastern Sandwich Range. Trailhead is a five-minute drive. • Great Hill Fire Tower is accessed via an easy one-mile trail and offers a spectacular panoramic view of the Sandwich Range. Trail winds through the Big Pines Natural Area in Hemenway State Forest. Trailhead is a seven-minute drive. • Rattlesnake Mountain, an easy 0.8-mile hike for all ages, offers a panoramic view of Squam Lake, where “On Golden Pond” was filmed. Trailhead is a half-hour drive. • Mt Chocorua (3,490 feet elevation) is one of New Hampshire’s most frequently hiked, well-known, and easily recognizable mountains. It has a substantial network of trails. The AMC reports that Mt Chocorua is one of the most photographed mountains in the world. The Jackson Nordic Center (150 km of trails) is a 40 min drive. The cabin is located off a long driveway on a dirt road a five-minute walk to picturesque Chocorua Lake in the scenic White Mountains of New Hampshire. The cabin is 1½ miles from Chocorua Village, five (5) miles from Tamworth Village, ten (10) miles from Conway, and fifteen (15) miles from North Conway. RENTAL LENGTH: Summer rentals are minimum seven nights. Our family uses the cabin frequently during the fall and winter. INTERNET: WiFi is provided via an Orbi router using a U.S. Cellular mobile signal. Speeds are typically 12-20 Mbps down and 4-5 Mbps up, which permit Zoom videoconferences and video streaming. DOGS ALLOWED: Dogs are welcome as long as they're house trained and don't chew things. PET FEE: The dog fee is $100 per stay. ALLERGIES: We have two dogs, so the cabin is not suitable for any guests who are allergic to dogs or cats. No matter how thoroughly the cabin is cleaned, there will be some residual dog hair throughout the cabin. CABIN RULES: - Guests over the age of 25 years old and their children are welcome. Adults cannot book on behalf of underage renters. - Maximum 10 guests on the property at all times. Cabin comfortably sleeps 8-10 adults across four bedrooms (nine beds). - Because of the additional time required to wash lots of sheets and towels for large groups, we occasionally charge an additional $25/person for each person over eight guests. - No large gatherings, parties, or special events. - No indoor smoking of any kind. - All renters must provide a Refundable Damage Deposit of $1,500 at time of booking. - All renters are asked to sign a Short-Term Rental Agreement to book and hold a reservation. CABIN FEATURES: • Cedar hot tub on deck (accommodates six people). • EV charger port for electric vehicles and plug-in hybrids. • TV monitor and Roku in the living room for streaming TV shows and movies. Roku is connected to our family's Netflix, Amazon Prime and HBO accounts. No cable TV. • Ping pong table in the basement. • Game room is stocked with 40+ board games and puzzles for all ages and abilities. • Living room has a continuously running air purifier (Coway Airmega) with a HEPA filter which captures 99.97% of 0.3 micron particles. • Three kayaks, a canoe, and a paddle board provided at a secluded, private swimming area with a new cedar raft. • Large trampoline with safety net enclosure. • Guests have access to private clay tennis court about 3/4 of a mile away shared by seven households. CELL PHONE RECEPTION: Verizon and AT&T phones have decent reception. Sprint phones have mediocre reception and slow data speeds, and T-Mobile phones have limited or no reception.
