Close to shops, restaurants, casinos, beach, skiing, and trails, for mountain biking and walking. Fantastic community amenities include; swimming pool (seasonal), spa, saunas (2), billiards, ping pong, tennis, & pickleball. Paved walking trails to Round Hill shopping center, Nevada Beach & Kingsbury. Internet speed is 341 Mbps. The space A wonderful space to relax, unwind, and take in the view, with fantastic access to Tahoe's outdoor activities. Entry is on the first floor, on your left is the first bedroom with en-suite. This bedroom is the smaller bedroom and has a Queen bed and a dresser. The attached bathroom has a double vanity, closet, shower, and toilet. Continue down the hall, the next door is our locked owner's closet. The following door is the washer & dryer. The last door opens to a large bedroom with a beautiful lake view, and a king-sized bed. Also a full-sized closet, and a dresser. The attached bathroom has a double vanity, toilet, and shower. There is a small deck through the sliding glass door on this level. The first floor was updated summer/fall of 2022. Minimalist, modern design. Up the stairs to the second floor, you'll find the main living space. Open floorplan; dining room, kitchen, and living room. Again, with wonderful lake views. The kitchen is well stocked. There is a breakfast bar with 4 stools. The kitchen was renovated in 2023. In the living room, there is a sectional sofa and a 55 inch TV with a Roku. Guests can sign into their own streaming accounts on the TV. This level also has a half bath and another deck. Please note, this is the only TV in the house, we find that most guests enjoy the view, the outdoor activities, and the community amenities, and additional TVs are unnecessary. One more flight of stairs and you will find the rooftop deck. This large deck has incredible lake views! There is a locked door to the owner's bedroom at the top of the stairs, this room is to remain locked as it is not available to guests We provide hand soap, shampoo, shower gel, dishwasher soap, paper towels, laundry detergent, dryer sheets, and TP to get you through the first few days of your stay, Safeway is only 1.7 miles away, so it's easy to restock for the remainder of your stay. ***IMPORTANT HOUSE RULES *** It is essential that you enter an accurate guest count in your booking. When we accept a reservation, it's for the number of people specified only. Maximum occupancy is 4 people, at any time. Including children. Pets are not permitted at this property. SMOKING IS STRICTLY PROHIBITED!! If anyone in your group is a smoker, do not book this property. Violation of any of these rules will result in the termination of your reservation. Guest access You'll have access to our fast WiFi, Large private rooftop deck, walking, and biking paths. Free parking. A/C in the summer. During summer months our guests will have full access to the community amenities; tennis, pickle ball, ping pong, pool table, BBQs, gated playground for children, fire pit, saunas, spa, and heated outdoor pool. The HOA charges a fee for bbq use, ping pong balls (25 cents), and billiards (75 cents). In the winter months, the hours and amenities are somewhat limited; tennis and pickleball courts may not be available and the pool is closed. Please note the hours of our facilities are at the discretion of the HOA and beyond our control. There is 1 designated parking spot and additional open guest parking. Guests must check in at the HOA office upon arrival to obtain their parking passes. To use the HOA amenities, sign in at the HOA office, and sign the waiver. Tennis and pickleball courts are to be reserved in advance. The saunas are located in the restrooms. 1 in the men's restroom and 1 in the women's. The pool is closed in the winter. Please note that the HOA hours, maintenance, and repairs schedules are beyond our control, and subject to change. There are several restaurants and businesses within walking/biking distance of this home. There are paved trails to both Kingsbury and Round Hill. We are 2 miles from Nevada Beach. There is a locked closet on the first floor, left of the laundry. Guests do not have access to this closet. The 3rd floor owner's suite is strictly off limits to guests as well, this is the owner's private area and not available for guests. Guests are welcome to use the 3rd floor deck. There is a table and chairs for your comfort. The pads for the chairs are in the bins to the right of the door to the deck. Other things to note Please tell us a bit about yourself and what brings you to Lake Tahoe. Feel free to ask any questions about the property prior to booking. Depending on the time of year you visit, it may snow while you're in Tahoe. At times, there can be lots of snow. A 4-wheel drive and/or chains may be required to reach the property. The HOA does its best to keep the parking lot clear, but the occupant is responsible for keeping the walkway, steps, and deck clear. We have a snow shovel available to use. This property is undergoing updating. We will do our best to update the listing and the pictures as we update rooms and replace furniture. Parking in the community is limited to passenger vehicles. Commercial, oversized, recreational vehicles, boats, and trailers may not be parked in the Lake Village community. The exterior security camera shall not be disabled or covered.
