Adorable 4 bedroom annex with hot tub

Welcome to 'The Annex' a super hidden gem, tucked away in a rural location but only 11 miles to Southend seaside with 'Adventure Island', 8 miles to Leigh-on-sea and only 33 miles from London. Nestled between the A13 and A127. 'The Annex' is the perfect setting for special occasions, birthdays, families, contractors, hens, stags, holidays, treat yourself time. Take time to relax in the bubbly hot tub. It's important to look at 'other details to note' for rules on events and celebrations. The space The ground floor has a kitchen, lounge, diner area and bathroom/wet-room. The front large green space to the front of the annex is for guests to enjoy. Outside there is an enclosed patio with hot-tub (with gazebo with retractable cover), fire-pit, barbecue, seating and dining area. On the first floor there are 4 cosy bedrooms;- Bedroom 1 - king size bed, TV and en-suite bathroom with a large shower. Bedroom 2 - king size bed and TV Bedroom 3 - bunk bed, 2 standard single beds Bedroom 4 - tri-bunk bed with standard double on base and standard single on top.2 bedrooms have king-size beds. Upstairs there is a main bathroom with a shower and whirlpool bath with LED lights. Guest access Guests have access to the large green space at the front of 'The Annex'. Guests have access to the whole of 'The annex' and rear enclosed patio area. 'The Annex' is attached to the main house by a hallway but is completely self contained. Other things to note 'The Annex' is the perfect place for special events, small birthday events, hens, stags, any small celebration, time to relax. It's very important to discuss with us before booking well in advance what arrangements you are planning. We must be told about extra day guests before a booking has been made. We cannot accept large events on a last minute basis. Any extra day guests and sleep over guests must be added well advance. Large parties are not permitted. We will require a list of first names for all events which have more than the 9 sleepover guests included in the booking. 9 guests are included in the total Airbnb price. After a booking has been made a limited number of extra day guests can be added but this must be discussed way in advance before the event. If extra guests arrive who haven't been paid for then Airbnb will immediately be contacted and the event will immediately be cancelled. Please let us know how many extra guests are attending and we will give you a price for them. A request can be made through Airbnb after a booking has been made. If an extra guest is staying for 2 days or longer then the amount will show this. Also the day guest charge applies even if the day guest is not staying over or only staying for a limited time. Only your 9 sleepover guests included in your booking are allowed to stay for the whole duration of your stay without additional cost. VERY IMPORTANT NOTE! - IF ANY EXTRA GUESTS TURN UP WITHOUT WITHOUT PRIOR ARRANGEMENT WITH US OR IN GREATER NUMBERS THAN PREVIOUSLY AGREED, THEN AIRBNB WILL IMMEDIATELY BE CONTACTED AND THE EVENT WILL BE CANCELLLED! A party speaker is included in the annex or you can bring your own. DJ's are allowed but the PA system must not be too powerful and played at high volume. You can enjoy music but in moderation. If we consider that music and/or your party, is to loud we will ask for you to reduce the volume, and if ignored the event will be cancelled. No security or ticketed events are allowed. No events where your guests are charged for extra items or services (E.G Food and drink), are allowed. Family and friends only in your guest list. Guests who require an earlier check in or check out can do so for £20 per extra hour. This entitles them to an earlier check in of 3pm, 2pm, 1pm or a later check out of 11am, 12pm, 1pm. This is available on a first come, first serve basis, depending upon what other guests have already requested at either end of your booking. We need a minimum of 3 hours to turn around the annex between bookings. Please Note, if you have requested an earlier check in:- We endeavour to have the annex ready for your arrival, but we may still need to be in the annex to finish off preparations for your arrival, please check with us prior to arrival about this. Also - the hot tub has to be drained, cleaned, refilled and then has to reach temperature, between guests, so may not be ready to use by your agreed check in time, please check with us prior to arrival about this. The hot tub will usually be at temperature and ready to use no later 7pm though most of the time, however, this may be later particularly in the winter period. Please note that all of the food Apps deliver to the annex. Our nearby Dominoes pizza does not deliver to the annex but can still be ordered via the food apps and all of the other pizza takeaways will deliver e.g. Papa Johns, Pizza Hut etc There's ample parking for 9/10 vehicles on the front drive to the annex. Strictly no parking is allowed on the front grass area. Parking is strictly forbidden in the stable yard area that you come through when you arrive at the annex, (this is private and does not belong to us) and must only be used for access to and from the annex. Parking is also not allowed in the road or lane outside the property. If you have more vehicles arriving than we can accommodate on our driveway then you will need to arrange for parking elsewhere in the area and ferry your guests from there. There is a nearby industrial estate "Burnt Mills" where this could be done as an example. To find the annex just drive down to the very end of Harrow Road and you'll see 2 brown gates with a white Airbnb sign on them. Stop in front of the brown gates and don't turn down the lane to the right hand side. To the drivers side you'll see a key safe, set the combination code given and then open the key safe and press the button on the key fob inside where marked. This will then open the Brown gates. (Important note: The brown gates do not belong to us and are private property, so the key-safe/key-fob must be used as directed to gain entry. Guests are not permitted to push them open or to gain entry in any other way.) If you have any issues gaining entry, please contact us on the number given. (Important note: On entering through the brown gates there's a stables yard and this is private area that does not belong to us, so must only be used for access/egress to or from the annex.) Once inside turn right and drive up to the annex. Park anywhere on the drive in front or to the side of the annex. We really love hosting and want all guests to have a super, fun time whilst staying, in a responsible way.
