Furnished with a ten-seater dining table, sun loungers, a generous corner sofa with a large sun umbrella, and a dedicated BBQ area, it handles everything from lazy morning coffees, to long alfresco dinners, to sunset aperitivos. This is where guests naturally spend most of their time - and quickly becomes the heart of the home. 🍺 The Draft Beer Tap A full bar-style beer tap is available on the terrace, with the keg stored in a temperature-controlled walk-in fridge. Choose from 15, 20 or 30 litre kegs of premium beers (including Augustiner), delivered fresh for your stay. Perfectly chilled, perfectly poured - every time. Available on request and charged extra. 🛋️ The Living Room & Kitchen A bright, 90m² open-plan space with three floor-to-ceiling sliding doors opening directly onto the terrace and framing spectacular lake views. Marble floors, Venetian stucco and modern art set a stylish tone, while the ten-seater table, oversized L-shaped sofa and 55" smart TV take care of group dinners and lazy evenings alike. The kitchen is fully equipped for everything from a quick coffee to a full Italian feast. ----------- First floor ----------- 🛏️ Bedrooms 1. Master Bedroom (En-suite · Lake View · Balcony) Large and serene, with a queen-size double bed, fitted air conditioning, and floor-to-ceiling sliding doors opening to the upstairs balcony with breath-taking lake views. A second window overlooks the olive groves and Mount Stivo. Direct access to an expansive en-suite marble bathroom with walk-in shower, bathtub, double vanity sinks, and separate WC. 2. Double Bedroom (Lake View · Balcony) Modern and bright, with a queen-size double bed, built-in wardrobe, fitted air conditioning, a large window with wonderful lake views and direct access onto the shared upstairs balcony. 3. Triple Bedroom (Flexible) A smart bunk arrangement with a double bed below and a single above - ideal for a young family or children sharing. Built-in wardrobe and fitted air conditioning. 4. Upstairs Lounge + Sofa Bed (Lake View · Balcony) A bright additional lounge with lake views and balcony access via floor-to-ceiling sliding doors. The three-seater sofa converts into a double bed, offering additional sleeping options. The only area unavailable to guests is a small storage room by the kitchen. Other things to note NUMBER OF GUESTS: The villa comfortably fits 6-7 adults plus 2-3 children, up to a maximum of 9 guests. We do not recommend the house for 9 adults and will unfortunately be unable to accept such requests PARKING: 3-4 private parking spaces at the front of the villa, depending on vehicle sizes. BIKES: Secure storage for up to 6 bikes on-site. If required, e-bikes can be delivered directly to the villa by a local agency we partner with (extra charge applies). WiFi & WORKING: Free fibre optic WiFi throughout the villa. There is also a dedicated desk and working area upstairs. LAUNDRY & CLEANING: The villa is handed over fully cleaned with one set of sheets and towels per guest. Optional weekly clean available for stays over 7 nights (charged separately). A laundry room equipped with a large washing machine, iron, ironing board and clothes horse is available for guests’ personal use. CHILDREN: Young guests of all ages are very welcome. Travel cot, high chair and children’s dining sets are available upon request free of charge. Please note the villa is not specifically childproofed - toddlers and young children will need supervision around stairs, on terraces, and near some furniture. PETS: Unfortunately we are unable to accept pets during short-term rentals, despite being huge animal lovers ourselves. NOISE & NEIGHBOURS: We ask guests to keep noise to a minimum after 9pm out of respect for our lovely neighbours - no music or loud conversation on the terrace late in the evening.
