Kick back and relax in this serene and stylish mid-century cottage. Perched atop a knoll and shaded by a giant oak, the enchanting property hosts a juniper grove, apple trees, wildflowers, wild raspberries and blackberries. The backyard oasis consists of a gravel picnic area, patio, firepit flanked by Adirondack chairs and ample grassland for yard games. Have your morning coffee on the front porch rocking chairs and take in the surroundings. This is a quiet place to relax, no parties please :) The space The house is in the perfect location for exploring the Catskills - 5min from downtown Catskill and Athens, 10min from downtown Hudson, and just a bit further to Saugerties, Tannersville, Woodstock, Hunter and Windham Mountains. A freshwater, glacial lake is right down the road. The house itself consists of three bedrooms - two with queen beds and one with a twin bed and desk, which doubles as an office. Each room has been carefully curated to be stylish yet simplistic, inviting you to cozy up and unwind to the sounds of crickets - open windows, comfy textiles and the gentle breeze of ceiling fans promote a great night's sleep. Wake to the tree-filtered morning light feeling totally rested. Air conditioning is provided in summer months in both larger bedrooms (but not the office), in the event of a rare warm evening. The newly renovated bathroom hosts a soaking tub, pedestal sink and spa-like atmosphere. The country kitchen has an oversized farm sink, retro refrigerator, open shelving and dining table which matches the butcher block countertops. The open floorplan connects the kitchen to the living room which features a picture window, plenty of seating and a projector/screen for evening entertainment. The bedrooms are tucked away from the common areas, providing privacy when needed. PLEASE NOTE that this is a country house on a large property and you may encounter country things such as: snakes, coyotes, hawks, eagles, deer, bears, foxes, wild turkeys, vultures, goats, badgers, raccoons, possums, etc. Did you know possums eat up to 5,000 ticks per year??? Anyway, please DO NOT APPROACH ANY WILDLIFE including the neighhhhh-bor’s (sorry, had to) horses. You may see snakes around the property, they’re usually small and almost always non-venomous - likely just a garter snake or ring snake. We’ve also seen milk snakes and black rat snakes on occasion - again, they might be scary but they’re also non-venomous. Try not to freak! You’re all coexisting in a thriving ecosystem :) Guest access You'll have full access to the property, sans basement. Because the electrical panel, instant-hot water heater, whole-house water filtration system, furnace, oil tank, etc. are in the basement - we cannot allow anyone to access the bottom level of the house, simply in the best interest of guest safety. Other things to note Please note that there are Arlo security cameras in four points, set up to capture EXTERIOR movement only. We installed them a while back to notify us of package deliveries and capture wildlife activity (we had an unidentified animal chewing on the siding - it turned out to be a squirrel). Cameras will be turned OFF for the duration of your stay. The house is quite shaded and well-insulated so air conditioning is only provided throughout the summer of each year. Every bedroom is equipped with a ceiling fan. The Catskills tend to get cool at night even on the hottest days of summer.
