Acceptance of Terms: By using the online check-in service, you agree to be bound by these terms and conditions. Check-in is possible from 3:00 pm to 8:00 pm. However, access is permitted after 8pm via self check-in. Please note that, should you require assistance, after-hours assistance will not be available as the offices will be closed. 2. Early Check-in and Late Check-out: Requests for early check-in and late check-out must be communicated in advance and not on the day of arrival or departure to avoid negative feedback, since the cleaning schedule takes place on previous day. The confirmation depends on the availability of the apartment, verified based on the departures and arrivals of the guests. 3. Online Check-in: Online check-in is available from 15 days before arrival up to 24 hours before the scheduled arrival time. The guest is required to provide all the requested information before arriving at the property. 4. Documentation: During the online check-in process, the guest must provide a valid copy of identification and additional information as required by local law. 5. Cancellation Policy: Any cancellations or changes to the booking must be made in accordance with the cancellation policy established during the booking through the portal. 6. Guest Responsibilities: Guests are responsible for any damage caused to the property during their stay. Any damage must be reported immediately to the manager. A security deposit indicated at the time of booking from 200 to 350 euros is required, to be paid the day before arrival or according to the specific conditions of the online portal. 7. Security and Privacy: The information you provide during the check-in process is protected and used only for legal and operational purposes. The documents collected are sent through an IT channel provided by the police headquarters and connected to our data collection system for the detection of residents. The documents are deleted from the system 10 days after check-out and used only for the uses permitted by law. 8. Changes to the Terms: Orea Spiti reserves the right to change these terms and conditions at any time. 9. Applicable Law and Dispute Resolution: For any dispute arising out of or in relation to this document, the parties consent to the exclusive jurisdiction of the courts of Milan and agree that this contract will be governed by and interpreted in accordance with the laws of the State of Italy 10. Failure to fulfill / suspension of services: In the event of failure to fulfill one of the obligations of this contract, the "host" has the right to interrupt the provision of services (cleaning, electricity, gas, wifi). House Rules Dear guest, before booking the apartment, we ask you to carefully read the following rules. While there may not be an in-person meeting, we will do a thorough check after you check out, and may retain part of your security deposit if there are any issues. Please therefore pay close attention to the following instructions: Preserve the apartment and furnishings: The floor of the house is parquet; please avoid using harmful chemicals and carry heavy chairs or suitcases carefully. Smoking ban: Smoking is strictly prohibited inside the apartment. Any violations will result in a penalty of €250.00, partly dedicated to compensating the next guest for any inconvenience. Separate waste collection: Carefully follow the instructions indicated at the bottom of this document where the correct separate waste collection is reported. Severe fines will be charged in case of errors. Security cameras: The condominium is equipped with cameras at the entrance and in the courtyard. Maximum occupancy: The apartment is designed for the maximum number of people indicated on the portal at the time of booking. Request for documents: The documents of all participants must be provided before arriving at the apartment. Undeclared overnight stay: The overnight stay of a person not declared at check-in is a violation of the contractual agreements and entails the immediate termination of the rental with the application of a penalty. Respect for neighbors: Avoid excessive noise so as not to disturb the neighbors. Turning off the stove: Make sure you turn off the stove before leaving. No eating on the sofa or bed: To avoid harm, avoid eating on the sofa and bed. Cooking: Avoid cooking spicy foods that could cause persistent odors. Notification of damage or malfunctions: Promptly communicate any damage or malfunctions to allow rapid intervention. Apartment keys: In case of loss, a cost of €100.00 may be charged for replacing the lock. Cleanliness and order: Leave the apartment tidy and clean. A "standard" cleaning is included, but the cleaning staff may charge €30.00 for each additional hour needed. Check-out before 11:00: Respect the check-out time. Any unannounced delays may cause inconvenience to subsequent guests and cleaning staff. If you need a late check-out, please let us know in advance to assess feasibility.
