IKAN Residence | Hidden Gem Villa with Forest View

IKAN Residence is a perfect place for getaway trips for family gatherings, company retreats & meetings, and small events with phenomenal rainforest views located in Janda Baik, Bentong in Malaysia. This rainforest sanctuary takes approximately 40 to 45 minutes to drive from Kuala Lumpur. The space Security Deposit — from RM2,000 to RM5,000 depending on the number of people (refundable). The host will advise accordingly. Guests are required to make this payment separately to the owner 24 hours before the check-in date. Check-in time: 2pm Check-out time: 12pm Penalty for late check-out — RM500 (15 minutes of grace period) IMPORTANT NOTE: The villa rate is for 20 people staying over. There will be an Extra Guest Fee of RM160 per person if the group exceeds 20 people. // Not everyone will get a bed, some will have to sleep on mattresses Children below the age of 12 aren’t counted (maximum of 6). Extra RM30 per head if exceeded 6 children below the age of 12. The maximum capacity is 35 people for staying over. Foldable mattresses, pillows, and blankets will be provided for extra guests upon request. Contact the host for more information on this matter. NO VISITORS OR EXTRA GUESTS are allowed to enter the villa upon prior booking. The number of guests check-in will be based on the reservation made. This is a Muslim-friendly Airbnb. No pork is allowed in the villa. IKAN Residence consists of 6 rooms which can accommodate up to 20 guests. Comfort-wise, we recommend 16 to 18 people for this particular villa. Unauthorized shooting, filming, and video-taking with phones for commercial use ay the villa WITHOUT consent or permission are illegal. The owner reserves the right to take legal action. Please contact the host if there are any corporate events, wedding ceremonies, proposal events, or product launches. Different event rates will be provided for the event organizers. The space consists of a total of three buildings — one of the buildings is reserved for the owner and is not open to the public. Don't be surprised if you see some cars parked inside the villa. The rest of the buildings are for the guests to explore. Kindly switch off the lights and shut the windows & doors if there are flying bugs at night to avoid them flying into the house. The night flying bugs are seasonal — they only come and visit once in a blue moon depending on your luck. ⚠️ *Wildlife & Insects Notice* Our villa is set in a living rainforest, where you may encounter various insects, bugs, or other wildlife during your stay — this is part of the rainforest environment. We do our best to keep your stay comfortable, but nature here is wonderfully wild and cannot be fully controlled. Welcome to the foggiest house in the neighborhood — Especially from September to December, the house is pretty much surrounded by foggy scenes from 7am until 3pm. Guest access 1. Infinity Pool — which comes with a rounded sitting bar (you may bring your own drinks & snacks to chill). Be mindful that it’s gonna be pretty windy sitting over there. TOWEL/ TOOTHBRUSH/ TOOTHPASTE AREN'T PROVIDED. Kindly bring your own. We have shampoos, conditioners, and shower gels. 2. Kitchen — fully equipped with all things you’ll need for proper meals, e.g, refrigerator, water dispensers, oven, microwave, air fryer, BBQ grill & sticks, cooking utensils, rice cooker, steamboat pots, blender, plates, bowls, cups, built-in induction cooker, & kitchen bar counter. For those who would like to do BBQ, please BRING YOUR OWN charcoal & fire starter as these items aren’t provided by the villa. 3. Tea Bar — the windiest corner of the house (available until 9pm only). Best place for guests to chill and hang out with food & drinks. 4. Mini Japanese Zen garden — a place to calm your mind and soul. There's a spring water source all the way from the mountain located at the Zen Garden. Feel free to use that for brewing teas, coffees, and making drinks. The water has been tested in a lab and it's totally drinkable. 5. The Yoga & Gym Room — have you ever tried doing Yoga with a fabulous rainforest view? Try it in this room & you will never regret it. A few workout equipment are provided, as well as a trampoline. This room can be used for briefings and meetings as it's pretty huge. Other things to note Please bear in mind that the premise has NO air-con as the weather of the place ranges from 18°C to 22°C. There are portable standing fans in each room and one ceiling fan in the dining area. All guests will need to provide their car plate numbers, and a snapshot of their government ID for registration as Tanarimba is an exclusive private neighborhood. There will be another 12-15 minute drive after you have passed through the security. Just honk and the housekeeper will open the gate for you based on the car numbers provided to the host. Unregistered cars will not be allowed to enter the neighborhood and the premise as well. We are very strict on this rule due to the security & safety of all our guests by avoiding strangers entering the premise without registration. Illegal activities aren't allowed to be conducted inside the premise as the housekeeper and owner reserve the right to report to the authorities and take legal action against the Airbnb guests. The housekeeper reserves the right to ask the guests to leave the villa immediately with the following - 1. If any illegal activities are found during the stay of the guests 2. The level of noise is unbearable after 2 times of warning 3. Guests are found damaging the goods and furniture of the premise The owner reserves the right to forfeit the security deposit if any of the above-mentioned situations happened during the stay of the guests.
