Powder House Hill Cottage rests on one of the trails of the Powder House Hill Trail System and is only 3/4 mile from downtown Farmington (and the University of Maine Farmington) with all its eateries, unique shops, bookstores, thrift stores, local art stores, and antique shops. Come enjoy Farmington's small town vibe! Sidewalks will lead you all the way to town! Or you can take the long way through the wooded paths .... The space Small and cozy at just under 400 sf this minimalist farmhouse style apartment has everything you could possibly need! Powder House Hill Cottage features: Location is trailside in the Powder House Hill Trail System right in the village of Farmington, Maine....Walking,Hiking, Snowshoeing, Sledding, Crosscountry Skiing, some Snowmobiling, Mountain biking, Running, ..! 3/4 Mile South is our wonderful downtown Farmington! Welcome!!!! Please make sure you leave time to stroll downtown...(There are lighted sidewalks all the way to town on a major roadway, you can also get downtown through the woods-trails, but please mind that SNOW in Winter makes the journey a little more difficult!) Private front and side entrances for exclusive access to AIRBNB Kitchenette with just about everything for cooking basic to medium difficulty meals - 10.1 cf fridge, stove with oven, kitchen sink, and some counter space! And if you need a specialized kitchen item that is not provided ...breadmaker, rice cooker, crockpot, ?? just ask! Keurig Coffee Maker with a few K-Cups to get you started, but also a traditional drip Mr Coffee and a French Press. Electric kettle for tea... Cozy Bedroom - has a Queen Sized bed and views of the wooded trails. Large backyard for AIRBNB use only with Adirondack Chairs with views of the foothills in Winter. Living room with new Smart TV! Full traditional bathroom with combined tub/shower. Cable Wifi with very high speeds ! Couch long enough to nap and leather swivel recliner - comfort!!!!! New minisplit this May in addition to regular heat for full air conditioning throughout unit! Plenty of Parking Things to know: Powder House Hill Cottage is a side-by-side duplex - we live on the other side of the AIRBNB! Cottage is on a private dirt road right off a main road. it is plowed and sanded in Winter. Expect possible snow or ice November through April and mud in Mud Season March-April. Easily passable with 2wd year round -- you just might not want to bring your Lamborghini. When snow conditions are just right, the snowmobiles come zipping down Powder House Hill - mostly on weekends and sometimes as late as 10pm- its fun to watch the enjoyment they are having but can be loud. Guest access The whole AIRBNB is yours alone; Living room with kitchenette, full bathroom,and a bedroom with a Queen sized bed. Fully private entrance and private backdoor to the backyard. The backyard is for use specifically by guests. Driveway is shared between us and AIRBNB guests. There is an AIRBNB parking spot just outside the door and more parking available at the end of the driveway. (The front yard and other side of the duplex is occupied by me and my family.) Other things to note *This is SNOW country!! We have a snowcovered dirt road in Winter but its relatively flat! Please be prepared for snow if you visit between November and April with conditions of roadways and travel that rapidly change. That being said - we are here to help you if you are inexperienced with snow!! And then - March - April is Maine Mud Season. Road can get muddy. Always passable with 2wd - but can be a tad messy! *We live right in the same building but completely separate apartment! *We try to not do laundry when we have guests cause the laundry room is right next to this apartment and you may hear it churning! But sometimes it needs to be done - if it at all bothers you just text me! *They are adding on the the elderly housing building below my house but behind the nursing home (you cant actually see it but I know they are there) and using the access road next to our road and parallel to it for their construction vehicles - their signage has made us look like we live in an Industrial Park :( but besides that -- as of yet the construction hasn't caused any added noise or disturbance.
