ABOUT THE AREA The "Dimond" District is a residential neighborhood in the Oakland midlands, between the hills and the flatlands. Hiking trails are 5 minutes by car or bus • 5 minute walk to shopping: Peets Coffee, Farmer Jo Grocery, La Farine French Bakery, banks, and restaurants. • 5 minute walk to Dimond Park- kids playground, picnic, swimming pool, and tennis courts • 5 minute walk to public transportation: Bus to the Fruitvale Bart Station (underground subway), Trans-bay Bus to San Francisco, AC Transit buses to various parts of Oakland, and casual carpool to San Francisco • Sequoia Elementary School is up the street at the corner BIKE PARKING Secure bike parking in the basement STORAGE A small area is set aside in the Basement for Guest Storage NOTE: Please let us know if there is anything you cannot find; sometimes things are moved around Guest access - The entire property is for Guest use; no one else shares it. - Guests are welcome to arrive before check-in time and leave their luggage/ belongings in the basement storage area until check-in, as possible with the host's schedule who can open up the basement. - The owner uses the basement for some storage, and occasionally stops by to access it (always letting the guests know in advance) Other things to note COVERED BELOW: Utility costs, Longer stays, Bike storage, longer leases, Pet terms, Government ID LONGER STAYS Stays of 31 days or longer pay no city taxes. UTILITIES Monthly stays (28 days or longer) trigger a monthly "allowance" of Gas/Electric (PGE) utilities of $200, with any costs incurred over $200 the responsibility of the guest. Host will make a "request for funds" on the AirbnB platform once the monthly PGE bill has been received. This request for funds may occur after Guest move out. (Note that the flat is separately metered and has its own utility services). The other utilities (Water/Sewage EBMUD) and Internet are included with no allowance amount. BIKE STORAGE There is an area in the basement set aside for guests for bike storage etc. This is easily accessible with a full height door from the driveway. Guest must request access and a key. LONGER STAYS- LEASE • For stays 30 days or longer, we will process the typical rental paperwork including a credit application and a rental agreement, for each guest aged 17 years or older. Criteria are FICO credit score of at least 680 no prior evictions or unlawful detainer filings, and positive references. Maximum stay 6 months with some exceptions depending on the house availability. PET TERMS We love animals and allow dogs occasionally. Pets are negotiable 1-Dogs must be spayed or neutered, over one year in age, well behaved on leash, and kept on leash, or contained on the deck. Note: the yard is not completely fenced. 2- A refundable Pet Deposit of $250/pet is required. Host will "request funds" within the ABB system and issue refunds via the ABB system (subject to condition of house) 3- A non-refundable Pet Cleaning Fee of $200 for 1 to 2 pets, with additional $100 per pet is required at time of move in to cover the extra cleaning that we find seems always to be required. Host will send a "request for funds" within AirbnB. 4-Guests with dogs will need to sign a separate "Pet Agreement" with the pet deposit. 5-Any damage caused by Pets is to be paid for by Guest to Owner. 6- Please place a protective cloth on any furniture that the pet (s) will use GOVERNMENT ID FOR ALL ADULT GUESTS • We request that Guests and any of their adult guests (18 years or older) provide a copy of a government issued ID before the booking is confirmed.
