This spacious accommodation in an architect's house captivates above all by the open light-flooded staggered floor with large roof terrace and free-hanging, open and 360-degree rotating fireplace. The window front can be opened completely. The refined kitchen features a portafilter machine and Bora Professional System with Teppan. The surround sound system provides a special sound experience. On the second floor are the three bedrooms and bathrooms and an open salon area. The space The approx. 180 sqm apartment extends over three levels and has a somewhat unusual room layout: The spacious entrance area with checkroom is located on the first floor. A modern concrete staircase leads to the second floor. Here you are greeted by warm green tones. The dark open salon area is nicknamed the "gentlemen's room"; however, everyone is of course welcome to make themselves comfortable in the leather armchairs and play a game of chess or cards, for example. The room is pleasantly shady during the day. The bedrooms and bathrooms are also located on the second floor: The master bedroom is furnished with a 180cm wide box-spring bed. Here, a spacious bathroom with shower, WC and free-standing bath merge seamlessly into the dressing and sleeping area. The second bedroom is our actual guest room: a smaller, cozy room with Cuban tiles and a comfy 140 cm bed with a relatively hard mattress and soft topper, in which all our guests have slept wonderfully so far. Another spacious bedroom has a large desk. Here there is a Multy sofa bed from Ligne Roset, which offers comfortable sleeping comfort for 1-2 people with a slatted frame and additional 160 cm wide topper. Note: This room does not have a conventional door, but a thick felt curtain as a room divider. The fine fabric gives the room a cozy ambience and the discretion for a bedroom. These two bedrooms share a shower room and separate WC. Both rooms have an alcove for clothes and storage space for luggage. Note: The upper floor is pleasantly cool even in the summer months, so there is no need for air conditioning in the bedrooms and work area. The windows allow good air circulation. An open concrete staircase leads to the heart of the building: the light-flooded staggered floor. The freely suspended and 360-degree rotating fireplace creates a special wow effect. The view of the open fire can be enjoyed from the sofa, the dining table or while sitting on the terrace. The window front can be opened completely in a few simple steps. The surround sound system can be controlled via Bluetooth and provides a special sound experience with various loudspeakers embedded in the walls. In the evening, the large potted plants can be illuminated to create a very special atmosphere. The 7 m wide awning makes it even cozier on windless evenings. There is also an outdoor shower on the roof terrace, designed for refreshing while sunbathing. The large teak dining table with comfortable armchairs comfortably seats 6 people. The high-quality, fully equipped kitchen with a granite worktop is integrated into the open-plan living area - the Bora Professional system with Teppan, gas and induction hobs, which has already delighted a number of amateur chefs, is particularly noteworthy. The teppan stainless steel hob acts as a grill on the staggered floor. There is also a dishwasher, two Gaggenau ovens with a pizza stone and a tall built-in fridge with freezer compartments for your exclusive use - plus plenty of high-quality cookware, utensils, crockery and glasses for wine and cocktails, so you can make yourselves at home. The accommodation is ideal for three couples, groups or families with teenagers. Please note: the modern concrete stairs do not yet have any banisters (also for visual reasons), so care should be taken with small children and older people. Guest access The two-family house is set back on a so-called pipe stem lot. On the front plot there is a multi-family house. There is the possibility to park in the common yard. A well-kept path with perennial beds leads to the covered and in the dark illuminated entrance of the house. One enters the spacious entrance area with beautiful cement mosaic tiles. Here is plenty of space to put down all your luggage for the time being and to put away your wardrobe to explore the house at your leisure. Note: From this entrance area there is a door to a small apartment (where my son lived during school); it is used separately or will be offered for rent here soon. The apartment has a second access via an outdoor terrace to the courtyard, so that the entrance area can be used exclusively if desired. Directly next to the entrance area behind the house invites a cozy teak table for 6 people between perennial beds and a Weber gas grill to linger. The place has full sun in the morning and in the early evening hours - and is pleasantly shady in the midday hours (when it is fully sunny up on the roof terrace; here you can then e.g. also work quite well with the notebook outside). Other things to note Note for families: The stylish concrete stairs do not have conventional handrails and are partially open on the upper floor (as can also be seen in the photos); therefore, the apartment is less suitable for smaller children. Note for allergy sufferers: dogs are sometimes guests in the accommodation. Note on sleeping comfort: the large windows in the bedrooms have awnings as privacy and sun protection made of relatively light fabric. It is currently only possible in the guest room with the 140 bed to darken the room as much as possible with shutters.
