The historic barn conversion is situated in a tiny rural hamlet, just a few miles north of the historic towns of Buckfastleigh and Ashburton. We are super dog friendly! With plenty of retained heritage features including exposed original beams, glazed ventilation slits and traditional stable doors. Enhanced with a stylish blend of contemporary comforts and period furniture. Entering the property from your own private parking space leads to the enclosed entrance courtyard. On the ground floor there is the open plan farmhouse style kitchen with a breakfast table to seat 6. The fitted kitchen has all mod cons that include dishwasher, tall standing fridge/freezer, electric oven, hob, extractor fan, microwave, toaster and coffee machine. Double doors open out onto the lovely secluded courtyard with decorative planters and outdoor seating, ideal for relaxed breakfasts, evening drinks and alfresco meals. The comfortable L shaped sitting room is light and airy and with it’s double aspect allows direct access out to the front courtyard and to the rear garden. The sitting room has 2 sofas, occasional tables, television and an elegant dining area with circular dining table and chairs. The bathroom has a large walk-in shower, toilet, washbasin and vanity unit. Also on the ground floor is a further double bedroom with a double bed, Seagrass flooring, storage and hanging space together with a stable door opening out onto the front courtyard. A staircase leads up to a further two good sized bedrooms. One being the Master Bedroom with a king size bed, hanging space and attractive period furniture. The other bedroom has twin beds with built in hanging and storage space. This floor has a loft like feel with typical barn features of triangular roofs and exposed beams. Central heating ensures whatever the weather the barn remains warm and cosy. We have a large attached outbuilding providing a spacious utility and boot room. Where there are laundry facilities with separate tumble dryer, racks for boots and further drying area together with plenty of storage space for bikes, canoes, paddle and surfboards and any other guests sports equipment. Outside The barn benefits from its own private gated entrance with parking space. This leads through to the barn’s frontage, an attractive private courtyard with decorative rustic planters. This outdoor seating and dining area is an ideal spot to plan your day ahead over a morning coffee and for alfresco meals, as it is benefits from direct access from the kitchen. The good sized private south facing garden is enclosed by high hedges. Mostly laid to lawn with some beautiful bee friendly flower borders. The hedges offer excellent privacy and with plenty of outdoor garden furniture makes it ideal for alfresco dining, sunbathing and simply relaxing. A covered alcove houses the outdoor cooking area with a large quality gas BBQ and there is also a movable cast iron fire bowl for magical evenings under the stars. Guest access Guests have sole and exclusive use of the whole detached barn and its private courtyard and garden. There is parking available for the property, this is suitable for one car, further cars can be parked in a lay-by down just along the lane. Other things to note We offer a small welcome pack to our guests All of our bed linen is 100 % super soft cotton and our pillows and duvets are all cotton & duck feather. We do have a small selection of alternatives for guests with allergies We provide a journey box ( even if your only going as far as the garden) of windshield, folding chairs, picnic rugs and wicker picnic hampers. With no street lights a torch is always useful. We regret we are not able to service changeovers on Good Friday, Easter Sunday or Christmas and Boxing Day. We will confirm your booking on these holiday periods. No smoking is allowed anywhere inside the property. No flying of drones No fireworks We have lovely neighbours in the hamlet so strictly no events, parties or loud music. Our insurance does not allow for hen and stags dos. There is no mobile phone signal in the valley. The barn Wi-Fi allows making and receiving calls otherwise a short walk up the hill will get you connected to 4G Dogs and Horses Dogs We are super dog friendly and welcome your four legged friends ! We can accommodate upto 2 well behaved dogs subject to small extra charge. There are some doggy housekeeping rules, so please contact me before booking. Dogs 🐶 housekeeping 🐶 Rules We are proud to be super dog friendly and welcome well behaved dogs, but kindly ask :- No puppies ( or dogs under one year old ) Be fully house-trained Stay off the furniture please No dogs in bedrooms Dogs are not left alone or unattended at the barn Both the garden and front courtyard are gated, fenced and hedged, but can’t be considered 100% secure and dog-proof. Please clear up dog poo in and around the property Beware of livestock in the local fields and out on the moor, as anything that worries them is a problem. Most importantly enjoy quality time being away with your four legged friend, relax and unwind! Horses The barn offers the perfect place to stay for equestrians and for those bringing their own horses we can recommend a nearby livery yard / horse B&B who are usually able to serve all your needs. From pony paddocks to stabling with DIY or short term full livery. As well as providing a place to park trailers, horse boxes and lorries.
