Entertainment Featuring two newly remodeled verandas with amenities. They are situated on each side of property and suitable for year-round enjoyment. Veranda - Spacious deck with authentic-pine high ceilings, unimpeding stainless-steel pillars, weather-proof wood flooring and exterior glass railings amidst a backdrop of breathtaking views, breeze and heaven. Features outdoor grill area and kitchenette. Made to enrich immersion in the region’s cultural-customs for those who seek it and to provide a means to recreate authentic-cuisine experiences time and time again. The vintage-inspired masonry wet bar and grill includes granite counter tops, cabinets, open-shelving and a clay sink all encircling a large charcoal grill and simple-switch oven (availability varies) with secure door and latch for easy access. Sunroom & Veranda 2: While the first Veranda is an entertainment haven perfect for summer sessions with friends and family, nestled near the bedrooms in a more private space is a modern glass-enclosed sunroom. Direct access door to hallway and door leading to outdoor patio section. This indoor convertible area is a unique treat for guests looking to work or conduct business, especially for extended country visits. Here is why: It’s artfully-adaptable layout makes it easy to customize use and design. The complete wall-to-ceiling glass enclosed structure emphasis a bright, unrestrictive, and casual charm. With discrete entry, unique composition, and seemingly cozy privacy, the space is made for a perfect office space, exercise and meditation room, movie theater, a secure play arena for children, or simply your own sanctuary to create and recreate(long-term bookings). This space can get cold in the winter, only space heaters are available. We pre-arrange with qualifying bookings (varies) to provide general accommodations to personalize space prior to arrival. We provide specialized setup service. Guests may provide details of desired space, and we will provide cost of furniture or accessories prior to arrival with minimal service fees. We waive service fees if guest donates furniture to one of our local non-profit affiliates after use. Set up as is, seating comfortably accommodates 7+ people in enclosed space while room and patio gatherings can fit 20 guests with ease. (Numbers are provided to demonstrate the size of the spaces respectively. The number of guests on the property are not permitted to exceed the number of people provided by the guest upon booking). This is the amount included with each booking and payment made upon booking covers this expense. Roll-over: For reservations of 1 week or more, any unused dollars will "roll-over" (i.e if a guest uses less than the allocated amount, it can be used to cover time(s) when/if guest exceeds the allocated amount). Host does not make any payouts or refunds regardless of total guest consumption during their stay. Exceeding electricity allowance: In the event that a guest exceeds the $100/month energy (i.e electricity, solar gas) allowance, guest(s) are responsible for the additional charges. For example if the host receives a bill for $110, the guest is required to pay an additional $10 to cover the charges. The host will inform the guest and submit a request for payment in a timely fashion which is determined based on the length of booking term. Guest has 7 days to make submit the payment to the host or guest may elect to have the host submit to Airbnb dispute resolutions or deduct the amount from the security deposit which will be reflected at the end of the booking term. Inquiries: Guests staying 1 week or longer may request the status of usage and billing from time to time. If host deems circumstances warrant such information be provided, guest will receive an update within 3 business days. This will only be provided upon request. Although we always do our best to accommodate guest requests, we ask guests to use best judgement on the need/frequency of such requests. Other: This is a generous allowance, on the high-end of country use averages. Guests do not have to monitor their every move. We recommend, turning off appliances and units (lights, air condition, heater etc.) when not in use or when guests are not home. Another tip for larger parties is to dry wet clothes on the laundry rack provided. During warm weather, this is a simple alternative to the dryer in order to reduce consumption. One or two loads of laundry will not put you over the $100 monthly allocated allowance. But, for example, if 8 guests each use the washer and dryer for one load of laundry every day this will begin to add up. Please reach out to host if you have any questions or requests. **WATER: Water is delivered on Tuesday (this may change without notice). For long term bookings inquire with host. If guest requires additional water to be supplied in between delivery service host will contact a private company and fulfill guest request as soon as possible. Guests are responsible for any and all charges for excess water and delivery service which they can make directly to vendor upon delivery. **WASTE & DISPOSAL: The designated trash bin for the neighborhood is located on the street. It is collected regularly by city service. Please throw out trash as frequently as possible. **CLEANING: Long term bookings require regular cleaning and is included in guest payment. Host will coordinate a time suitable for guest for cleaning to be preformed. Guests that require additional cleaning or related services are to make arrangements with host. Host only permits approved service providers. Any fees associated with additional cleaning requests will be communicated by host and approved by guest prior to performance. Guest can make a payment for service upon completion.
