Option to add a crib for infants. The space Spacious 50 m² apartment with a separate entrance, located in a new building built in 2022. A completely private space, not shared with other guests. Suitable for short-term accommodation and transit stops near the airport. Maximum occupancy 5 persons including infants. Designed exclusively for non-smokers, calm guests who value autonomy and order. Accommodation: – Sleeping arrangements: double bed (140×200 cm), sofa bed (140×200 cm), single bed with full mattress. – Baby cot is available upon request for an additional fee (€7/night). – The apartment is located on the high first floor (second floor by European standards); access only by stairs. Please take this into account if you have heavy suitcases or reduced mobility. – Self check-in and check-out. There is no staff, no reception desk. Comfort and amenities: – Open layout without partitions. – Windows on three sides (east, north, west) with three-chamber double-glazed windows provide good noise insulation and natural light. – The windows have curtains; complete blackout is not provided. – Heated floors, the temperature in the cold season is maintained at 20–21 °C. A portable heater can be rented on request (€15/night). There is no air conditioning in the room, it may be hot in the summer months. – Spacious wardrobe, dresser, work surface. – The TV only supports Internet applications (YouTube, Netflix, etc.), there is no antenna connection, standard TV channels are not available. A personal account is required for viewing. – Wi-Fi is available, suitable for basic household use. Signal stability is not guaranteed and is not intended for remote operation. Kitchen and dining area: – Induction stove, refrigerator, kettle, microwave, full oven. A set of basic kitchenware and tableware. – The dining area is designed for 4-5 people. Included with this home: – Bed linen, pillows and blankets according to the number of guests. Towels. One roll of toilet paper at check-in. Additional accessories and consumables are not provided. The Parking Lot – Free parking is available on the side street next to the house (subject to availability, reservation is not needed). Included amenities: – Bed linen, pillows, and duvets according to the number of guests. – Towels. – One roll of toilet paper at check-in. – Shower gel and paper towels. Important Information: During colder months, indoor temperature is maintained at approximately 20–21 °C. A portable heater is available upon request for €15/night (approx. 380 CZK). No guest services are provided after 22:00. All requests and messages received between 22:00 and 07:00 will be handled the next day. If booking for someone else, please ensure that: – The guest is familiar with the house rules and self check-in instructions. – The guest understands that personal reception and assistance are not available. – By completing the booking, the guest accepts all house rules and conditions. If the guest fails to review instructions in time, or experiences issues due to lack of internet or communication, all resulting inconveniences and expenses are the guest's responsibility. No refunds or compensations are provided. Detailed self check-in instructions are sent via platform chat 48 hours before arrival. It is recommended to review and save the instructions in advance. All amenities and policies are provided to ensure a comfortable, peaceful, and fully independent stay. Other things to note Housing rules 1. Check-in and staff – Check-in is self-check-in according to the instructions you will receive 48 hours before check-in via the chat platform. – Registration of all guests is required before arrival. Access to the property is not provided without completed registration. – There are no staff in the house, contact check-in is not provided. – Please do not ring the doorbell — check-in is only possible if all instructions are followed. – Booking via Airbnb or Booking means you agree to these terms and conditions. 2. Only registered guests – Only registered and fully paid guests are allowed to enter the house. – We ask that escorts and visitors do not enter the premises. – Unregistered guests are not allowed. Violation of this rule may result in cancellation of the booking without refund. 3. Children – Infants are counted in the total number of guests. – In this apartment, a child can only stay accompanied by one adult. Children under 12 years old are not allowed to be left unattended. – Baby cot is available upon request for an additional fee of €7 per night. Please let us know in advance when booking. 4. Rules of conduct – No smoking is allowed anywhere on the property, including windows, entrance area and garden. Smoking is allowed only outside the site, behind the fence. – No street shoes inside. – Do not throw towels on the floor — leave them in the basket or on the bed. – Quiet hours are from 10pm to 7am. No parties or gatherings. A violation will result in immediate eviction without compensation. 5. Carpark – Parking is allowed only on the side street next to the house. – Driving and parking in front of the garage is strictly prohibited, this is an exit area. 6. Communication – The main way to communicate is via Airbnb or Booking chat. – Calls are not accepted. All requests and questions must be sent in advance. After 10pm, requests are not processed. 7. Heating – During the cold season, the temperature in the apartments is maintained at 19–21 °C. – If you prefer a higher temperature, you can rent a portable heater for 15 €/night (about 380 CZK). Please indicate this when booking. 8. Additional – By default, pillows and blankets are provided according to the number of guests, including infants. – Additional bed linen sets are provided free of charge upon request, provided you notify us in advance. No guests are allowed: Only people who have paid for the accommodation are allowed inside. - We ask all escorts not to enter the house. - Extra guests have to pay for accommodation separately. 3. Children: Infants are included in the total number of guests. Children under 12 years old cannot be left in the room unattended. We can also provide you with a baby crib free of charge if needed. Parking: - Parking is only allowed on the side street near the house. - Driving and parking in the area in front of the garage is prohibited, as it is used for exit. 6. Guests with foreign numbers are requested to contact us exclusively via chat. - All requests and wishes must be sent in advance, as requests are not processed after 10:00 p.m. 7. Heating: - In the cold season, heating is maintained at 19-21 °C. If this temperature seems insufficient for you, we offer a heater rental for an additional fee: 15 € (about 380 CZK) per night. Please let us know in advance when booking. 8. Additional information: - By default, two guests are provided with one double bed with two pillows and one large blanket. If you need extra blankets or pillows, they are provided free of charge, but please let us know in advance when booking.
