This spacious, multi zoned home is fully air conditioned and features a games room, large fully fenced back yard, north facing balcony & FREE Wifi. The space Families of all sizes will love the two living areas, separate kids' space, games room, an open kitchen and dining area leading out to an elevated north facing back deck, perfect for alfresco dining. **Best of all, walk to the pub, cafes and boutique shopping of Cowes village. If you still need to check in to work, there is a desk in the Queen bedroom and NBN wifi. KITCHEN Includes a filtered water tap, coffee machine, microwave, oven, cooktop, dishwasher, all cooking utensils and extras such as rice cooker, sandwich press, salad bowls, platters, frying pan and saucepans. LIVING ROOMS - Living Room 1 - has 2 sofas, a 65in Smart TV. - Living Room 2 - has 2 sofas, lounge chair and additional kids play space with games, toys, train set, bean bags, books, kids table and chairs. BEDROOMS (3 + Loft) - Bedroom 1 - King bed + 2 single beds (trundle) , WIR, ensuite and split system. - Bedroom 2 - Double bed + single bed, wardrobe, study desk and split system. - Bedroom 3 - Queen Bed, wardrobe and split system. - Bedroom 4 - is downstairs and has a king single bed. It is located off the living room. **NOTE: All requested beds are supplied with doonas, pillows, pillow cases, sheets, together with mattress and pillow protectors. All linen is provided: the cost of which is part of the cleaning fee. Towels are provided for the number of guests. **Non-required beds have no bedding so please make sure your guest numbers are correct. BATHROOMS (3) Plenty of storage & great water pressure! - Featuring a large family bathroom with spa bath upstairs. - An ensuite off the main bedroom. - A full bathroom downstairs with walk in shower, vanity and toilet. GAMES ROOM Just off the laundry, a games room has been set up in the garage - with air hockey, foosball, darts board and comfy chairs. BACK DECK The north facing back deck leads off the dining area and has a table seating 8, a comfy lounge setting and bbq. AIR CONDITIONING Each of the 3 bedrooms has it's own split system and there is an additional split system unit in the combined living dining area downstairs. PARKING Three car spaces in driveway - please do not park on the grass. BOOKING MINIMUMS 2 NIGHT minimum, except for: - School Holidays - 3 night min - December and January - 3 night min - Moto GP - 4 night min - Easter, Christmas & New Year period - 4 night min NO PARTIES Please note: No schoolies, buck’s nights or end of season football/cricket trips. INITIAL PROVISIONS We provide initial provisions including toilet paper, hand wash, laundry and dishwashing detergents, garbage bags and basics including coffee, sugar, salt and pepper. If you run out of any items, you will need to purchase your own from the local shops. PETS ALLOWED. One dog is allowed outside only, with prior approval from the host. No cats please. Guest access House and Garden. Other things to note HOUSE RULES 1. This is a SMOKE FREE property please. 3. NO PARTIES - please consider our neighbours - no loud music after 10pm. 4. REGISTERED GUESTS - Rates and linen are provided for the booked number of guests. Please contact your host should you wish to add additional guests to your booking. 6. PETS - One dog permitted, with prior approval, outside the house. To comply with holiday house registration, unregistered guests or loud parties will be grounds for immediate termination of the booking with no refunds or deposit returned.
