Conveniently located from I-70 at exit 10, The Patch is an 1860 country home on a busy road in northern Preble County. Fully furnished, three-bedroom home. Main floor features a bedroom with a queen-size sleep number bed directly off an open office area, two more bedrooms located upstairs. Walk into the laundry area and kitchen. A large patio provides privacy and relaxation with a view of the farm. Perfect for work crews, stays, or just passing through. Ample parking for various vehicles. The space This is an old home on a farm located on St. Rt. 40. The kitchen area was a porch that became enclosed; thus, heating and AC not as prominent as the rest of the house. The house is close to a busy highway, with multiple neighbors, that sheriff and highway patrol regularly drive past. This is a farming community. Planting usually happens in April/May and harvest in October on this farm; thus, dust and pollen may be more abundant, along with smells. Fields are off limits; no driving, parking, etc. in fields, as this is our livelihood. There may be noise from traffic passing, as the house is close to the road. There may be animal smells. The patio is for walking/sitting. It is not a place to dump food or allow animals to use the restroom. Other guests do not want to have to walk through this kind of stuff! If you have never been to the country or are used to the city, this may not be the place for you. Guest access Basement and attics are locked. Basement is available if severe weather is forecasted. Balcony is not to be used. Other things to note *If any items are left and need to be shipped, there is a $20 fee plus shipping costs. (Items left were done many times; it is very much a hassle to return items.) *If you insist that your inside pet also come, there will be a $100 charge per night. (We really don’t want pets in the house; there was also an issue with a pet). *If you use my sweeper to clean your vehicle or other outside items, you will be charged $50; my sweeper is for the house, it’s not a shop vac. (This has been done a couple of times.) There are reminders in the house about these items.
