Villa Selva is one of those places that rejuvenate the spirit. In the warm season, when nature bursts into a kaleidoscope of colors, the chirping of birds cheers the tranquil countryside. In the silence of the night, you can hear crickets or a lone frog in the pond. Early in the morning, if you're lucky, you might spot a squirrel, a hare, or a deer wandering in the park. In autumn, the foliage of the woods is a spectacle. In the colder months, the warmth of the fireplace is a pleasure. The space The house is a large living unit: one wing is occupied by the owners, the other wing is available for guests: an entire accommodation (200 sqm) exclusively for your family or group of friends. The apartment is on two floors, including three bedrooms, a spacious equipped kitchen, and two bathrooms. In winter, the large living room can be heated by a romantic fireplace. The charm of the home lies in the details of the decor: an extraordinary journey through memories, a tribute to a bygone era. Each object is a fragment of a family story destined to remain in the hearts of those who stay there. The property spans a 20,000 sqm park, an oasis of greenery that includes a pond, a vineyard, an organic vegetable garden, and fruit trees, offering a genuine immersion in nature. For relaxation and outdoor fun, guests have access to a spacious covered area in the garden with seating, a pizza oven, and a wood-fired grill, perfect for convivial dinners under the stars. Guests can enjoy the company of friendly pets: free-roaming chickens and dogs and cats that love to socialize with visitors, making their stay even warmer and more welcoming. Guest access MUNICIPAL STAY TAX In the Municipality of Agrate Conturbia, staying in a lodging facility, such as ours, involves the payment of a municipal stay tax. This is not included in the amount paid through the booking portal and is applied as follows: - EUR 2.00 per person per night, for the first 6 nights of stay. Applicable from the age of 6 years. - From the seventh consecutive night onwards, no tax is applied. - Children under 6 years are exempt. The tax payment will be made at our facility upon check-in and will be handled directly by the owners. A regular receipt will be issued. Upon request, we can provide the municipal document related to the stay tax via email. Other things to note Agrate Conturbia is a small center in the Novara area (1,500 inhabitants) surrounded by woods and fields. It is only a 25-minute drive from Malpensa Airport. The place is famous among golf enthusiasts, attracted by the 27 holes at Castelconturbia. The golf club is located on a site where, as early as 1898, there was the only course in Piedmont when there were only two in Italy. Nearby, there are also the golf clubs of Bogogno, Arona, and Stresa. Just a five-minute drive from Villa Selva, you can reach a place where nature reigns wild: the La Torbiera Wildlife Park. It is a protected natural area, partially open to the public. It was established in 1977 with the aim of preserving some endangered animal species. Walking around the swamp is an unforgettable experience. Worth visiting in the town are the Romanesque baptistery (12th century) and the parks of the castles of Agrate and Conturbia. FOOD AND WINE You should try the typical cuisine offered by local restaurants, such as the classic paniscia, a risotto enriched with beans, cabbage, and salame della duja.
