Lipa Houses & Spa is a private nature retreat located on the hillside of Kosmaj, featuring three separate wooden houses for accommodation and an exclusive private SPA house with sauna and jacuzzi. Situated on a fully fenced 1.5-hectare estate, surrounded by forest, fresh air, and peaceful silence, it’s the perfect escape for couples, families, and friends looking to relax, recharge, and reconnect. The space Welcome to Lipa Houses & Spa - a warm nature retreat designed for comfort and relaxation. Our elegant 70 m² wooden houses include a bright open-space living room, a fully equipped kitchen and dining area, two cozy bedrooms, and a modern bathroom. Large windows bring in daylight and open views toward nature, while the private terrace with outdoor seating is ideal for morning coffee, sunset moments, and long conversations under the stars. You will stay in one of three wooden houses located on the property. If your group needs more space, it is possible to book multiple houses depending on availability. Every group has its own private house, ensuring full privacy, comfort, and a calm atmosphere away from city noise. Guest access Guests have access to the entire house they book, including a private terrace, outdoor seating area, BBQ equipment, garden space, Wi-Fi, and private parking directly in front of the house. Free private parking is available on the property, and the whole 1.5-hectare estate is fully fenced and secure, making it ideal for families with children and pets. Guests can also book the Private SPA House - a separate wellness house located just a few steps from the accommodation houses, on the same plot. SPA use is optional and not included in the accommodation price. SPA access requires a reservation and an additional fee. During the reserved time slot, the SPA is used exclusively by your group. Other things to note The property is fully fenced, safe, and illuminated at night. Roads to the estate are accessible year-round. Each house has the same layout and equipment, with slight stylistic differences. Grocery stores and restaurants are 5–7 minutes away. The SPA House is a separate private house and must be booked in advance to secure availability. Quiet hours are from 10 PM to 8 AM. Early check-in or late check-out may be possible depending on availability.he SPA house is not included in the accommodation price.
