Our 2BR in villa. Balcony, seaview and small pool

Greek Dream Homes Thimari - Our 2BR apartment is a fully independent and very stylish apartment upstair a 4 apartment vacation villa 900 meters from the sea with partial seaview (the whole villa is separately listed). There is a separated eating/lounging area on the balcony outside the apartment with sea view. The common area include the garden downstairs with olive trees, grass and shared facilities. Perfect for having fun with the whole family. For MONTHLY stays electricity charged separately Guest access Apart from the apartment and the common areas of the villa there is easy walkable 5 restaurants and 2 beach bars (within 15 min). Also there is a nice public childrens playground and a mini-football & basket court within short walking distance (5min) The airport is only 25m drive and the Apollo Temple and great beaches of Cape Sounio are only 10m drive. Multiple more restaurants, beaches, cafes and beach bars along the coast in both directions. Supermarket is 6m drive so rental car is recommended Other things to note Please note that the pool (2,5m*4,8m*1m) is shallow and has a 60cm elevated entrance deck so fairly safe BUT without a fence. Also from behind the pool there is access under the pool for maintenance. This is ONLY for the owners. Thus children ONLY allowed at the pool under supervision of adults. There is a room with washing machine and dryer as well as cleaning materials that can be borrowed against pay if agreed. This is not closed and should only be entered by adults Please note: 1. The pool is not open in the winter season (opens again only in April through October) 2. For LONG TERM bookings (monthly and above) the rate is without electricity (that is also used for heating) which is charged separately on top (thus the low rate). It is estimated 120E for a month in the 1BR and 160E/month for a 2BR (paid aconto cash on arrival and adjusted for actual use on the day you leave). The electricity extra for monthly bookings is implemented from January due to the energy crisis. The electricity is also used for heating and hot water (as the solar panel is not sufficient) in the winter and cooling in the summer The kwhs are measured on a meter in each apartment (at arrival and departure for long term stays). We estimate conservatively 200kwh per month for a 1BR and 260kwh for a 2BR The rate E/kwh (excl municipal taxes that are on the base fee but incl VAT) is the monthly average rate from DEI (the largest Greek electricity company) known a few days before the actual month (e.g. the Jan 2023 rate is 0,489E/kwh*1,24 (VAT)=0,61E/kwh). This is paid cash on top at arrival and adjusted based on the actual use from the meter on the day of departure (only for LONG TERM STAYS at monthly rates) Registration Details 00001596296
