Property Overview: Location: Tucked in a gated residence, just 10 minutes from Grasse/Valbonne, 30 minutes from Nice airport, Antibes, Eze, etc., and 40 minutes from picturesque beaches. Bedrooms: Six ensuite bedrooms are thoughtfully designed for comfort and style, ensuring a restful stay. The master suite boasts a king-size bed, and there are two large queen-size bedrooms suites, along with an extra-large twin-bed suite. Beds can be combined to make an emperor-size double on request. Living Spaces: The villa features an elegant entrance hall with a large cloakroom, leading to a luxuriously large living room and an inside dining room. The sumptuous family kitchen, complete with a breakfast bar, is the heart of the house. A separate utility room adds convenience. Garden: The garden is mostly flat with terraces, lawns, flower beds and areas for play. We are sorry to inform you that the palm tree in the photos was attacked by the palm-weevil and died and so is no longer there. On the upside, the sea view is now even more magnificent than before. Accessibility: The ground floor offers a step-free family suite with a king-size bedroom, ensuite bathroom, and an adjoining bunk-bed room, perfect for families or those seeking easy accessibility. Pool House: An entirely separate and secluded pool house at the bottom of the herb garden, usually an office, contains a quality double sofa bed, en-suite shower room, and a private (outside accessed) toilet. This space can be made available on request for an extra charge. Private Areas: Certain areas, including a ground floor annexe, one private room, and specified cupboards, are marked or locked to denote private spaces not accessible to guests. House Rules: This family home is designed for genteel house parties, ensuring a sophisticated and memorable experience. However, unruly behaviour, excessive noise (especially after midnight), or any complaints from neighbours will not be tolerated and may result in an early end to the stay. Guests will have sole occupancy of the property during their visit. Connected via a private entrance lobby (with direct access through a second "front door") is a large ground floor (step-free) family suite with king-size bedroom, ensuite bathroom and an adjoing bunk-bed room. Up a flight of stairs, the master suite with a king-size bedroom, 2 large queen-size bedrooms suites, and an extra large twin-bed suite (the beds can be combined to make an emperor-size double on request). Each has its own private en-suite bathroom. The pool house - an entirely separate and secluded hideaway at the bottom of the herb garden - normally used as an office, which contains a quality double sofa bed, en-suite shower room and private (outside accessed) toilet - will be locked, but can be made available on request at extra charge. A ground floor annexe, one other private room, and certain cupboards will also be locked or marked to denote private areas not to be accessed by guests. Other things to note This is a family home in a residential gated residence, and not a stag venue. Genteel house-parties are what it is designed for, but unruly behaviour or excessive noise (or any noise after midnight) is not acceptable and any complaints from neighbours will simply result in a stay being cut short.
