A nice, clean, relaxing property with lots of room in a quiet residential area These houses were built for coal miners, this area was once at the heart of the mining industry 5 minute walk to local bus station, 10 min drive to local train stations giving access to Wakefield, Leeds, Doncaster, Sheffield & Meadowhall Access to the property is via Smart phone app making check in hassle free, contactless and convenient Off road parking for 1 car, free street parking front and rear of property. The space The house is a quaint end town house built during the industrial era, it is a spacious house and has generously proportioned rooms. There is a fully equipped good sized kitchen including washing machine with integrated dining area and an under stairs pantry containing a fridge freezer. This area is well lit, open and gives direct access to the rear yard area. The three bedrooms consisting of a large master bedroom with a king sized bed, integral work area and walk in closet. This a substantial room. A generous sized attic bedroom with twin single beds and a chest of drawers The third bedroom has bunk beds, clothes storage and clothes hanging space. All bedrooms are accessed from the first floor landing which has a positive input ventilation system installed at this area providing filtered fresh air to the entire property. The Bathroom has a full sized bath, sink, toilet and septate shower cubicle with an electric shower. There is a towel radiator present. All rooms are centrally heated including the landing. Good WiFi speeds through out the property. There are smoke detectors on each floor, a carbon monoxide detector in the room housing the combination boiler, fire extinguishers present in the house and a first aid kit downstairs. A Yard to the rear of the house with outside garden furniture and space for a vehicle (2 at a push). This area is fenced, gated and secured. The rear of the property gets the sun all day and is lovely place to eat an evening meal. There are two outside taps in the yard. Guests have the entire house to themselves. All areas are maintained to a very high standard. Guest access Full house access includes kitchen, living room, three bedrooms, bathroom, rear yard / parking area. The property is initially accessed via the rear locked yard gate (locked with a combination lock), then the rear house door is accessed by use of a smart lock. Other things to note Rear yard is secured with a combination lock. There is space for a medium sized vehicle or two at a push. There is garden furniture available for use in this space. Property has a positive input ventilation system which pushes fresh filtered air from the attic void into the house at a slow constant speed. The property is about 20minutes from the motorway network We have a no smoking policy however people are more than welcome to smoke in the rear yard.
