Description

This unique annexe is a converted barn, attached to the main barn in the idyllic village of Shouldham, nestled on the edge of Shouldham Warren, a fantastic forest with woodland trails to walk, jog or cycle. Enjoy a pint in the award-winning pub the King's Arms. (Both 800m away) This is an attractive, spacious conversion with a double bedroom, living room, dining area/orangery. The Annexe sleeps 4 through a comfortable double sofa bed in the lounge. There is an enclosed garden and seating area. The space Alloway Barn Annex is a converted barn attached to the main house, but offering private accommodation, sleeping up to 4 people with access to two courtyard areas and a large garden offering views over Shouldham Warren. We are located approx 800m from the woodland trails and the award-winning village pub, plus there is easy access to the North Norfolk Coast, Norwich and King's Lynn, as well as numerous beautiful Norfolk villages, National Trust properties and attractions such as Sandringham, Pentney Abbey and Thetford Forest. The property boasts private living accommodation and is accessed via a private two car driveway, leading to the double door entrance of the Orangery/Dining/Office space. Orangery/Dining/Office space: Complete with dining table and chairs and a snuggle chair, we offer some basics to get you started for breakfast that will be found in the arrival hamper. Please note that there is no actual kitchen but we do have a toaster, kettle, microwave and mini fridge, and we can put dishes through our house dishwasher when we are home if you require. Wifi is at full strength and with the natural light it is a perfect place to work, read or write. Lounge: with exposed natural beams and underfloor heating this room has ample sitting space to enjoy a film or take in the view of the courtyard through the double doors. There are two sofas, one of which is a comfortable sofa bed to accommodate a second couple or third person. Hallway: leading to bathroom which is complemented with a touch shower, washbasin and WC. Bedroom: features underfloor heating, double bed with wardrobe, shelving and drawer space. There are plenty of books to read as well! Outside: to the rear of the annex is a large garden ideal for children to play or pets to explore. To the side of the annexe is the first courtyard, complete with fire pit; this is the place to relax with and unwind on the seating area in the sunshine! Please let us know if you would like to use the fire pit so that we can ensure there is gas. Heating: underfloor heating in the lounge and bedroom plus a stand-alone storage heater in the orangery that can be moved around. All linen and towels provided, along with shampoo, conditioner and shower gel. Pets: Dogs are welcome; we just ask that they are supervised at all times whilst in the garden/courtyard areas. There is a small grey bin outside the front of the annexe for dog bags. Free Wifi. Please note that this is a non-smoking and non-vaping property. Guest access Parking is secure and free on the driveway of the property. Access to the annex is via the driveway to the rear of the main barn where a gravel pathway leads to the double door annex entrance. The award winning King's Arms Community Pub/Restaurant is family and dog friendly, it is always friendly with a warm welcome. Other things to note Our dog is very friendly - he will bark when you arrive or leave but is very quiet otherwise and is very used to other dogs staying. There is an excellent short-cut to walk to the Kings Arms in the village; turn right out of the house, then walk approximately three houses down the road to the metal railings that signal a little path. Take the path past the allotment (sells excellent local produce in the Summer and early Autumn) until you reach the 't-junction' of the two paths; bear right and then follow the path and you come out on the village green opposite the pub. You can reach the Warren either by driving to it (around 1 mile - turn left out of the Annexe, then follow the road round bearing left at the t-junction and then straight on into the Warren and down to the car park. There is no shop in the village other than the post-office opposite us which offers sweets, cards and post office services. The nearest corner shop is at Upper Marham, a 2.6 mile 9 minute drive away, or the market town of Downham Market is 5.3 miles and 15 minutes' drive away. This is a rural village; you will need a torch to walk around at night. We supply one.
