Barn Conversion Near Helmsley

Our recently finished one bedroom barn conversion has amazing views over the Howardian Hills Area of Outstanding Beauty and is set on our smallholding here in North Yorkshire. The cottage has a contemporary feel and sleeps two in a kingsize bed. We welcome two dogs to stay with you and there is a fully enclosed secure rear garden. The kitchen and bathroom are fitted with good quality fittings and include a dishwasher, washing machine, tumble dryer, freezer, fridge, cooker & hob. The space Hallway You enter The Roost into a small hallway which leads to the Bootroom. A flight of 6 stairs then take you up to the Kitchen, Dining and Living Area. Boot Room Fully fitted storage cupboards with a washing machine, tumble dryer and a full height freezer. There's room for coats, boots and doggy stuff, including towels, throws, spare leads etc. and the hoover. Kitchen, Dining and Living Area With its high beamed ceilings, Karndean style flooring and a door to the garden, this open plan area is fantastic for you to spend time together and enjoy the views from the sofa. The fully fitted and well equipped kitchen at one end includes a fridge, dishwasher, electric oven and hob and a microwave. The dining table comfortably seats two plus a high chair if required, which on arriving at The Roost will be set with fresh flowers, fruit and a Welcome Hamper for all to enjoy. The Living area is equipped with a 32” flat screen TV with free view and DVD. There is a choice of books, maps, games and DVD’s for you to select from. Outside A secure outside lawned garden which overlooks fields and the Howardian Hills, with table and chairs for two and a gas BBQ. This former barn stands between a working farm and adjoins another cottage and the owners’ home, it is set on the edge of the village of Oswaldkirk. Bathroom A large fully tiled walk-in rainfall shower, hand basin, wc and a heated towel rail. Fully tiled floor with under floor heating. King Size Bedroom Can sleep up to two people. Modern and cosy bedroom with a triple wardrobe, chest of drawers, bedside tables and a cosy chair and footstool. Guest access North Yorkshire is a very dog-friendly county, with lots of open spaces, easy walking and sandy beaches. We have set out to provide a modern, clean, comfortable and dog-friendly accommodation where our guests can holiday with as many well-behaved dogs as they wish to bring. We provide dog beds, bowls, dog biscuits, throws and dog towels. There is no extra charge for you to bring your pets on holiday too! We have a games room available which is a shared space. Other things to note We also have another cottage on site available to rent, it's listed here as 'Converted Barn Near Helmsley'. It sleeps up to 6 people in two bedrooms and is a great addition should you want extended family or friends to holiday with you but who still require their own space.
