Huge, gunite pool with heater. Perfect spot for families or large groups. 5 bedrooms + 4 full baths. 2004 Land Rover included with parking permit—the only way to park at many exclusive Hamptons beaches! Outdoor shower, deck with BBQ & dining. 2 firepits. Kids' playscape. Fast Wi-Fi. Located in historic Springs area. Minutes from secluded beaches on Gerard point and private bay beaches and amenities at Clearwater Beach. Kayak and paddleboard available. No "share houses”. Rental number 17-522. The space THE HOUSE: The home is a single-level ranch, with 2 separate wings. Sleeps 14 with kids/young adults-- not suitable for 12-14 adults. 3 bedrooms are on one side of the house, and 2 bedrooms on the other. 3 of the bedrooms have king-size beds (and 2 of these bedrooms also have en-suite bathrooms.) The 4th bedroom is smaller and has a queen. The final, 5th bedroom was recently remodeled to include three sets of bunk beds. This room can technically sleep 6 but that's really only recommended for 6 young adults or kids - there's no closet, and 1 shared dresser. House has 4 full bathrooms (including the 2 en-suites with showers, plus 2 additional bathrooms with tub & shower). 1 shared open living / dining / kitchen area. Finished basement with couch, TV and playroom, suitable for children's play area or watching a movie. Basement is recently redone with wood flooring, air conditioning, very soundproof, but has low ceilings. Basement also includes Peleton Bike and a desk/work area. Garage is fully stocked with all the beach/pool/yard toys and accessories you could need for adults and kids -- pool floats and rafts, beach chairs, sand and pool toys, cornhole, etc. THE OUTSIDE: Our backyard is surrounded by trees, but the pool & patio still gets a lot of sun throughout the day. There's a large deck, with outdoor dining for 10+ people, couches, and a BBQ. New outdoor shower. Gunite pool is very large, with a bluestone patio with lounge chairs, and a newly replaced heater. Pool also has an automatic safety cover, which is great with kids! Just use the key to close it up (note that it cannot be closed during rainstorms.) This also keeps the pool very warm (80s) during the summer. There's a gas fire pit on the deck, as well as a large children's playscape in the backyard making this an oasis for all families and all seasons. THE BEACHES: We are very close to many amazing bay beaches that are secluded and beautiful, we highly recommend exploring them! The ocean beaches are a 10-minute drive away. We are including our Land Rover with an ocean beach access pass again for Summer 2025. Beach parking passes are tied to a license plate and are restricted to residents only. So this is the only way to park at the ocean beaches (meaning- this is unique to this rental property!) The Land Rover will enable you to park at ocean beaches in Amagansett, Montauk and Wainscott including Atlantic Ave, Ditch Plains, and Indian Wells. For bay beaches: tenants are provided with key cards to access the private Clearwater Beach Association with bay beach, outdoor picnic tables, and marina (about 2 mins from the house). From the house, you can also walk/bike/run to Gerard Drive (this is an amazing place to walk or run, with wildlife preserves and water surrounding you!) We are also very close to the beautiful Maidstone Park beaches. Guest access You’ll have full access to the property— inside and out— with the exception of closets in the basement and a closet in the master bedroom that are locked. The garage is mainly for storage so we prefer guests do not use that area of the house except to take out equipment (beach chairs, bikes, etc) for their use. Other things to note Rules: 1) Car is for driving to the beaches only - usage should be limited. The car is old (2004) and breaks down frequently, so limiting usage is a must. 2) Absolutely no share house groups or parties. House is in a family friendly neighborhood. 3) No more than 10 people on the premises at any time, including renter. Reservations for groups of 10 or more are reserved only for families with young children. Please communicate all guests visiting or staying at the property. 4) The house is in Springs - a secluded, quiet area of East Hampton. This comes with lots of wildlife - including deer, bugs, and more! We spray the backyard ticks but that doesn't guarantee there won't be any. Please plan accordingly. 5) We provide all our guests with full access to the property & to all our stuff -- the beach chairs, the pool toys, the kids' toys, a fully stocked kitchen, and the car! We ask that our guests be conscientious and return things as they found them. 6) Several closets in the basement and the garage storage areas are off-limits to guests.
