This magnificent country property, complete with an award winning heated pool complex is set high in the chiltern hills, bordering an area of outstanding natural beauty yet located only half a mile from the London Underground Met Line and Waitrose! Explore acres of orchards, formal and walled gardens, a lake, pergolas, and wild meadows, surrounded by ancient woodland and farmland. Escape to heaven in this spa like tranquil retreat. Leave your stress behind and visit this high tech masterpiece. The space Hollybush barn and pool house can sleep 10 guests in comfort. (We can accommodate further guests), usually children by providing inflatable double beds, which are quite comfortable and work well (but obviously these take up space). When requested, we also provide Egyptian cotton bedding for them. There is a charge for extra guests. It is worth noting that extra guests cannot sit in comfort around the main dining room table, because it is made for 10 guess, (but we have made up something previously which works) There is a King size bed in the upstairs bedroom, which also has a 55" Samsung smart TV and Apple TV. Guests can use Netflix and Amazon prime movies, and also have access to our vast library of Apple movies and TV shows on any of the Apple TV Boxes. There is a powerful Sonos airplay speaker located in the lounge. The upstairs bedroom has an ensuite full bathroom, most of the windows have electric privacy blinds installed. The second bedroom is on the ground floor in the old granary which is linked to the main barn. It has a Super Kingsize bed (6 feet in width) It has a beautiful view into the walled garden, and has electric privacy blinds installed. This bedroom has a lovely antique desk, worklight and chair, making it an ideal place for catching up with emails. There is a third double bed situated on the upper Gallery, and also a small 4'3"double which can be tight to get into from the sides, however the gallery really is the loveliest of places to sleep while gazing both up and down at the period features, ancient oak beams and the living room below. The second and third bedrooms share a 3/4 bathroom with a large shower cubicle. It has an illuminated wall mirror and cabinet as well as an illuminated magnifying make up mirror. An electric privacy blind is also installed. The fourth sleeping area is in the pool house. We have recently installed a lovely double size sofa bed, just purchased from John Lewis. it is fitted with twin mattress luxury toppers for extra comfort. It transforms effortlessly between a sofa and a very comfortable double bed, although we now leave it in the bed format. All of the beds are fitted with mattress toppers and linen of Egyptian cotton. High quality towels are provided. The pool house is equipped with electric privacy blinds, air conditioning, underfloor and inverter heating and Apple TV. It has a three quarter bathroom with a Swedish Tylo shower, not a bath. There is also a separate Kitchenette equipped with various cupboards, a sink, Kettle, and fridge freezer, hob, and other equipment. The pool house benefits from having underfloor heating throughout. All of the bedrooms and sleeping areas have ample storage space for both hanging and folded clothes. The barn has a very large lounge with tall windows and a full height beamed and vaulted ceiling. The dining area can comfortably seats 8-10 adults. The barn has central heating throughout. There is a truly spectacular open fireplace which can be enjoyed in the colder months. (Please note that there is a charge if we provide logs and burning material) Guests can relax on the custom made sofas or the Classic Maralunga sofa, while listening to music or watching a movie on the 65 inch Samsung TV. In addition to Netflix and Amazon prime movies, our vast and up to date library of films on Apple are available to view free of charge. There are electric privacy blinds installed throughout the entire lounge area. The kitchen is fully equipped with mainly Miele appliances, and is fully functional. We have tried to ensure that anything required is available for guests. There is a Nespresso standard pod coffee machine and a Severin milk frother. The kitchen is also equipped with electric privacy blinds and retains some classic period features and furniture including an Oak 17th Century gate leg table and settle. There is a portable Sonos "Roam" speaker which is usually located on one of the worktops, or in the pool house. The Swimming pool complex is truly spectacular. The entire pool is finished in grey granite stone with stainless steel fittings. The shallow end is 1 Metre deep, sloping down to 2 .1 meters at the deep end, and just over this at the deep centre drain. The pool is 50 feet in length and always warm, ranging from 89-95 degrees F. The fluctuation of temperature depends on the weather and outside air temperature. It’s colder in winter and warmer in winter. Our pool holds 129,600 litres, which is enough water to fill 864 average-sized bathtubs, therefore the pool temperature cannot simply be turned up and the heating is operating 24/7. See further info in “other details to note”. The pool temperature can always be provided upon request. The pool is fitted with a lockable Elecric/hydraulic safety cover. The hot tub is an all Teak double wall waterfall design. It has 2 sets of therapy jets and an aerator. The temperature can be set up to 104 degrees although 102 is recommended. The pool is functioning all year, the filtration system operates 24/7 and sanitation is kept well regulated, The hot tub is operational and heated all year. Both the pool and hot tub have crystal clear water, the chemical levels are checked and adjusted daily. There is a hot and cold outside shower, (not operating all year when freezing may occur) a comprehensive amount of outdoor furniture, 2 hammocks are also available. The entire pool area has a very substantial custom designed sound system. There are speakers and burial sub woofers located around the pool. An extra transportable PA Sub woofer is on site and can be made available available in dry weather subject to our discretion. All outdoor audio equipment is subject to being kept at reasonable volume levels. The pool house has double aspect glass doors with internal electric privacy blinds installed, bifold doors can be opened out towards the hot tub. Everything about the pool area is designed for relaxing in complete luxury. Please read and follow the pool rules which are made available upon booking or beforehand if requested. In order to comply with our insurance, everybody wishing to use the pool and/or hot tub must sign a liability waiver. This can be made available upon request before booking or check in. (please see "Other details to note") Guest access The barn and pool are situated in the grounds of Hollybush Farm which is a gated property. The barn is a totally private and separate detached building with extensive free private parking. The pool complex is completely private and not overlooked. guest booking this property have the private and exclusive use of it. Guests are more than welcome to explore the extensive gardens and grounds of the property which extend to 12 acres of formal gardens, orchards and fields. We ask guests to avoid using the main house courtyard, lawn and patio of Hollybush Farm. A detailed map of the property is available upon request and which is sent to guests after booking, which shows any private areas to avoid. Other things to note Please read through this information: This property is priced at an inclusive price for the first 2 guests. After this, there is an additional charge per guest which varies according to season. The full cost of booking will be shown at checkout when all guest numbers and pets are added before a booking is confirmed . We always respect the privacy of our guests. Hollybush farm and barns are part of a country house estate. the hosts and their pets live in the main farmhouse (which is totally separate and detached from the barn and pool) Somebody is almost always on hand if needed. The barn and pool area have certain equipment which uses various remote controls and applications, therefore a certain basic knowledge of technology is required. Everything to operate this equipment is provided and an explanation given on its use, there are also video clips available which can be sent. Guests will need to have a basic knowledge of how to connect devices to Bluetooth and airplay in order to stream their music to our systems and speakers. They will have to use remote control for such things as TV, Apple TV, air conditioning, Somfy window blinds, Etc. We provide a guest iPhone which is used to stream music to the external sound system around the pool and also to operate the pool house privacy blinds. Guests are also reminded that the property is situated in the Buckinghamshire countryside. There is an abundance of wildlife here including Deer, Badgers, Foxes, Squirrels, Glis Glis, Owls, Bats, Ducks, Etc. Some of these animals make a noise at night. Between the months of May to September, it is possible that we will have Glis Glis in some of our roof spaces and that they will be active mainly at night, these are a partly protected species of fruit eating edible dormouse, and they look very cute. They sleep for around 5 months and wake up around May. if we have them, they can move around and make a scratching noise. if they arrive this year, we have to get a company in to catch them. they are harmless, but noisy. We have a pet Border Collie Dog named Lily who is typical of the breed and loves to try to play, bark and herd people, she loves to play football and will do this all day long. we normally keep Lily in the rear garden and fields. We also have a very tiny black teddy pomeranian. if any guests would like to be introduced to our pets please ask, if any guests prefer to have no interaction with dogs, please let us know and we will Lily away. Any guests who will be using the swimming pool and hot tub will need to have a safety briefing or the person booking must have one and pass over the information to other guests in the booking. Everybody using the water facilities will need to sign an indemnity. The indemnity is a requirement of our insurance and points out the risks involved with the use of a swimming pool. There are pool rules which must be read and adhered to. It is important that guests understand that they swim at their own risk and that there is no lifeguard on duty here. The pool rules document can be forwarded upon request and relates almost entirely to safety. From time to time, and because of the nature of the property there will be some things which are not working or awaiting repair. We will make a note in this section of any important things which are awaiting repair, and try to keep it reasonably up to date. Anything not working will always be repaired as soon as possible. Important Items currently awaiting repair: none Items which are chargeable: Firewood is charged at our cost of between £20 to £40 per large box depending on weight. We provide fire lighters and kindling wood included BBQ consumables are chargeable The Gas BBQ can be used if requested in advance in order to ensure we have gas and that the unit is cleaned. It can be used without notice however we cannot guarantee the grills will have been cleaned since last used. We usually have a supply of gas here and all BBQ tools. The listing price includes guest up to 2 in number, additional guests are charged £40 per guest per day and this is calculated in the booking process. Guests over the property limit can be accommodated but the same charge will apply to them. Please bear in mind that when guest numbers exceed 10 in number, everybody will not be able to sit comfortable around the dining table and will have to use alternative seating of which there is plenty. We respectfully ask that guests using wash in, wash out hair dyes do not use the hot tub, as the dye stains towels and bed linen. If any guest wish to have hand towels for removing make up, these can be provided. There is a hot and cold water outside shower (not operating from mid November). Guests using the hot tub or pool, must abide by the pool rules and sign a document acknowledging that they agree to abide by these rules before entering the pool and hot tub area. The rules relate mainly to safety, there is no lifeguard on duty and anybody using the water facilities do so at their own risk. The pool rules can be made available upon request before booking and are provided for signing upon booking, together with comprehensive property information. Check in time is from 4.00PM and check out time is up to 11.00AM but it may be possible on occasion, to check in and out with an extra hour of flexibility only if possible and arranged beforehand. Please note, we may require up to 3 hours notice in order to prepare the property for same day bookings, please message to confirm. The pool and hot tub are always serviced between bookings. Please note ***part of the pool rules states that absolutely no food or snacks can be taken onto or consumed anywhere on the pool patio, including at the tables on the patio area, this also includes nuts, crisps etc. this rule must be strictly abided by***. Drinks are permitted. The barn has a private garden area with a large table and chairs. There is a dining table inside the barn which seats 10 guests. If guests want to use the fire basket, we can provide logs and everything required to use it for an evening at a cost. We are happy to consider accommodating additional guests (over 10 in number) subject to discussing the sleeping and dining layout. Any additional guest staying overnight will be charged at the rate of £40 per extra person, per night. If the booking has a minimum amount of nights, extra guests have to pay for all the nights of the booking even if they don’t stay for each night. We respectfully ask our guests to read and distribute the property information which we send to them and to ensure all members of their group read and take note of this information. Day guests are usually allowed subject to prior permission and numbers. A charge may be made for day guests, and they will be charged for using the water or other facilities. It is essential that everybody using the pool or hot tub agrees to abide by the rules and that their names are added to the pool rules indemnity form. All of the above is to ensure the enjoyment and safety of our guests. The usual opening hours of the swimming pool are from 7.00am till midnight. The pool times can be varied upon request in writing via message or on the Airbnb app. The pool will be closed in the event of there being any unauthorised guests present. If guests become unreasonably rowdy or noisy or fail to abide by the pool rules. We require that the booking guest provide a valid ID and proof of Current address. There are a few items of gym equipment in some of the pictures but this is no longer in use. There is a gym within walking distance of the property. From October/November till March/April the pool can only be open when actually in use, unlike in the swimming season when the cover will be left open continuously. The pool is heated all year. During cold or windy weather, the electric pool cover must be closed between swimming sessions. In Winter, the pool cover will always be closed late evening unless by prior agreement. The pool cover will not be opened on the morning of checkout if leaves or rain are on the cover or patio area. In colder months it will be closer to 88, and moving through summer will be closer to 94/5 degrees. 1. Private Swimming Pools (Holiday Rentals & Airbnbs) Private pools in holiday homes are usually kept warmer than public ones to ensure a luxury experience for guests. • Indoor Private Pools: Typically kept at 28°C–30°C (82°F–86°F). This is considered the "Goldilocks" zone—warm enough for children to play for hours without getting cold, but still fresh enough for a few laps. • Outdoor Private Pools (Heated): Usually aimed at 25°C–28°C (77°F–82°F) during the rental season (May–September). ◦ Note for Guests: In March/April, these pools may struggle to stay above 22°C (72°F) unless they have high-end heat pumps and a heavy-duty cover. • Outdoor Private Pools (Unheated): In March, these will be approximately 7°C–10°C (45°F–50°F). They are essentially unusable for leisure until June. 2. Public Lidos (Outdoor Public Pools) UK Lidos are iconic but vary wildly in temperature. • Year-Round Heated Lidos: High-end lidos (e.g., London’s Hampton Pool or Bristol Lido) maintain a steady 28°C (82°F) even in winter. • Seasonally Heated Lidos: Many open in spring and aim for a bracing 21°C–24°C (70°F–75°F). This feels very cold when you first get in but is comfortable once you start swimming. • Unheated Lidos/Ponds: These follow the natural climate. Expect 6°C–10°C (43°F–50°F) in March, rising to 18°C–22°C (64°F–72°F) in a peak UK summer. 3. Commercial Indoor Pools (Leisure Centers) • Standard Public Pool: 28°C–29°C (82°F–84°F). Designed for general family use. • Competition/Fitness Pool: 25°C–27°C (77°F–81°F). Serious swimmers prefer this as it prevents overheating during training.
