Beautiful cottage, characterful, modern ammenities

April Cottage is a rustic 3 bed house in the quiet town of Winchelsea. There are two king-sized bedrooms and a third room that can be either another king-size or two singles beds for children There are two reception areas downstairs. It has a patio and BBQ as well as a secluded lawn at the back of the garden. it is well situated to explore the area. There is a beautiful shingle beach 5 min drive away, Rye is 7 mins, Camber Sands 16 mins and Hasting 20 mins. Pets are allowed downstairs. The space April Cottage was built in the 1930s in the ancient town of Winchelsea. The town was the leading Cinque Port at the time of French attacks on the coast in the 13th century. It has a great history of smuggling well into the 18th Century. Access is via a keysafe Excellent wifi throughout the cottage The house is spacious for a family or group of friends. My family have spent many years visiting in all weathers. There is so much to do locally with stunning coastline, walking routes and other outdoor activities, national trust/ english heritage sites to visit, great pubs and nearby towns of rye and hastings to explore. There is also an amazing array of local produce available from excellent butchers, fishmongers and farm shops. The house: All downstairs rooms are set up with comfortable seating for six. The sitting room has a 50inch wall mounted TV, books, toys and games and a working fireplace. Separate combined kitchen, dining room and conservatory with seating area and another working fireplace. The kitchen is well equipped. There is a double oven, gas hob and dish washer. The conservatory leads to the spacious patio and garden. There is a shady lawn at the back of the garden and a section to the right where you can sit under the trees in dappled sunlight. Utility room contains a toilet and washing machine. Upstairs the master bedroom has a king size bed. There is a hanging cupboard, a chest of drawers and chairs. Bedroom 2 also has a king-sized bed and a small wardrobe. Bed 3 has 2 single beds which can zip together to make a third king-sized mattress at your request. The bathroom has a bath with power shower (excellent water pressure). There is a downstairs toilet and washing machine. We provide tea, coffee, milk, sugar, salt, pepper, some oil, toilet rolls, dish washer and washing machine tablets. Liquid soap, shampoo, cleaning materials, vacuum, iron and ironing board. One house-trained dog is permitted to stay. Please discuss other arrangements with the host prior to booking. All bed linen and towels are from John Lewis. We have tried to make it into the B & B that we'd like to arrive at ourselves. We hope you will love it as much as we do.
