This completely private and spacious guest apartment with private entrance, parking, yard, and amenities. This spacious apartment has a stocked kitchenette (no oven), propane fireplace, air-conditioning, master bedroom, bathroom and a spacious living-room with WiFi. The bedroom has a queen bed with memory foam top. There is an additional fold out bed that is also available for small children and a daybed in the living room that can an additional one or two people. The guest apartment is stocked with games, gold pans, picnic basket for hikes, guide books, current literature, local magazines, and other amenities for an enjoyable stay. In addition, you will enjoy the large spacious yard and garden adjacent to our pasture where our goats graze. Relax in the hammock, cook on the bbq or dine outside on the outdoor dining table and enjoy a country sunset. This apartment serves as a great location a basecamp for sightseeing, cycling, hiking, and rafting in the area. We are located close to many hiking and cycling trails located directly off Salmon Falls Rd that offer stunning views of the South Fork of the American River and Folsom Lake State Park Recreation Area. We are four miles away from Cronan Ranch Regional Trails Park and Magnolia Regional Trails which offer miles of trails. We are located 2 miles from Bayley Barn. Please note: The studio apartment is an entirely separate spacious mother-in-law quarters located on the bottom level of our home on a five acre property. It is completely separate. There are no shared spaces and no interactions beyond a warm greeting at check-in if we are around! We work in Southern California so we are frequently travel. We appreciate our privacy and we imagine that you do too! The apartment has completely separate heat and air conditioning! Guests will enjoy a large private yard with a rose garden, outdoor seating, outdoor dining table, propane BBQ, hammock nestled under two beautiful catalpa trees overlooking a view of pastures. Guests will have private parking in front of their unit. Guests can park a boat here, keep bicycles, kayaks, or other outdoor equipment safely temporarily during their stay. We are friendly and always available to our guests via the AirBnB messaging platform to answer any questions, address issues or offer recommendations on sightseeing. However, we always assume our guests want privacy and will make sure you have it! We expect guests that book our home to be self-sufficient. The road is scenic with rolling hills and oak trees topped off with views of the Sierras. We are just four miles from several restaurants, full-service grocery store, and other amenities. We are close to many hiking trails off Salmon Falls Road which are part of the State Park Service. We are six miles from Auburn, nine miles from Coloma and Lotus. There are many reputable white water rafting companies that offer tours during the summer in nearby Lotus and Coloma. Cronan Ranch and Magnolia Ranch Trails are also just over 2.5 miles away and offer miles of hiking, horseback riding, and cycling! This is an outdoor recreational enthusiasts mecca! You can visit the AirBnB with a car. -We charge $30 cleaning fee for single night bookings. Price will be adjusted upon booking. No cleaning fee for two nights. -We do not accept single night bookings on the weekend. Weekends are a two night minimum. -We are unable to accommodate animals due to wildlife and livestock on/around our property and due to severe asthmatic allergies from dander. If an animal is discovered, you will be immediately asked to vacate the property, forfeit the cost of your stay, and an additional cleaning fees will be submitted to AirBnB. -Please keep doors and windows shut. We are in the country and also in the foothills of California. We have many critters and wildlife in the area that will enter the unit if the door is left opened. -We have a camera that faces our electric gate that is roughly 2.5 blocks from unit. If you climb, hit, or damage the electric gate, you are liable for the cost of repairs. We are not liable to damage to your vehicle. -No smoking on property or in the unit due to fire hazard. Smoking indoors will result in a minimum $250 damage fee. This fee will be submitted to AirBnB. -No additional unregistered guests are permitted on property. If you bring additional unregistered guests, your reservation will be immediately canceled and you will forfeit the cost of your reservation. In addition, a request will also be sent to AirBnB for the cost of additional guests. -No parties or events. Parties will result in immediate eviction. For all intents and purposes, parties are defined as the presence of unregistered guests and/or amplified sound, raucous and noisy behavior, rough-housing, and disturbance of neighbors. -We will not rent to third parties and reserve the right to ask for identification upon or prior to arrival via AirBnB platform or during check-in. In order to rent, you must provide the full name of all adults, age, and city or town of residence. This must match your AirBnB name and ID. No Exceptions. -We will not rent to individuals using a pseudonym or fake identity. If you are not comfortable telling us who you are, we are not comfortable renting to you. -We do not charge a cleaning fee. Guests are expected to place garbage in outside trash and tidy the unit up prior to departure. If the unit is left unusually messy, a cleaning fee will be submitted to your AirBnB to cover additional time and expense. Please note that photographs are taken of the unit prior to each check-in and will be submitted to AirBnB. We expect all spills to be cleaned, damage reported, trash removed and food. We do not rent to anyone under the age of 18 without an adult. Anyone under the age of 18 must be accompanied by a parent or legal guardian and cannot be left unattended at the property under any circumstances. -If you damage the propane fireplace or turn off the propane during your stay, this will result in an additional fee. This fee will be based on the invoice of the propane fireplace technician. We expect guests to only use the remote to control the fireplace and also expect guests to ask questions, refer to the home guide in the unit or to contact us directly instead of troubleshooting any problems. We will not give refunds for failure to read and understand the accommodation description, amenities or rules.
