Ballard Suite Spot

We are centrally located in downtown Ballard. Walk or bike to Lincourt, Rideau, Buttonwood, and more. The town of Los Olivos is approx. 2 miles away, a nice, easy bike ride or a short drive. Take a moment to view our posted guidebook for several local dining options, and Bob's Well Bread is within walking distance for breakfast or lunch (open Thurs thru Monday). And of course, we're happy to make recommendations for dining options upon request. The space The Ballard Suite Spot is a private Craftsman-style apartment in the Heart of the Santa Ynez Valley wine region. Located 1/2 block from the renowned Ballard Inn and Gathering Table restaurant, and the historic little red school house; Ballard School. * Queen size bed with firm Saatva mattress * Bedroom has 45" flat screen tv with access to HBO and others. * WiFi access * Bathroom with plush towels and tub/shower, shampoo/conditioner, blow-dryer, and extra toiletries. * Kitchenette/Dining Room with fridge/freezer, toaster oven, drip coffee pot (with French Roast coffee, flavored creamer, and an assortment of teas), and microwave. Please note that the apartment is attached to our house but has a private separate entrance, and separate heating and AC. We are here if you need us. Otherwise, you have complete privacy. -Meals not included. Guest access One parking spot is provided on-street, near the entrance to our driveway. There is a sign on the wood fence "Parking for Ballard Suite Spot". Guests also have access to a small private side yard with Adirondack chairs, a table, bike rack, and a BBQ on request. Other things to note IMPORTANT INFO -We charge separately for Santa Barbara County bed tax, currently 14% of your room rate ($24.50/night). Just prior to your arrival we send a request for the tax. We do not increase your room rate in order to cover the tax, thus your Airbnb service fee (and mine) is based solely on the room rate itself. *Please note that we never charge our guests an additional "cleaning" fee if the property is left in good shape. -We are a NON-SMOKING property (nowhere on the premises). Smoking violates our House Rules and you'll be charged a damage fee. -No Bicycles are allowed inside the apartment. We provide a bike rack on the patio. Please come prepared to cover your bike(s) and secure as needed. -One parking space is provided on-street near the entrance of our driveway where a sign is posted. However, guests may park directly in front of the apartment in foul weather and anytime for ease of loading/unloading. -The apartment has heating and AC. Windows are double pane and have louvered blinds throughout. During the summer months, guests are asked to close windows/blinds during the heat of the day and open up in the evenings. The apartment will remain quite comfortable and very little AC is needed.
