Rustic Retreat on 110 Acres with Lake Access

A 120+ year old cabin located on 110 acres with access to the Cumberland River. A hunter/fisherman's dream or those looking for an escape. The property joins 1500 acres of federal land. The cabin is located within a few miles of a public boat ramp, Cross Creek Refuge, bait shops, 4200 acre TN State Forest, Fort Donelson, and Land Between the Lake National Recreation Area. Owners live on the property. The space The cabin is approximately 1000 square feet with the rustic charm of being 120+ old while having upgraded modern amenities. This property isn't a Hilton, but it is clean and comfortable. There are 2 bedrooms. The main bedroom has a queen bed and a Roku TV. The second bedroom has two twin beds. The couch also pulls out into a full size bed. Bedding and pillows are provided. There is one full size bathroom with a shower only. The bathroom also includes the washer and dryer. Towels, wash cloths, hand towels, and toilet paper are provided. The full kitchen includes all major appliances, basic cookware, a coffee maker, dishes, and glassware. Paper towels, dish soap, and basic cleaning supplies are provided. There is a dining table that seats 4 in the kitchen and 2 bar stools. The living room includes a couch, double recliner, and a Roku TV. The cabin has Wi-Fi. The outside area has a large porch on the front and side, a firepit, grill, picnic table, dog kennel, basketball goal, two deer skinning stations in one bay of the barn, and one bay available in the barn for parking vehicles or boats. There is an RV site next to the property. There is a fence separating the two properties. The property also includes a dock with seasonal access to Wells Creek/Cumberland River for fishing or kayaking. The lake area has a firepit, grill, and picnic table. This area is not directly by the cabin. It is approximately a half mile from the cabin on the property. Guest access The owners live on the property. Guests do not have access to fenced in area around the owner's house, barn, shop, garden , and pool. Guests do not have access to the fenced in area around the RV site. Guests are allowed access to the property outside of the owner's main living area and RV site. We want to provide a unique experience for each guest and offer a variety of amenities, however guests should be aware that some of the amenities provided come with inherit risks. Guests assume all risks for their participation in different activities around the property. The owners will be not liable for any injuries that occur. A liability waiver will be given to each guest and will need to be signed to complete booking of the property. Other things to note Hunting is no longer available on the property. The lake access from the property is seasonal (April - September) typically. There is a public boat ramp less than 1 mile from the property with access to the Cumberland River year around. The Elk Harbor boat ramp and restaurant located on Cross Creeks Refuge is 1 mile. Multiple bait, tackle, and license stores located within 2.5 miles. The 4200-acre Tennessee State Forrest that can be used for public hunting and fishing is approximately 5 miles from the property. Land Between the Lakes National Recreation Area has 171,200 acres for drawn hunts, fishing, ATV/UTV, horseback riding, camping, hiking, biking, and more much more located 26 miles from the property. Fort Donelson is located within 20 miles.
