03a. Queen sized in coed room

This is for a single queen bed in a SHARED bedroom. You will have a queen bed that is in a bedroom with another twin bed. The other bed is a separate listing, and is NOT included with this booking. Breakfast is included in your stay. We keep the pantry stocked with eggs, bacon, milk, orange juice, jam, bread, fruit, pancake mix, coffee and tea. Any of these items can be used to make yourself breakfast in the morning. The space This ad is for a queen bed in a shared room that might have another guest sharing the room on the other bed. Require privacy? Let me know, I sometimes have other options for those willing to spend a little more. We run dorm-style listings here with 2 beds per bedroom. We have and enforce quiet hours from 10pm until 8am in sleeping areas. We maintain a 24 hour common space that can be used during quiet hours. We have two bathrooms and two kitchens. We have gigabit internet shared among everyone. We have two cats. Guest access Guests have access to their sleeping rooms at any time. During the evening the upstairs living room is off limits from 10pm until 8am as it is used for sleeping. We maintain a downstairs kitchen and 24 hour common area on the first floor for use during quiet hours. Do keep cooking noises to a minimum during that time. We have a backyard with fire pit, chairs, and garden that can be enjoyed. That is the approved smoking area for cigarettes and marijuana. Guests do not have access to the basement, laundry facilities, or any bedroom they have not booked personally. Guests may not open or close windows without permission and may not adjust the thermostat. Other things to note We run this property as an Airbnb property. It is most similar to a dorm or hostel setup. We do not have a lot of privacy here unless you book a private room and on any given day there will be between 5 and 12 people on site. If communal living and sharing spaces with other people is a problem for you, please seek out alternative accommodations as we will not be a good fit for you. If you DO find anything out of place or needing replacement like food, toilet paper or similar, we are very responsive through messaging. We do twice daily walk throughs but it only takes one guest to mess something up and unless you tell us we wont catch it until our next scheduled walk through. Please speak up and let us know! We are very particular about check in, but do not punish anyone for bonafide flight or train delays as long as you provided us tracking for your mode of transit (flight number, bus/train number). Every guest is required to schedule an appointment for check in at least 24 hours in advance except for bookings made same day. Same day bookers may have to wait up to 4 hours for check in. Message us first. We schedule by appointment between 2pm and 10 pm. Failure to schedule an appointment incurs a $20 charge that goes entirely to the person who is able to make themselves available to meet you last minute. This is a labor charge that 100% of which goes to the check in person. In addition, if you fail to meet your scheduled appointment time you may be charged 20 dollars per hour pro rated in order for an employee to sit and wait for you. This is because everyone’s time is important and even if you are late, I still have to pay that person for their time. This includes check-ins requested after 10pm as this is outside our normal check-in window. Delayed flights or bus situations are exempt from this assuming your original flight would have allowed you to check in prior to midnight. We can usually meet 99% of our guests at the time of their choosing assuming they let us know 24 hours or more in advance. Those we cannot are offered some type of compensation or a full refund if they wish to cancel. Failure to clean dishes will result in a $5 minimum charge for the labor to do your dishes. If it is excessive, then we will charge $20 pro-rated for the time it takes. Laundry service is provided and only available for a fee. $5 for 36 hour guaranteed service and $10 for 12 hour service. This can be paid in cash left with your laundry in a bag/basket. (We can supply a container) To request this send an Airbnb message to chat stating which service you would like and request a container if you need one. Please empty all pockets. We do not provide service on Friday except for people checking in on Friday who need it by Saturday. Unless told otherwise, all clothes are washed machine wash warm and high heat dry. Dishes when used are to be washed right away so they are available for the next guest. Most people wash them while the food is still too hot to eat and do their plates and such when done eating. Do not leave things to soak or come back to them an hour later. Use soap, use water. If we see you have not done these things on the Kitchen cameras, I will charge you $5 minimum and $20 per hour pro-rated to have someone else wash them properly. Do not store any cooked food in the fridge other than in tupperware containers. No plates, pots, pans, or similar. Utilize your in-room fridge before using the kitchen fridge. Kitchen fridge items must be removed from any grocery bags, labeled with your name using the marker on top of the fridge, and placed in the fridge, NOT on the breakfast shelves. No speaker calls when other guests are present, no playing music out loud when other guests are present. Please use headphones for all of this. Quiet hours means no use of the upstairs kitchen and no use of devices or lights in your bedroom, if your roommate is there and trying to sleep. If youre both awake or don’t care it’s fine. This literally means if your roommate is sleeping do not use your laptop or your phone in your room. Go outside to the 24 hour common space and use it. Registration Details R21000075752
