The person booking must be a guest, or actual guests added to the reservation (per Airbnb policy). Sleeping Arrangements: •1 King Bed, sleeps 2 •1 Queen Bed, sleeps 2 •1 Full Bed, sleeps 2 Couch sleeping is not allowed for sanitary reasons. Work crew related stays, allowed at 1 person per bed. This spacious duplex features covered parking, a private entrance with keypad lock. Inside you will find 3 spacious bedrooms with storage for clothes, closets and very comfy beds. The bathrooms are sparkling clean & stocked with towels, soap, shampoo, conditioner & body wash. The large open kitchen has tons of counter space & open cabinets to store your food. The laundry room is also large and open, where you will find a full size washer & dryer, iron, cleaning supplies, laundry soap and extra shelves that double as a pantry. We provide a generous starter supply of consumables to begin your extended stay with ease. The living room is extra cozy with a RokuTV for streaming your own services. A sliding glass door opens up to the large, fully fenced back yard. The master bedroom features a king size bed, an additional RokuTV, a walk in closet and private bathroom with double sinks and a shower/tub. Every detail has been thought of for this space, we welcome you to come enjoy it. ------------------------------------------------------------------------------------------------------- IMPORTANT DETAILS: •We require a refundable incidentals fee and routine cleanings depending on the length and nature of your stay, at our discretion. •Please communicate any questions, needs or concerns as quickly as possible, to provide us adequate time to address them. I’m a nearby neighbor and eager to make your stay great! •QUIET HOURS are 10pm-7am This includes loud music, TV or voices both inside and outside. •LAWN MAINTENANCE arrives on Wednesdays, during Spring/Summer months. -If there is a BBQ Grill present, it was left behind by a previous guest and is not maintained by us or listed as an amenity. You may use it at your discretion. *No Animals of Any Kind* This is an animal-free property! If an animal is brought into the property a fee of $400 will be assessed + the cost of any excessive cleaning & damages, and your reservation will be immediately cancelled. *No Smoking* An additional $400 cleaning fee will be assessed for smoking cigarettes, marijuana, vaping, candles, incense, or any other kind of smoking inside. Plus any loss of income as a result of blocking our calendar for remediation of odors. *If smoking outdoors, the doors & windows must be shut and ALL waste must be disposed of properly in waste bins. *No Events, Gatherings or Parties* This is not a gathering property; an additional fee of $400 will be assessed and your reservation will be immediately cancelled without refund. Only registered guests allowed. *No Unauthorized Guests* ALL guests occupying the home must be disclosed prior to check in. For emergency and insurance purposes, we must have an accurate count of all guests on the reservation. Unauthorized guests will result in an added fee of $100/guest/night and a cancellation of the reservation. Visitors of guests are not permitted. *Hazardous Waste* If the cleaners are left with hazardous waste to dispose of after your checkout, a $150 hazardous disposal fee will be implemented. (Ex. Drug substances/residue/paraphernalia, feces, vomit, blood, urine, condoms, needles, cigarette butts) *Locked Storage Closet* This property has a locked closet that is used for storing the owner’s property and is not available for guest use. Any attempts to open the closet, damages to the door or doorknob will result in a $150 fee + replacement cost. *Secure The Home* All doors, windows and sliding glass doors should be locked when the home is vacant and upon checkout. *CHECKOUT INSTRUCTIONS* •Check out is no later than 10:00 am •NO stripping sheets. Leave beds as they are. •Gather used towels into the washer & START 1 load with provided pods. •Load & START dishwasher of dirty dishes. •Empty fridge/freezer of any personal opened food items. (Long term stays) •We do ask that you collect your garbage into the bins & clean up any obvious messes. •The space should be left in the condition found. •Lights off and Lock up all windows and doors! That’s it! Please confirm that you’ve read through this list and agree to these reasonable expectations and rules, prior to booking. We put everything out in the open so there are no surprises when you arrive and you can check in with ease and have a relaxing stay! We are confident you will have an enjoyable stay! Guest access •Guests will have their own parking space in the driveway. One car can fit under the covered parking, and another car fit directly behind it. There is also free street parking available. •Guests have access to the entire home and yard, from 4pm on check in day, to 10am on checkout day. A door code will be sent to your Airbnb inbox shortly before check in time. •Guests are asked to bring the garbage bin to the curb Sunday night, and back up to the house Monday after pickup, if staying over those days. MAIL: Guests staying less than 30 days may not use our address to receive packages or any mail. Other things to note We may require a fully refundable incidentals fee at our discretion. It’s paid separately through Airbnb prior to check in, and returned upon a successful checkout, pending the space is left as found, and without damages, house rule violations or excessive cleaning required. Stays exceeding 1 month will require a midstay cleaning service at an additional rate per cleaning. Please inquire prior to reserving, if you have any questions about this policy. If your travel dates are uncertain, we do advise purchasing the travel insurance. Guests who wish to shorten their stay after booking would be subject to our cancellation policy.
